Rented neighbors didnt maintain their property. Pool is black with frogs, mosquitoes and who knows what else. They have all kind of pets including 2 neglected dogs. Repairs to fence are constant, we needs to repair our fence broke by their pets. Wants to know, who inspect and maintain your properties that this is allowed.Home Partners of America LLC Response

Dont rent for them. They ripped you off at every turn. I am being charged electric when I wasnt even there and now I have creditors contacting me. There was no one to talk to face to face. They were all out of state, so many problems with the house. The people they hired to do inspection are a joke. My deck was replaced after I moved because it was a hazard. They also charged me for air filter every month and I got them sometimes every 2 months. Also they charge you a fee for utilities when theyre in your name. I could go on forever. Its a scam DONT DO IT. STAY AWAY FROM THIS COMPANY!!!Home Partners of America LLC Response

Thank you for your feedback, *****. As stated in your lease and ************************ they partner with Conservice to bundle trash, sewer, and water into one monthly payment. These are owner-held, meaning they are in Pathlight's name, but residents pay the usage bill plus a monthly convenience fee. Also mentioned in your lease and on the ************ air filters are charged monthly and delivered every 60 days. Finally, electric is a resident-held utility, and as such, the resident is responsible for cancelling electric upon move out.Home Partners of America LLC Response

Home Partners and Pathlight property management are the same company they have been bought out by Blackstone and they're not doing anything different on their make readies and move ins. They just have more money now to fight legal battles as everybody seems to be suing them including me.Pathlight has not done us right for the last 5 years we've lived in their home Is in ****************. We were told our house would be ready to move in on June the first 2019 so we packed up everything we moved from ******** to ******** only to find out that the house was a wreck and no way to get ahold of Pathlight. They never have any contractors in your area they don't have any employees that work for them so they try to hire handyman and subcontractors unlicensed and all you ever end up with is hack jobs you will spend all your time chasing these contractors they actually threw a refrigerator down our staircase. Pathlight has been bought out by Blackstone America's largest consumer renting company and we were told that they were going to start hiring their own Is maintenance employees so they could have more control over the work being done. I became wheel chair bound in March so we were seeking a new home. So we called pathlight and talked to our home partner which was ************** and ************** said we could get an early termination and switch to a different home on one level ranch so we looked and we found 1 that was *** compliant and we put in for a transfer we were supposed to move in April 19th 2024 we went and looked at the home way before we signed the papers and it was a mess but we were told that it would be brought up to code and brought up to a standard that was livable. However it is now almost June and this home has been damaged more than it has been fixed.Home Partners of America LLC Response

I applied in March 2024 for a need of May 1st. I received very little communication- didn't know they were doing anything behind the scenes. I just received a message that I was approved- but it's too late. I had to sign a new lease so I'd have someplace to live. I requested the $75.00 back because this seems like a rip-off! The communication is horrible with Home Partners of America. We paid an application fee and realized the email address was enter incorrectly. Call the number listed on the website to immediately address the issue. The young lady responsible for answering the calls stated I needed to email the application team. I asked for the email address and the the documented response time per their policy. The applications team must response within 3 to 5 business days not including weekends nor holidays. The email was sent on April 23, 2024 at 11:19 am. It is currently May 7, 2024 at 3:32 after multiple calls and chats, the email address still hasn't been update. I called today and was given the number to path light who handles the rental properties and not the applications for the Home Partners of America rent to own program. I was told they can only provide me with an email address. I was also told once they escalate my case I have to wait another 3 to 5 business days for a manager/supervisor to respond. I requested a refund and was told it would included in the escalation to upper management.Home Partners of America LLC Response

Well. As others have stated, HPA offers are very low and make it impossible to get a home. I have already submitted 10 properties, and all have been lowball offers. Just like the comments they are watching the market which I call BS. As you can see, its generic saying..." we are currently watching the market...blah blah blah." My realtor has been absolutely great and fantastic, and she is also confused about the lowball offers. Im at the point of quitting this program and looking elsewhere. The crazy part is I told everyone that HPA is they way to go but I guess I was wrong and I will make sure to tell friends and family about my horrible experience.No wonder, the company get such a bad rep ****Home Partners of America LLC Response

Approved for 550k so they attempt to put down 374k on a house. It looks like they want a huge profit. Sellers wont bite for 374k on a house worth 500k. They get all of your rent plus wanted to sell the house back to me for 413k in a year. It would have been worth it to me if they would have put a comoetitive offer for the seller on the table.Not exactly sure how they are helping anyone.ObmHome Partners of America LLC Response

Do I have to give them a 1 even? They duck they rent their properties to dirt bags that do nothing to maintain the property and have more visits from law enforcement than we can count. They say they understand being good neighbors but they don’t. The only thing that gives me comfort is knowing some lazy ass renter is most likely destroying the inside of the house and they will eventually need to fix it if it’s vacated. Takes your money for application fee but then denies almost every property you look at. Then when you do finally find a property or two that they accept, they low ball the offer so hard it's insulting. *****k under the listing price even when when the comps are all in line and they refuse to budge even a little bit. **************** Just take your money for app fee and won't refund you all while telling you they have an amazing success rate...Home Partners of America LLC Response
