I rented a house through this property management company, from January 2023 to January 2024. During that time the company failed to repair nonfunctional equipment in the house. At move out they claimed repair expenses which were incorrect, excessively overpriced, without providing any receipts or other documentations of these repairs.Initial Complaint

The house remodeled poorly with defects throughout the house. Specifically the vinyl flooring in the bedrooms and the refrigerator and dryer.On September 29, 2023 it was time to turn the house early by one day. *********************, from Build by Referral represented the owner ***************************. He got the Move-In Condition Checklist and ensured that everything was as noted and he signed off the document. He asked me to take a picture with my phone as proof and within 14 days, h*** return my deposit and cleaning fee in FULL. I thanked him and was glad to done with this rental.This was too good to be true. On Sunday, October 1, 2023, he texted me that the owner disagreed that the floor in the bedroom was in that condition. He stated I put the same description for each and every room and that is true because the floors were damaged in every single room. The vinyl wood was improperly installed and when I put the office chair in the room, it dented the wood further to make it visible. It was broken, hollow and no support. Further more, mind you, he signed off in the condition of the house. I believe that the owner want to replace the flooring at my expense. That is not right.The Owner refuses to fix anything and **** never answers his phone when I need him. It all started before I signed the lease. **** sent me an email saying the yard will be complete before you move in. It was half complete and when I talked to him, I was like I signed the lease based on the entire yard being complete. Hes like well the owner doesnt want to do anymore work than whats been done and thats final. The front gate was locked and I did not get a key to that gate. There were garden equipment left in the yard but I had no choice but to accept it because the lease was signed. The back gate to take the trash out was broken and I put 3 work orders and then final **** was like sorry, the owner refuses to fix it and you have to deal with the current condition.Thanks,*****Business response

This Tenant didnt understand the Security Deposit process. I contacted him and explained what the time frame for Security Deposit refunds are by ******* Law. This matter was resolved within days of his complaint.Customer response

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution would be satisfactory to me. I will wait for the business to perform this action and, if it does, will consider this complaint resolved.
