Poor business tactics. Cheap inexpensive homes Do minor warranty issues but not major. Watershed excavation incorrect flooding in my backyard. Have video, response is to pacify you.Review from David G

I DO NOT recommend this builder. Materials used are sub par, contractors are sub par, workmanship is sub par. Unlike a previous post, don’t be fooled I've been in my RC home for 6 months and have regretted it since day one.Purchasing the home was a bad experience and a lot of disinformation from their sales person ,I have now opened 15 warranty claims in 6 months!! They are slow to respond with updates to make it right.It never ends. Contractors building on adjacent properties have NO respect for your personal property. Rausch Coleman will not replace diseased plants that their landscape contractor planted. My biggest mistake was not reading BBB review posts and Google review post on this builder.Review from ANGELA C

I AM SOOO GLAD I READ THE REVIEWS. IT SUBSTANTIATED WHAT I FELT. THEY WERE A BAD COMPANY TO DEAL WITH AS A COMPLETELY CASH PAID CUSTOMER. REFUSING TO ALLOW ME TO BUY MY PAINT COLOR PREFERENCE OF SHERWIN WILLIAMS LILLY YELLOW... I RAN!!!!! THEIR LOSS!!!Review from Reagan W

I just moved to this subdivision in April 2024. My husband and I were so excited to move into our first home…one that I think we worked hard to get. I was content with things UNTIL I moved in. BEWARE that this subdivision has a pond. My house has had an infestation of gnats since I’ve lived there. I have spent more money than anyone can imagine trying to figure out why my newly constructed home has gnats in my bathroom. I have no peace about living there because of this issue and I have not been able to get any help with this. Specifically Caitlin ******** has not been a help at all with this issue. It’s very uncomfortable and unfortunate that I have to come on here and share how I would give the BUILDERS a 1 star rating because I can’t even enjoy my house for a possible hole that has not been closed up. The Field Manager for this community has been in contact with this homeowner for assistance. This was investigated and determined that the gnats were not coming from the exterior of the home nor did they have anything to do with the pond referenced in the complaint. It was determined that the gnats were coming from the master bath drain, out of the sewer system and not construction related. The Field Manager/RCH in further assistance performed a pest control treatment service from Wayne's Pest Control at no cost to the homeowner for the sewer gnats. We will continue to assist with the needs of our homeowner's and do not feel this review is accurate.Review from Meaghan H

No follow through does not hold up their end of the warranty. They will do a walk through with the customer and then say that the issues were not notated. My brand new house has more issues than the previous 10 year old house I lived in. False statements and not following up and doing their part. Bad craftsmanship and horrible customer service on the warranty side.Review from Yvette D

Closed in May 2023- Magnolia Springs, was texted asking to leave a review of all 6's. Tree in front yard died, only one on block. Trash was left all over my yard by the new construction next door, builder did nothing. Builder watered my vehicle for days (new grass next door/new build) leaving hard water spots that STILL will not come off my paint on my vehicle, not even a phone call to apologize. Builder put incorrect sized screens in my windows. I would RUN from this company and find another builder!Review from Chris W

In June 2023 I bought my first home. However, my experience with Rausch Coleman Homes, particularly their project manager, Zack, in Birmingham, AL, was nothing short of a disappointment. During the final inspection, Zack resorted to unsettling tactics. He attempted to guilt-trip me by claiming his pay depended on positive survey reviews and even offered a $25 gift card as an incentive. This emotional manipulation and quasi-bribery were unprofessional and disheartening. Issues surfaced at the closing, including a poorly done yard with missing sod and serious drainage problems. Zack pledged swift resolution, but the reality was quite different. Three months later, the promised repairs remained unaddressed, forcing me to invest my own resources to salvage the situation. Promises of proper yard grading before sod installation proved false, evident in my flooded backyard after moderate to heavy rainfall. This contradicted their initial assurances. Perhaps the most egregious problem was a section of my front yard where sod was laid over concrete or a large rock, causing the original sod to die. My attempts to address these issues through warranty claims were met with silence and neglect. Zack's response took an ugly turn, with a rude and unprofessional phone call in which he criticized me for simply seeking information about my warranty claim with corporate offices located in Birmingham, AL. Adding to the frustration, Zack made unannounced visits during normal working hours, approximately two months after I filed a claim. This unprofessional behavior was deeply unfair and disregarded my schedule and personal life. Zack's lack of preparation for the VA inspection delayed the process and incurred additional costs for Rausch Coleman Homes. As a veteran, I expected better treatment during this significant life event. However, my experience with Rausch Coleman Homes and their employees, particularly Zack, has been deeply unsatisfactory and unjust.Review from Jordan H

Rausch Coleman Homes has absolutely absurd and selfish customer service! My wife and I purchased our home in May of 2020, we had no significant issues with our home until our warranty period ended for plumbing. The main water line leading from the water meter to our hot water heater began leaking and gushing out under our home. We attempted to contact our local Rausch Coleman contact and were given no effective customer service, told simply "It's on you" and that's that. We later learned that things like this happen quite often with Rausch Coleman homes. I think it is ridiculous that this company offered absolutely no help for this, we ended up contracting a local plumbing company and spending just shy of $4000 to run a new water line. Please take heed of this review, and look at your options, if you can - do not buy a Rausch Coleman home.Rausch Coleman Homes, LLC Response

Mr./Mrs. H********* thank you for your online review. After looking into your Closing file there were NO previous calims with the water line that you are referencing on your home. Per the Contract you signed on your home with Rauch Coleman the Warranty you were provided was a 2-year Distribution system warranty. When we bought our house we were promised that the erosion in the back yard would be fixed. ( no we didn’t get it in writing our bad ) We let them know about this several times before we bought the house but like I said we were promised it would be fixed and we shouldn’t worry about it. Well we have been living here five months and they refuse to fix the erosion. Not only that, they made a 18 foot mistake on our survey and instead of fixing the fence were it should be on the original survey they just changed the survey even after we have already bought the house. And they are refusing to move the fence were it should be. Our yard has eroded so bad that our fence is shifting but they won’t fix it. Our offices were notified by the homeowner of their concern on Friday, July 28th. After review, the fence and final survey were completed on October of 2022. The home was contracted on 2/25/23. The fence was already installed at this property prior to the home being contracted. It was confirmed the survey was incorrect with the closing documents. Rausch Coleman Homes did have the home re-surveyed 8/14/2023 to reflect the proper location of fence. The topography of the land does have a significant slope, so therefore the fence was brought up to receive proper privacy and as a courtesy we installed a gate for better access to the remaining of the property. Homeowner has received the new survey, confirmed receipt and no further action is needed from builder.
