We are former tenants at ****************************************************************************************. We moved out at the end of July 2022. We provided more than the required 30 day notice of move out. We left the ********** and provided pictures of such. I have made numerous calls and sent several emails to ************************* since to no avail. On August 31, 2022, I spoke to a secretary who stated that their system showed we owed money but she had no further information and transferred me to voicemail. My online portal account access was disabled after moving out so I was never able to see details of charges on my account. We retained an attorney to contact Hub Realty on October 26, ******************************************************** a detailed description of our account as requested.Initial Complaint

My property management company responsible for holding my lease has erroneously charged me $100 in "late notice" fees, which is against my signed lease agreement - I am given until the 5th until late fees may be assessed. When brought to their attention and asked to remove the fees, eviction was threatened although I have been a tenant for almost 3 years and never once paid rent late. In the past they also attempted to charge me a fee for sending a maintenance man to my residence, which is also against my lease agreement and standard protocols for renters. I have filed many complaints about the state of my residence: a faulty washer/dryer that left a Tide pod undissolved on my clothing causing a chemical burn to my skin, to a leaking dishwasher that warped the flooring and leaked into my downstairs neighbors unit, to a faulty water heater that ultimately ended up in ***** sludge leaking into my bedroom and damaging the flooring and carpet that is still not replaced and still have with stains, smell and probable mold. Additionally only 1 of the stove coils works, making it difficult to prepare food and the stove fan does not work. I have filed maintenance requests on all of these matters and they widely go ignored. To now be erroneously charged $100 in late notice fees is just the last straw. I need someone to help hold these people accountable for the terrible business they run.Business response

With respect to the charges, our licensed attorneys advised us that, per the lease agreement, the rent is due and payable on the 1st day of the month. The terms stipulate that the landlord can charge a late fee of $50 if payment in full is not received by the 5th day of the month. The terms also stipulate that a notice fee ($50) can be charged if payments are not received in a timely manner. The landlord can send a notice at any time after the 1st day of the month if the balance is not paid in full.
Since the tenant's rent was not received in a timely manner in March or April, a $50 notice fee was charged to the tenant for each month.
Although these are the terms in the lease, we have considered the complaint and we are willing to remove these fees for March and April for the tenant since this is a new policy that we decided to enforce. We plan to discuss this with the tenant.
Regarding the complaint with respect to the maintenance order issues, we have reviewed the historical details and they are as follows:
5/20/2021: WO: *****: Washer and dryer requested to be replaced.
Per Invoice from Affordable appliance repair.
5/25/2021: Invoice from Affordable appliance repair. Invoices states that the washer and dryer are performing as designed at time of inspection. Couldnt duplicate customer concern at the time.
11/21/2021: WO: *****: Water heater is leaking-
Per invoice from Vendor:
11/29/2021 cold water line was leaking.
12/8/2021: New work order was entered WO: *****: Water heater leaking
12/8/2021: Per invoice from *************: Water extraction and treatment
12/9/2021: Old water heater was removed and water line
12/10/2021: New water heater was installed.We plan to talk with the tenant to discuss any other issues that the tenant may be having with hopes to resolve any outstanding issues dealing with safety and habitability immediately.
