      My HOA that is managed by ***************************************** sent notice on June 19 with vague description of a fine in the future. This community manager, *******************, did not respond to my email on June 21. Then July 17 we received a Fine Notice, 25 days after initial notice.The Fine Notice said we were offered a hearing to argue the fine. We never received that hearing invitation.I've since submitted requests to fix the issue without planting grass. This request has been blocked and ignored.I only seek to submit this notice to the BBB of the bad practices of this company and to have on record I've submitted an official complaint that i cant submit to our HOA Board meeting.

      After review of this complaint, we found that two "friendly reminders" were sent to this owner.  One was asking for weed removal in the front yard.  This violation was closed as it was resolved.  The second reminder was for yard maintenance which was for the dead grass.  It was found in our research that violation letters were issued in previous years for the same violation. The owner did submit a request to make improvements to the front yard.  The manager did not "block" the submittal process, the original request was incomplete.  She requested additional details to make sure all necessary information was included so that the approval could go through quickly.  Ogden cannot approve submittals or waive fines.  Only the board has the authority to do so.  At this time, the fees have been waived since the owner has submitted a remedy to the issue and is awaiting a response from the board.

      Ogden and Company West is an unresponsive and corrupt property management company. They allow problems to fester for months and years. *************************, *********************** (fired), ***********************, and all Ogden agents at *************** condos have been impossible to work with and are incredibly unprofessional. They have a history of non-transparency, not running board meetings monthly, cutting homeowners off, or ignoring them when problems arise, protecting board members who are breaking CC&R rules, and generally being a terrible property management company. I have reported an illegal short-term rental that is running out of a connected unit - no action has been taken by Ogden or the Board. Short-term rentals are a liability risk to the entire HOA. Ogden and the Board are aware of the problem yet remain unresponsive and have failed to fine the offenders. ****/****** and the entire Ogden West team were informed about the terrible landscaping and grading issue caught by a home inspection in 2021. Water stands against units when it rains, and it is a flooding risk. The area in front of my unit is in need of sod replacement, landscaping rocks, and beautification. In addition, Ogden and the board continue to focus landscaping beautification to the center of the complex instead of areas that desperately need remediation, including the area in front of our unit, which was reported a year and a half ago. They continue to selectively enforce the CC&R by turning a blind eye to short-term rents which proliferate at *************** Condos. The entire Ogden West team continues to ignore CC&R, not run board meetings, keep an unorganized and outdated portal, etc. We would like Ogden to take action on the landscaping issues as well as the short-term rental problem at ***************. If this is not addressed soon, we will report to the ******* ************************** Thank you.

      This resident has made slanderous and incorrect allegations. She misunderstands who has the authority to make decisions related to the ****************** ************* is a homeowner's association and is governed by the ***** of ********** Ogden & Company, **** is the agent.  As such, the managers work at the discretion of the ***** of **********  ************* is over 30 years old and has many areas throughout that are in need of landscape improvements.  ********* must work within the budget restraints.  ********* must address multiple issues in the community and must prioritize all maintenance issues (building, pool, parking lot, common areas, etc.) based on available funds.  The area in question has not been neglected. It is just one of many areas where the grass struggles to thrive. Improvements to the landscape are being addressed, but as a whole.  The irrigation is being addressed throughout the community. Options to replace grass areas with more desert friendly options are being researched and, when funds permit, will be addressed. 

      The short-term rentals are an ongoing issue and Ogden follows the directions from the board on enforcement.  Ogden does not have the authority to take any actions without board approval.  

      All Ogden staff has responded multiple times to this resident. She may not accept the response, but she has always received one to all of her inquiries.

      08/05/2022 **** MST: Ogden is an HOA community. I own my unit and currently have a leaking roof in my kitchen. I am unable to resolve this issue with my homeowners insurance since this is an HOA coverage issue. I pay $208 per month for HOA and have contacted them multiple times from August till now regarding when this issue will be fixed and it has not resolved. The leak in my kitchen has gotten worse over time, it is bubbling, discoloring and growing larger with multiple cracks in the ceiling now and is nearby my stove and lighting fixtures. This is clearly damaged and our kitchen has flooded a couple of times during heavy rain. We had one person come look at it in August and no further intervention has been done. This HOA company has stated that they have a contractor, waiting for bids, and he is currently outside of the country with still no intervention or communication from HOA company or contractor. I have messaged them stating they clearly don't have anyone to come resolve this issue. It is currently 11/14/2022 and has been 15 weeks with this ongoing issue.

      Unfortunately, Ogden is not the deciding entity, the ***** of ********* of the Association must approve all repairs and large projects.  The whole community was being assessed for roofing issues and bids were being collected for this large-scale repair project.  Multiple buildings will be completed at the same time.  As is typical, this process can take an extended period of time, which it did.  Contractors are short staffed and backed up.   At this time, a final proposal has been approved and the work is schedule for December 15th.  A number of emails and voice messages have been left over the past 2 months by the Community Manager explaining the process; however, the homeowner has not responded to any correspondence.  We certainly understand the frustration with the length of time for resolution; however, we are only the managing agent.  We carry out the decisions of the board.  We do not have the authority to approve and initiate repairs without board approval.
