      TheViallgesHomeWatchPlus owned by ***************************************. I have a seasonal rental in ************ and have rented it for 9 years on my own I thought, hiring a "snowbird" rental agent would be a good idea. I'm not sure if I will be able to pay my house payment.Last week I recievd an email telling me i woned him for marketing and advertising. $150 a month, and i never signed a contract nor did he ever tell me about the $150.00 he charges to basicaaly, put it on VRBO!!!!!I could have done that, but I rented for 9 years by putting an add in The Daily Sun.When, I emailed him that I didn't have $800.00 to pay him because, I don't have that kind of money! I'm on permanent DISABILITY! I'm Sick, and had to go to the ** for stress and anxiety!

      Attached is the Flyer I gave to him last Summer when he 1st contacted me.  I met with him (house was not rented) and went over the program.  I explained to him it would be No Problem getting the Prime Season rented and I would put his property as active and he was very Happy that I did not charge a % of the Rental Income, so he would keep all that the Tenant pays.  He stated the house would be ready to rent by sometime in Nov. as he had some remodeling he wanted to do.

      I was not willing to get anything Booked, until I was sure the property was ready to be occupied.  Next, he stated it would be ready by later in Dec, but it still was not done and it went into Feb before he was ready.  I went over in Feb and the house, was still not totally done, he was working on finishing. By that time, ***/Feb were lost and it would be difficult to get March rented, being it was last minute, but I would do my best.  I still had him on my active Rental list even though he had not paid me for the past months that I promoted his property for Rentals.

       

      I billed him for the Nov/Dec and Jan/Feb time periods at $100/mth (as can be seen on the attached Invoice).  I actually waiver Sept/Oct to help him out.

       

      As to his specific statements in the complaint;

       

      He stated $150 and obviously, that is a Lie, I have text and emails that he refused to pay me the $400 (Nov/Dec & Jan/Feb) I billed him, so he lied in the complaint.  Not for nothing, but if he was billed $150/mth, that would end up at $750 or $900 depending on the months, not $800.

      I do not put properties on VRBO, another lie as I do not put any property on any website other than my Own.  I have my own Website and the Owners advertise on any Site they want (their expense)

      There was no signed contract, because I do not require one.  I deal on Face-to-Face discussions and an Honest Handshake seals the agreement.  If an Owner does not want my services, we terminate the relationship and go our separate ways.

       

      He stated he could not pay the $400 and started insulting and threatening using his Family Lawyers (for what I have no idea) and said there was no Contract, so he did not owe me anything.

      I did not need the aggravation and I told him I did not want his $400, I would never collect from a dissatisfied customer, which he responded to tell me he was having his Attorneys send me a Cease & Desist Letter, but I 

      cannot figure out what I was supposed to Cease, when I had told him I did not want his money and I was done dealing with him.

Dryer was a fire hazard and clearly needed vent cleaning. It is my observation that the house was not cleaned prior to my rental arrival. I was miserably uncomfortable with my stay due to the uncleanness and unsanitary conditions throughout the house. The floors were filthy, the kitchen table was full of crumbs and dog hair, the table linens were dirty, the stove and oven and refrigerator were not cleaned. There were dirty dishes in the cabinets. The dishwasher leaked as did the soap and bleach dispensers on the wash machine. The shower had hair and the faucet's were covered with toothpaste. The bathroom rugs were old and worn, not washed. The rug in the living room was soiled with stains. I expected a clean and sanitary rental. This is a disgrace to the Villages.

      I paid for a 12 day rental starting June 20, 2023 to July 2, 2023. I left the rental premises midway thru my stay due to it being filthy and unsanitary..

      The Tenant expressed some minor concerns when I came out to help her with the TV and I apologized for the issues *** complained about.  To be honest they were so minor that normally I would have left it with the apology, but since *** was a referral from a good Business relationship, I told her we would waive her $150 Cleaning Fee.  The next day I came back out to check with her and *** was obviously not happy.  *** wanted to know when the Cleaners were coming back and I stated that we did not agree on that, we were waiving her Cleaning Fee for any inconvenience.  *** said *** wanted it recleaned and I said I would see what I could do, which *** responded with "you are not sending the same Cleaners out are you".  I told her that on a short notice and a weekend I would do what I could, to get someone out if *** wanted.  *** stated *** would think about it and let me know, which I never heard back, until *** contacted me to tell me *** found another rental.  *** said *** would clean and do Laundry before *** left and I told her not to we would take care of it.


      Appliances were not working properly.         Total lie, everything worked fine, *** did have an issue with the Keurig and the Owner resolved, by showing her an On/Off switch.  *** could not figure how to work the TV system, so I went out the morning after *** arrived and showed her how (there was a detailed ***et right by the TV that other tenants have used with no issues).

      Dryer was a fire hazard and clearly needed vent cleaning.          Was cleaned 2 weeks prior so how *** figured this complaint I have no idea.

      It is my observation that the house was not cleaned prior to my rental arrival.          Again, misrepresenting facts, *** pointed out to me that there were a few crumbs when *** put the leaf of the Kitchen table ( It is a small round 2-seater, so the leaf is never down) it never had been put down that I know of.  *** pointed out a water spot on a glass end table.  *** claimed there was toothpaste on the Master Bath faucets, but I was there prior to her arrival and there were not any visible spots.

