I looked a zillow listing Nov 2021 rent to buy option. I was living in ********* ** and moving to ******** **. I contacted ***** at Orange box and it sounded like a great idea. $20,000 up front and I was to pay $3300 rent per month which I was told $1000 of that would go towards my down-payment. That I would use the $20,000 as an option to purchase the home and that $20k plus the $1000 a month until I used the option would go towards my down-payment. I had not seen the house at all I had just seen zillow listings. Day after I sent ***** the money another home came available that I had been eyeing, a lot cheaper no weird deal. I was accepted. I called ***** immediately to cancel. He said I could not cancel, he made a huge fuss over it and then stopped accepting my calls. I finally get a hold of him a week before I am supposed to move. I ask him I said look I've never seen the house, once i see it if I don't want it may I have my money back and he agreed to that,. Well I didn't want the house and he said i had to wait till someone else, paid the $20K and then he could release my money, That didn't happen. I was forced to move into the home, or lose my $20K/ the Home was horrible not clean prior owners belongings still in the house and drawers and closets took a month to get it all cleaned out,. he disappeared,. The rent is not going to my down payment the owner is keeping it as rent, He ripped the Owner off too. I want to be part of the suit

**** is a licensed mortgage loan officer and knows this business very well. She signed the contract and paid then tried to say she lost her job and would not be relocating from *********. A week later she had her job back and wanted to view the home in person. We strongly advise People to see the home first because the deposits are non refundable once a contract has been signed. Shes been living there for almost a year now and all of a sudden this is an issue?

I have been waiting for a refund for a home that the agent *********************** was not able to deliver now I asked for a refund and its been over a week my children and I are in a hotel and running the chance of being homeless if I dont get my cash that I was told would be refunded!!!! This is definitely looking like a fraud transaction, I definitely would not do anything with this company ever,hoping I dont have to get a lawyer to have my cash returnedsincerely ****** O

The orange box project lied to us time and time again. We are in a rent to own contract. We put ******* down. We were told the property would be cleaned and old appliances removed as they were all unusable. We were promised to have all of this done before we moved in. He said he sent out a cleaning service. It wS obvious nothing was touched. He said to find a service we liked and would be reimbursed. We were desperate and paid over a thousand dollars just to make this place liveable. He said it was up to the owner to pay us back. The owner hired you to handle all of this. He is not responsible You have broken our contract time and time again. We just want out of this nightmare. Refund our money or legal action will be taken! There are too many violations to mention here. You know you are a complete scam. *********************** from the orange box project is a complete fraud.

You put money down to buy ************** that is not used to clean it up. You took the home in as is condition and orange box does not own it. Youre trying to get out of paying your monthly payment. This is an issue almost a year after you moved in? **** you are the fraud here

I personally became a client and requested my money all back and was told its a process when you back out. Which isnt the case I followed everything out correctly. I even waited several months to get into the home of my dreams as yet on multiple occasions to be let down by the current owner to move out. The contract was signed in sepetember of this year and the deposit and down payment was paid in September. The contract stated move in dated to be October 1st never happened. Kept getting the run around . The last move in date was January 1st and got the run around again for few more weeks. Not a specific date just stated a few weeks. I then requested all my money back and have yet to see it. I even gave them a deadline which is tomorrow. If I have to seek legal action tomorrow which Im honestly ****% sure I have to. I eager you all too do ur best to seek alternative routes. As of right now I am out of $12,500. That is a lot of money and I hope I receive it tomorrow best regards to everyone
