I rented a property from Richman Services from 05/22/2023 last year, unfortunately changes in our situation led us to follow the steps provided by Richman to early terminate our lease. We completed all of the paperwork, move out checklist, provided our keys and new mailing address. ***** ****** and ****** ****** accepted out move out date, and even again confirmed they had my new address for my deposit - this was all completed between 8/17/3023-8/31/2023. I even again reached out to ******, the district manager several times about making sure our account was in good standings with no response. Fast forward to 9/20/2024 and distant acquaintances begin receiving harassing collections calls about this account. I have made several attempts to get a copy of my move out statement, and was instructed by the new individual at the ******** property to work out a payment plant with the collection agency, prior to ever receiving a move out statement or written notification of an outstanding balance or what was being done with my deposit. I have now received three different amounts, two differing amounts from ******** and a third amount from the collection agency. I feel ******** ***** and Richman Property Services have failed to follow our lease as well as applicable Florida laws, they sold my account to a collection agency without following applicable processes outlined by FS *****.Initial Complaint

Over the past four months, there have been four occasions where the mandatory valet trash service, provided by ***************, has failed to collect my trash. Despite being a non-optional service included in the lease, the service has consistently fallen short. *************** holds a D- rating with the BBB and has numerous complaints against them. Their pickup process is unnecessarily complicated, with 3 main steps and 14 different requirements. Most recently, they skipped my door and left a note claiming the trash bag was not tied, even though it was placed in their provided bin and set outside my door. On several other occasions, they simply skipped my door. This issue isn't isolated to me; multiple neighbors have experienced similar neglect, leading to fire safety violations as trash piles up in the hallways. Despite paying $30 per month for this service, there is no quality control, and opting out is not permitted. When I raised these concerns with the property manager, ***** ******* from ****************, she blamed me and defended ***************, ignoring my valid complaints. The service has failed to meet its basic obligation of picking up trash 5 nights a week, which amounts to $1.50 per pickup day. I am requesting a full refund of $450 for the 15 months I have paid for this subpar service and the ability to opt out moving forward.Initial Complaint

On 6/17/2024 the property manager ***** and her staff lied to me that a tax credit 3 bed room apartment was available for move in on 8/15/2024 and to submit my completed application including an application fee of $85.00 (plus $3 fee). On 6/28/2024 ***** then advised that there was actually a 2 year wait list. When I questioned it I was told to wait till 7/1/2024 when the office manager would be back then was send an email advising I was not approved for the wait list due to missing info that was never requested.I would like the funds refunded as fraud and to alert the owner of the property to the deceptive practices of the property management team.Initial Complaint

I am a disabled mother of two. Since I moved into ********************* there has been problems. I transferred units due to mold and mildew issues that are still occurring. They have **************** They are Never on time , even to accept their rent money! They participate in tenant favoritism! Majority of the Buildings full of moisture,mildew and mold with egg odor water. Unsanitary due to trash piling up every time the workers are off and every night when they leave. unsafe environment due to other tenants Breaking into cars as well as other frequent police involved situations!!! We pay $1300/ rising in rent just to live in an apartment thats falling apart and maintenance barely ever comes to fix it. Also getting in touch with the front office to do anything about it is horrible they never answer the phones.Initial Complaint

I have been living in ************************************** for about nine months now and when I first moved here in September of 2023, there was a list of things that I gave the office to have fixed for the safety of my children. Here we are nine months later, and nothing has been fixed. I have only added to list of things that need to be fixed and still no one has come to fix them. Now, the second side of my kitchen sink as stopped up and started to grow mold and no one has come to check it out. The door the closes my bedroom does not close all the way unless I have a door stopper to hold t close nr does the door lock, my closet light has gone out and I haven't gotten a replacement bulb, my front door has trouble locking and unlocking and they still have yet to fix that problem, the paint on the sides of the kitchen cabinets are peeling, the air conditioning doesn't flow in children's room & every building is infested with roaches and termites.Initial Complaint

On May 29th the office manager asked if I had a debit card available. I provided her with it. She did not notify me that I would be charged an application fee. I filled out the application on line and was advised that it was incomplete via email on May 30th. My dissatisfaction with the property as well as the service in office prompted me to rescend my application and request a refund due to the fact that it was deemed incomplete. I was then told that it was non refundable never the less.Initial Complaint

I live at *************************************************** in *********. I have lived here since Sept of 2019, since then 1st day i moved in i have been dealing with a noise complaint issue. My upstairs neighbors have her grandkids come over several times a week and during the weekend. When they are here they are running throughout the home all you hear is running back and forth back and forth, sounds like they are jumping off couches, and I've even caught them playing football through the walls, hearing the neighbor saying down set hike and just playing as if no one lives beneath them. they stomp through the house sounds like they are coming through the walls. I work from home and my kids even complain about the house. I've called the police, complained to the office including regional manager, and the security on property, bang on the ceiling, they stomp even harder, i even have had it out with the lady upstairs. NOTHING has been done. I've read up on the enjoyment of peace law in ******* and I'm getting ready to open a lawsuit. I have recordings. I have videos, I have tons of emails, and complaint calls on records. I am done dealing with this c*** The people who work in this complex from the office lady to the maintenance man they are all Hispanic so they look out for all the Spanish people in the complex. The continuously send out complex rules with different things listed such as no working on cars yet the maintenance man and the guy up stairs works on their cars and other cars every weekend as if he parking lot is a body shop. Also states no smoking marijuana but the neighbors upstairs sit on their patio all day smoking, coming outside that's all you smell. I Cant even open my balcony door because all the smell comes in, states if these rules are violated lease may be terminated, yet nothing has been done to them. The Maintenance man always harassing everyone in this complex like he's top flight security. Its very alarming at this point that they thin they are unstoppableInitial Complaint

Residing in their Azura property back in 2021-2022 had to move out earlier than expected and agreed to pay the months that the apartment was vacant. I moved out on 4/15/22 and they did not show the apartment for over a month. I had to call the manager ******************************* to inquire why it was not being listed as available they apologized and with a short time the apartment was rented on June 12. I was informed I would receive a final bill with the adjustments etc. received an email on 6/9/22 that they would calculate all the final adjustments and the security deposit and let me know what my final payment would be. Months passed. 8/4/22 an email from *********************************** sent an email in error. I asked her for my final balance due but never responded. I had to call the office and ask her, and informed me that there was no balance due on my account. That is why I never received any end of least statement. I thought oh nice were able to waive the fee owned due to the medical issues that I was experiencing at the time. Two years I get notification 5/6/24 that theres a collection noted on my account of an apartment complex that was rented out on 2/17/24 reported it on 4/30/24 under collections from a different property. After contacting several credit bureaus and trying to figure out what this collection was about. I was instructed to contact ***** because apparently they said that I never paid my balance. Multiple attempts to get in contact with the office and spoke to the manager. *******, confirmed that they never sent me anything stating that I had a balance due. As a matter fact after thorough investigation, they never had anything in the system stating that I owed anything thats why I never got a notice. I am willing to pay whatever is owed however to remove this negative collection ****** that is impacting my credit score. I requested a good faith deletion, it was their mistake not mine. I will pay the balance once they remove the collection ******. Still waiting.Initial Complaint
