The work order in question came in on June 30th. Maintenance found that the system was frozen solid from the inside to the outside unit due to the inside temperature setting on the thermostat being too low, and the system working too hard to keep up. You cannot work on an ac unit if it is frozen. It took a few days to thaw completely so we could assess the problem. Once the ac was thawed we learned that due to the ac being frozen the capacitor had burnt out. Maintenance replaced the capacitor and the system still was not working properly. They were able to track down another burnt out component, the board, which was also due to the low temperature setting at the thermostat. Once this was fixed, we found a third burnt out component that needed replaced. This process took a few more days. Once everything was replaced, the system was up and running properly. The process was not relayed to the resident. Maintenance spoke with the resident once everything was running properly.
During this time I was on vacation and did not receive emails. A mass email was sent out that I would be on vacation and have limited access to email.
