For over a year, I lived in a 14-story tall old residential building owned and operated by Hollyburn Properties Limited in West End, Vancouver, Canada. The apartment was advertised as a one-bed room apartment, but in fact it was just a bachelor with a partition wall put up by Hollyburn. I decided not to renew my lease after 12 months. A property manager was heard saying to the onsite resident manager that,” You can show the apartment every day.,” during a pre-vacating routine inspection. Hollyburn scheduled more than a dozen viewing appointments at inconvenience to us. Hollyburn uses * ***** ******* ****** to maximize its rents at the inconvenience of rent paying tenants like me. * **** ******* **** **** ** *** *********** ******* **** ************ ********* ** ********** Hollyburn required me to clean the apartment before vacating according to its specifications. Nevertheless, when I moved into the apartment it did not appear that it had been professionally cleaned nor Hollyburn had shown any proof such as receipts. I noticed that most cleaning tasks were carried out by the live-in handyman and his wife, the resident manager, but not professional cleaners which could not have justified the itemized charges as these were a part of their jobs as employees of Hollyburn. *** **** * *** *** ******** ********* ************ ****** ** *** ******* ******* ******* *** *** **** ***** ******* *** ** **** ******** *** ******* ******** ****** ** ***** *** ******** ***** **** ** ***** *** ******* *** ********* ** ***** **** **** ************* ** ******* ********* * *** *** **** ******** ******** *** ******* ******* ******* **** ** *** ******* * *** ** *** *** * ******** ***** **** *********** ***** ***** ***** ****** *** *** *********** ********** ** ******** ***** **** ********* Yet, my worst experience was that one of the two elevators in my building was out of service for almost 3 months. Hi ****,I would like to take this opportunity to apologize to you, as you have expressed that you did not have a good experience renting with Hollyburn. We pride ourselves on customer service and it is unfortunate we did not meet your expectations. In terms of our operations, we do re-invest in the properties and in this case, there was some elevator work done during the first month of your tenancy. The building has two elevators and therefore we did undergo the necessary work to correct the one elevator. After the initial month, there was some follow up work done on the elevator with a few short interruptions in service, but that has been repaired and there have been no reported delays since June 2023.Regarding the showing of the suite, we did have a lot of interest in the unit and did provide you with as much notice as possible, while always following the Provincial guidelines. We try our best to limit any inconvenience to the current Residents, however it can be difficult especially when one prefers to be home and present during showings. As the unit offered great value, there was a lot of interest in the unit and therefore the dozen plus showings of the suite . After my discussion with you where you expressed your concerns with the amount of traffic thru the unit, we did put all the showings on hold to accommodate your schedule. In addressing the concerns regarding the cleaning of the unit, we do provide a move out checklist in advance in order to avoid any surprises that *** occur during the move out process including the final inspection. We have found over the years that being transparent about the requirements is always the best approach in the process. As for the cleanliness of the apartment, I am confident it was spotless upon your arrival. In looking at the move out report, there were no charges for cleaning on the report and your deposit was returned in full plus the applicable interest, which highlights that the specifications provided by Hollyburn were met by you. The staff at the building are two of the very best in the industry and have been acknowledged for years for their outstanding customer service, dedication to the Residents as well as the cleanliness of the building. The unit was prepared for your arrival by the team, and we stand behind their work both in the preparation of the unit for you, as well as the new Residents moving into the unit. The Resident Managers have always put the needs of the Residents first and we have always appreciated how they go over and above to make sure each and every Resident is happy with their home.Should you have any questions or further suggestions, I am always available to discuss them as we are always looking to improve on the current model in place.Thank you once again for you making Hollyburn your home for a year.Customer Response

First, it appears that Hollyburn Properties' responses have only confirmed my contention of false advertisements given there was high demand or traffic of viewings but no takers or renters (i.e. most viewers recognized it was not a one-bedroom but a bachelor) all at the expenses and inconvenience of rent paying tenants by employing a Dutch Auction scheme to maximize rent and profit.Second, Hollyburn Properties did not address my contention of charging vacating tenants various professional cleaning fee rates while the actual work was performed by non-professional cleaners but its own fixed salary employees. Hollyburn Properties did not show any receipts from professional cleaning services which was nothing but short of extortion.Third, there were other safety related issues that put its employees at risk which I witnessed. But due to BBB's policies and procedures which prohibited me from revealing them in this comments.Review from Sarah P

I'm shocked to find that Hollyburn Properties, the company whose actions spawned the word "renoviction," has an A+ rating on the Better Business Bureau.I was a long term tenant in a building that was bought by Hollyburn. Where previously there had been no problems with the building management, suddenly there were a multitude. New tenants paying high rents were allowed to play loud music despite complaints from other residents; meanwhile a senior who had a loud alarm clock because of hearing difficulties was cited for noise.The building had, unfortunately, developed a mouse problem, which Hollyburn tried to lay on my doorstep and threatened me with eviction. It took a complaint to the city, and getting a city inspector to say the problem was not tenant caused but actually because of issues with the building owner, before they'd back off of that.If anyone is reading this and you have a reasonable choice to live somewhere other than a Hollyburn building, I'd urge you to take it. ** ****** ****** ****** ********** ********** **** ***** **** ************ ********* ******** *** *** *****Hollyburn Properties Limited Response

At Hollyburn Properties we always do our very best to make sure that the living experience for the Resident is a great one. We continue to invest money in the buildings each and every year to make sure they very well kept, and a great place to call home. I am disappointed to hear that this particular Residents experience was not a positive one. However, we have made many improvements at the building in question over the years and will continue to do so moving forward. We always welcome feedback from our Residents and pride ourselves and having very professional onsite staff at all our buildings.In reviewing the history of this particular past Resident, it should be noted that they have not been a resident of a Hollyburn Properties building since 2014Review from Sarah P
