      We had a roof installed by Valley Ridge Roofing in February 2023 and in May of this year we reached out to the City of ************** and requested a reinspection by the city. After the Reinspection was performed, the permit was reopened and communicated to Valley Ridge as of June 4th 2024 and as of July 3rd 2024, the permit remains open. The following comments were added to the permit. "opened three panels two of which had a s**** pattern of every other hole and the third section of no screws for 48, this same panel is where one of the bathroom exhaust duct was not installed or cut out. The photo with the circle on it is marked but never was cut out for the exhaust. On the east side of the home there is another exhaust that was not cut out or installed. There are multi places where the ridge cap does not overlap and completely cover leaving gaps (see photos) along with cuts in the metal. There are multi spots on the ridge where it is missing rivets and empty holes. There are many rust spots on the roof from what appears to be drill marks and were never blown off. The flashing on the front second story window is higher then the sill of the window which appears to hold water. I have re-opened the permit and comments entered. Repairs to the roof must be inspected and panels verified that the s**** pattern and installation is per the **** The repairs noted are only a comment and are not limited to any others that *** need repair."

      1. Roof was installed in February 2023 2. Rust was found on top of the roof in May of 2023 3. June of 2023 it got worse and he did an inspection to see if it maybe was due to hail and a claim adjuster determined it was not. 4. He made me wait until November to try a solution that stripped the paint off of a metal roof and the paint he had did not match the rest of the roof and additionally potentially caused damage to the panels 5. I found out when the roof was installed that he tried a new crew at my house even though he claims to have the same crew working his jobs. 6. We talked to the metal panel manufacturer to see if there was a way to fix the panels and there is not. Once we determined panels need to be replaced, he propose I wait until the end of the year given the expenses. I cannot give him that much time to see if he does the right thing.

      As a valued customer ********************** wants to once again extend its apologies for the inconvenience caused by this oversight during the installment of your metal roof. Valley acknowledged the issue in May of 2023, the rust specks on the metal was due to the lack of attention to the metal shavings not being blown off within the allotted time frame. Since May of 2023, Valley has attempted numerous times to rectify the situation. Not only limited to having a crew come to the property to clean the metal, but Valley also hired a professional painting company with experience is painting metal roofs. Customer 1281 was not satisfied with any of these solutions. Valley as of Feb. 2024 has made a verbal agreement but will also be completing a written contract with customer 1281 to solidify the replacement of the roof by the end of 2024. Valley understands the customers apprehension at the delayed time frame of the project, however as an experienced roofer ************** wants to complete the project after ********* hurricane season, this will ensure that the roof is not damage during ********* unpredictable weather during the summer months. We will be in contact with the customer directly to move for with the written contract.

      I am rejecting this response because:

      I am happy to take down this complaint if the issue is a reasonable proposal is presented however I take a few issues with the response provided by the business.  In their last response, Valley Ridge is claiming they need to wait until hurricane season is over.   Hurricane season starts in June and ends in November of every year.   This is a response to get a reader to believe I am being unreasonable but I can assure you that Valley Ridge Installs roofs throughout the year, regardless of hurricane season.  In fact, I have proof that my roof was installed about a year ago ( March).  We already determined back in January that the roof needed to be replaced and they would have had time to meet the same timeline they did last year.    You can also check permits and see that they install roofs throughout the year.  They installed half the roofs in my neighborhood right in the middle of hurricane season   Delaying the install is the reason for this complaint in the first place.  I have taken steps to make it as easy as possible and have even spoken to the Metal supplier that would sell them materials at cost.  The reason I was given for the delay was finances not hurricane season.   My concern is that giving them to the end of the year will not necessarily fix the financial issue they have. Unfortunately, even if it increases premiums, this is why insurance exists.   I have proposed that they use their insurance but obviously that is not a route they want to go through either.   Waiting until the end of the year without a good reason is not acceptable and I am not willing to extend that trust that it will get done.   We have been discussing this issue for almost a year and completing a re roof was not something I determined to be the solution.  This was instructed by the manufacturer since the rust penetrated the paint.  Valley Ridge has been learning a lot with my roof and it appears they have little experience with the metal roof they sold as they clearly do not understand how to fix the issues that arise.   I am not the right customer to try to deceive and I will either get the 40 year roof I paid for or my money back.

      Am I able to pause this complaint until the end of the year to give the contractor a chance to make things right?   I want to reopen the complaint if the issue is not fixed by the end of the year?
