      We understand your frustration and concern, however. This Century Property is located soely in Wichita, Kansas and only operates and manages properties in and close to Wichita, KS .PLease let m eknow what kind of proof we can send to show that this person or BBB has filed a complaint with the wrong Century Property Management. We do not operate in Nebraska and have never operated outside of Kansas.

      The company kept portions of my security deposit for items left in the home when I rented it and damage they refuse to show proof of or bills to repair. The company is also withholding money for rent because I broke my lease because the house had a mouse infestation, my son became pre hypothermic because of leaking windows and the house was plagued with plumbing issues. The house was unsafe to live in and I had to flee the home in 7 days to ensure a safe environment for myself and son

      To whom it may concern, 

       

      Jeffery ****** took possession and signed his lease 04/22/2022. The property was clean and in good condition upon move in. I do have pictures from the move in inspection however the file is too large to upload. Upon moving in Jeffery contacted Century requesting an automatic garage door remote. We informed him that if he gave us the model number we could order him a new remote.He never contacted us back with the model number. Jefferey contacted our office stating that the window in his sons room was drafty, on 01/24/2023 maintenance contacted Jeffry to inspect the windows and repair as needed, however, Jeffry refused maintenance to come into the home stating they could look at the windows from the exterior. Maintenance explained that in order to fully diagnosis the window and repair they needed access. Jeffry then got very aggressive and combative and refused any entry. Jeffrey then called our office and stated his son had a body temperature of 96 degrees, was hypothermic and we needed to get the window fixed but he would only allow them in that Wednesday for one hour to do the repair starting at 9:00 am. We informed him that they would more then likely need more time, he again refused and said he would need to vacate the property due to this issue. He also stated that he would vacate and turn off the heat so the pipes would freeze and do damage to the property. We informed him that would be vandalism and he continued to argue with the staff. He was informed because of his aggressive behavior and threats future communications would have to be by email. Jeffrey emailed in saying he would be vacating the property 02/05/2023 (this does not fulfill his required 12 month lease term nor does it fulfill his obligation per his lease to give a full 30 days notice to vacate). He was informed he would be penalized 1/2 a month rent for breaking the lease and everyday thereafter until the property was re-rented or the lease expired 04/30/2023. He said he would not be paying for breaking the lease and canceled his payment for February causing an insufficiency on his account for February.  January 28, 2023 Jeffrey called in that he had a leaking pipe, that day a plumber went out to find the front door unlocked and Jeffrey along with all of his belongings were not there. The pipe was repaired. We did not receive keys from Jeffrey for the property until February 9, 2023. He mailed a check as well for only $****** (his rent was $******). A note was include with the check that stated the check was for 5 days pro rate and the 1/2 only for breaking the lease. Upon inspection of the property after he turned in keys we found the property very dirty, pet hair through out, a hole in the bedroom wall, packing tape stuck on several areas in one bedroom (this pulled off paint), plastic melted into the grates of the over, a broken light globe, items left behind the shed and the garage, along with a broken kitchen cabinet. No issues with the windows could be found, they were in good working condition. We do have over 50 pictures we can send you of the move out condition he left the property in (the file is too large for this to attach). Please let us know how to send these and the move in photos to the BBB. We did charge Jeffrey for breaking the lease, all of February rent, and the damages and cleaning. His security deposit was $****** plus a pet deposit of $******. The charges exceeded his security deposit by $***** (which he did pay). Jeffrey disputed these charges and stated he would be outside of the duplex screaming about his unhappiness with Century Property Management and the owners of the duplex he had rented. Once clean up began on the property Jeffrey would go to the property (he no longer had possession of) and take pictures of the workers and the owners along with their tag numbers. Jeffrey stated he had to move with in 10 days because his sons bedroom was so cold from the drafty window, yet He had actually placed a contract on a new home before he had even called in any maintenance issues with the window and even closed on a new home and vacated on 01/20/2023. This is before his dispute with us even started. So we do believe that his claim that the drafty window caused hypothermia to his son was in fact fabricated to get out of his lease ending 04/30/2023. We declined to waive the penalties. He continued to email and call displaying his aggressive behavior and threats. He also placed a review on ****** stating fabrications and slander about Century Properties and named the owner of the property along with where they lived. We did keep copies of all of the emails, calls, threats, pictures of before and after, along with the review left on ******. The staff is in process of getting a protection order from Jeffrey and the owners have been notified of him stalking them and the property. We do not feel this accusation is just since his complaints are not founded and would like this case to be closed. We will continue with legal action on Jeffrey if needed to protect our staff,  the property,  and  the property owners.

      IN addition the origional bill stated that I owed them ****** because of the companies, in my opinion, poor accounting practices because they charged more an additional months rent. The woman who took care of this *** **** **** in her emails and did not want to help remedy the overcharge that was on my statement.

      Hello, 

      There was an error in accounting which was corrected before Jeffrey even posted the complaint with BBB. He is aware it was corrected and paid the remaining balance $***** before we even received the BBB complaint. The emails have been reviewed and can be provided in full to the BBB, they were not found to be rude or unprofessional in any matter on Century Property Managements end. However, the emails from Jeffrey were aggressive, threatening, and unprofessional. Please close out this claim as his demands are unfounded and he cannot provide proof otherwise. We can provide proof of the condition before and after his move out along with the verbal and written/emailed threats.