      I was miserably uncomfortable with my stay due to the uncleanness and unsanitary conditions throughout the house.            The Cleaners had left Shampoo and Conditioner bottles on a ***lf in the shower (which we usually do), but they do not have to be used.  A lot of tenants like this as they fly in and cannot carry their own bottles.  *** commented that this was disgusting, to which I apologized and said *** did not have to use or touch them as they were not in the way, where they were on the ***lf.

      The floors were filthy, the kitchen table was full of crumbs and dog hair, the table linens were dirty,            The Table leaf issue I addressed above and there were no Table linens, so not sure what *** was referring to.  The Floors I actually did a Wet Jet Swifter myself, as the Tenants had left a little late that same day and the Cleaners needed help to get it ready for her Arrival.


      the stove and oven and refrigerator were not cleaned.          Of course not true, rarely are Ovens cleaned (or even used) and on a day when the tenants are out and new ones in a few hours later, there is no time to Run the Self-Clean for the oven.

      There were dirty di***s in the cabinets.          This is possible as the Cleaners do not traditionally check the plates and di***s in the Cupboards

      The dishwa***r leaked as did the soap and bleach dispensers on the wash machine.         Again, no Tenant has ever complained of these things or we would have gotten them fixed, so not something I give any validity to.

      The shower had hair and the faucet's were covered with toothpaste.       Addressed earlier.

      The bathroom rugs were old and worn, not wa***d. The rug in the living room was soiled with stains. I expected a clean and sanitary rental.          The Bath Rugs had not been wa***d after the current tenants, but the cleaners only do as needed and I did not see any issues with them.

      This is a disgrace to the Villages.

      I am rejecting this response because: The business owner is not being truthful in his response. I wrote a 3 page letter to the homeowner with all my complaints. The unit had visably not been cleaned and for most I have pics to prove it. I showed Mike ** most of the items I thought were filthy. I later noticed more. The dryer vent had not been cleaned two weeks prior as Mike ** himself agreed that the dryer needed extra time to dry towels which is why they were in the dryer at my arrival. Behind the dryer was a vent smashed like a snake, a bunch of dryer sheets, and loose socks. This is mandatory in Village rentals. The wheels to the dishwasher rack would come flying off track each time it was pulled out. The leak on the floor while the unit was washing was pointed out to Mike ** and without even looking he glanced over and stated it was from condensation, yet it was clearly a puddle of which right in front of him I wiped it with paper towels. I showed him the paper towels because they were dirty from the unmopped floor. The linens I was referring to in my initial report were placemats. I told Mike ** that I put a basket with the linens in the garage on a shelf and showed him where they were as they were gross. I didn't think it was my responsibility to wash them upon my arrival. Nor was it my responsibility to wash bath rugs (of which I did anyway). When I showed Mike ** a bag of melted dishwasher pods he stuck his fingers in the bag and then wiped the soapy liquid on his pants. A rental home should be reasonably clean and sanitary. The company ***** *** ****** was also made aware as Mike ** works with them and that is who referred me. Mike ** must have zero expectation of cleanliness and I question who actually cleans the rental. I think it is him and there is no cleaning crew. The oven has probably not been cleaned since the unit was first built or the owner moved out. There is no denying unclean and unsanitary condition of this rental and pics do not lie. Next step is to report to the licensure board, assuming he even carries a property managers license. Of other interest, it is extremely difficult to review this company as the review icon has been disabled on most sites.

      I am not going to respond specifically to her exaggerations.  The Dryer functioned fine, there was a large load of towels and after 1 cycle there were a few that were damp, so they were rerun for a little longer. She pointed out the spot of water in front of the DW and I never said it was Condensation (another made up thing from her).  The last Tenants never said there was a leak issue, so I said we would keep an eye on it.  No previous or after her stay tenants have mentioned any issues with the Dishwasher, Dryer, Stove or any other aspect of the Rental.  The Property was Cleaned and all the Floors were mopped, she did show me that the bag of DW Pods was damaged and at her request I felt them.  I came back the next day to give her more Pods, more Garbage bags and White Vinegar, I reacted to her issues and resolved the ones I could and I also offered to resend a Cleaning Crew out (at my expense) on top of waiving her $150 Cleaning Fee, but she wanted to control who I got and being a weekend and last minute I knew options would be limited.  She never responded to this offer, she just felt is was better to complain.  She displayed a terrible attitude upon her arrival and thru the few days of her stay, but I communicated and tried to resolve her growing list of issues. Never was it requested that she clean anything, even when she decided to leave the rental early.

      She failed to mention she could not sleep on the Master Bed due to the Mattress, not up to her needs (again, no Tenant before or after her has had an issue), I am guessing this may have been a factor in the need to find a different Rental.

      ***** *** has nothing to do with my Home Watch Service and the only connection, to this transaction was a personal referral of this Renter. 

      On another note, she did not come from a site, but a direct referral, so the review comment is another lie.

      I have rented to thousands of Tenants in the last 9+ years I have owned this company and the only BBB complaint was a dysfunctional Owner (who had gone thru 3 other Services in less than 3 yrs, mine was the 4th), which was resolved.

      My Business is a Home Watch Service, not a Property manager and there is no License required in Florida.

      I am rejecting this response because: Mike ** Is lying and the company in NOT Villagers Home Watch. This is a different company with a different address. Mike ***. company name is Villagers Home Watch Plus. It is extremely difficult to make sense out of this company and any reviews he has. Most sites have him identified as a Home improvement/ supply company. Reviews are disabled.

      I will not waste time going back and forth with his nonsensical lies or fabrications. I'm attaching the max number of pics allowed.
