      This company will not give me any credible information on a closing date for the sale of my house. It is an investor making a cash offer for my house. There has been no contact from them about placing the house in escrow nor will they commit to a closing date. This is unacceptable. I cancelled a contract on a new home becasue I don1t think they are really going to buy my house. The contract expires in 60 days. This is a horrible company and they are not customer focused or friendly. Let me just say they wer friendly until the contract was signed but now....no communication.       We signed a contract with ** *** ****s, **** ******** on July 25th 2024. They were to purchase our 2 properties for a total of 320,000 or 160,000 each. Everything seemed totally legit, they sent paperwork we signed, they sent a lady for pictures and that's when I got suspicious. She rushed through and didn't take time with her work almost as If the pictures didn't even matter as if it was just for us to see. Then total silence since. I have called and called and called and literally nothing!!! No home inspection which is required within 30 days in VA.. no closing dates which was signed and agreed upon. By Oct 5th 2024. It's a total lie!!! The entire thing. They need to be forced to stand behind this contract.

      A company under CashOfferKY called ************* is effectively using BBB & false, paid google reviews to scam individuals like myself. I was promised a close with 2-4 weeks and everything they promised did not happen. They in fact did everything a typical realtor would do, while specifically saying they would not go that route. Fun fact, no one here is a realtor. As soon as the first offer on my home came in(mind you it was never supposed to be listed as I was very adamant - hence why i called "**********") they accepted and started signing documents I was unaware of without my consent or knowledge. They have you sign a POA in a discreet manor such that you feel as if it is they only way to get your $$$ amount promised in contract in the timeframe they promised. Many many weeks played out to no avail, as they have NO IDEA what they're doing, are reckless & need to be put down. Ultimately they did NOT honor a part of their contract stating they would deposit earnest money as a show of good faith. After calling them on their failure, and jumping through hoops for them in order to clean show & attempt to now sell my home(because I have no other choice) they began to use bully tactic... using sharp & distasteful language and making steep threats about putting 30k liens on my home. I want nothing to come from this for me, as I have already been scammed, These scummy individuals need to be investigated heavily for their false reviews, and have their operations ceased as they are lying on about every front.

      We appreciate the opportunity to address this complaint. We take customer concerns seriously and prioritize transparent, fair dealings in all transactions.
      This transaction was conducted in line with the signed agreement, and we consistently communicated each step. The seller was fully aware that listing the property was part of our strategy to increase its market visibility. Although we buy homes for cash, this was not the approach we used here, which the seller understood. In fact, during an initial conversation, the seller asked, "Should I clean the house for realtor showings?"—demonstrating his awareness that showings would take place.

      We also provided the seller with $2,000 to assist with mortgage payments while we worked to secure a buyer, as outlined in our signed agreement (attached for reference). Unfortunately, the seller became increasingly unresponsive, delaying the process. Furthermore, the seller attempted to sell the home to another buyer, cutting us out of the deal, despite the fact that this buyer was identified through our marketing efforts.

      Regarding the Power of Attorney (POA), the seller willingly signed this document, both digitally and again in person with a notary. This was not done "discreetly," as claimed. The POA is a standard part of our process and was fully disclosed as necessary to fulfill the contract terms.
      The claim about earnest money is also inaccurate. We were ready to deposit the earnest money at the appropriate stage, but the seller's actions—including attempting to bypass our agreement—complicated the process.

      Lastly, we stand by our reputation. The reviews we receive reflect our genuine commitment to helping sellers, and we categorically deny any involvement in generating false reviews.
      We regret this has resulted in a complaint and are open to a resolution that honors the signed contract. However, we must address and correct the inaccuracies presented here.

      I contacted **** ******** ********* *** on 5-28-34 and entered into a contract to purchase my house in Florida. They sent someone to measure the rooms and take pictures and the contract stipulates closing within 60 days. I disclosed all that I know was defective with the property and fulfilled my side of the contract. Now they want to back out of the contract with no compensation. They seemed to have dropped the ball on their side and we are long past their inspection period. I am thinking this company is very deceptive and needs to be band from saying they have a good rating with BBB

We spoke with his attorney in an attempt to continue with our process but ******* ***** refused anyone entry into the property.       This company, which operates under many names including webuyhomes 365 and good neighbor solutions, misrepresented themselves and what they do, they have not held to any of their words and are almost impossible to communicate with, when they do decide to return calls or text. Since signing the contract, the opposite of what they promised in the beginning has happened. I explained my situation and the time line I had to work with, my home was only being sold as is and in this manner because I didn't have much time to relocate because of changes in employment, I explained that I didn't want realtors or private buyers in my home as I was in the process of packing and moving and the house was not show ready, I also have a child and dog that are in the home and I feel there are major safety concerns letting strangers in. I am now past my timeline, past the 30 day mark with no income, and still no closer to selling my home than I was the day I signed the contract. I was told a notary would come and take pics so they could get a better idea of the condition of my home, those pics which showed a house being packed and is disarray were then used for the ****** listing, which was a very bad representation of the condition of the home. The first "market expert" they sent to my house was a local used car salesman, with little experience in the housing market, he brought an entire family with a small child with him. When I expressed my concerns with Johnathan, my concerns were ignored with his typical "I understand" response. I was given 20 min notice before the second realtor showed up with clients, the realtor reported back to them that there were issues with the house that are not true or correct in any way. To verify this, I brought in a contractor and had the house checked over. Since then it has been a difficult getting any kind of return call or text, the response I eventually received was to offer half of their original offer, which was refused. It's all a scam.

      My wife, ******* *** ****** (******************), and I, ******* **** ****** (*********************), agreed to sell our house (*** * ***** ******* ******** *** *****), AS-IS with *****************. The buyer listed on the contract is **** ******** ********* *** (***). *** also has DBAs Cash Buyer Kentucky, Cash Offer Kentucky and a few others. The phone number listed on the contract is (**** ******** for **** ******** ********* ***, which is the same number listed for Cash Buyer Kentucky. The same person, **** ********, also runs both companies. We originally signed on 10/30/2023. On the call to sign the contract, *** made us an offer, based on their market analysis, and said that all inspections would be completed by the end of November. *** sent a photographer on 11/03/2023 and then listed the house, addressing none of the existing issues themselves. One realtor did a walkthrough in late November, a couple more realtors in December, and one more in January. No inspections were ever done. If *** had any concerns, they were required to be voiced by 12/02/2023, as the contract states that *** had 30 days to do so from the first walkthrough, which was the photographer on 11/03/2023. *** had 75 days to provide a Title Company and a Closing Date. Day 75 was 01/12/2024. We reached out on 01/07/2024 to find out the details on closing. They replied on 01/08/2024, day 71, stating they had concerns and were struggling to locate a retail buyer for the price. They stated they had an investor at 60% of their offer. This was well beyond the 30 days to raise concerns, as stated in the contract. They did not say that it was an offer, but I am sure that they would have treated it like one if we said that we agreed to that new price. I did not respond. We were still waiting for them to abide by the terms of the contract to provide a Title Company to be used and a Closing Date. They did not reply. They said that it expired after day 75. It did not. It is just a missed deadline.

Suggested I get written cancellation of contract and contact television consumer rights advocate 4/3 @7pm I emailed buyer requesting written with signature their nullification of the contract and revoking of power of attorney on accepting offers *************.com showed and stated on their website that they are a BBB Accredited Business with an A+ BBB rating. I was released from the contract- not because it was my choice, but because they refused to live up to the agreed upon contract after all contingency periods had passed.
