In September 2022, my HOA, ******************************, arranged for my roof to be replaced by Native Building Services and Roofing. The roof is shared by my unit and three others. They also replaced the gutters. I noticed that in one area, heavy rainfall overshoots the gutter. Recently, I called ******************************* of Native Building Services requesting that a gutter guard be installed in the problem area. He told me that he would install one only at my expense because no gutter guard was present before the roof work was done. I told him that a plethora of new gutter guards were installed in conjunction with the project, and none were in place prior to 2022. I also contacted *****************************, of Trident. She didn't even have the courtesy of responding to my email.Customer response

We hired them to replace flashing and plug a leak in our roof. They replaced the roof but the leak has persisted. They also failed to replace several boards or report the water damage. This was recorded by our structural engineer of ATG Construction:These statements below are my opinion, but have also been verified by two different industry professionals (one of whom is a lead inspector for Forefront Architecture and Engineering)1) That the original leak was coming from the flashed area between the stucco and the flashing 2) That the reroof completed before 8/9/2023 did not properly address the flashing issue.3) That the roofing company neglected to replace all visibly rotted wood (including roof truss and decking damage) as required by Chapter 553 Section 844, Florida Statutes and the 2020 ******* Building Code - Residential, 7th edition, chapter 9. The rotted and damaged decking, the eave framing, and the floor truss rot were perfectly visible to the roofers when they replaced the piece of decking next to the one in question (I have pics). At that time, it is evident that the roofing company replaced one piece of decking, while leaving the adjacent damaged deck section, eave framing, and floor truss alone to be covered up.2020 ******* Building Code - Residential, 7th edition, chapter 9 R905.2 states that asphalt shingles shall be fastened to solidly sheathed decks. This is commonly understood to mean that any sheathing or framing that is visibly compromised during a reroof shall be removed and replaced. This was not completed during the reroof of the home.4) That the leak that allowed water into the structure both before and after the roof replacement has caused significant structural damage to the load bearing corner of the second story of the home, and that the repair of this structural member and all ******************* will likely cost between $15,000 and $20,000, but could be more once the engineering is completed.
