I was working with a realtor through Next Home who suggested *****************-owner of patriot home inspection to inspect the home I was under contract to buy in ********* Maine. They communicated a day/time and sent me an invoice to pay the ****** for the service this was completed on 2/28/24. This was completed and a report sent to me within a week. I did not go into the home until after signing the papers on 4/11/24. The home was not occupied during this time. Once I was able to get in I realized there was an issue with the water, I had no hot water in the bathroom at all, I had to hire a plumber to replace the coil in the boiler, he said there was no way this could of been missed on the inspection. At this time it was also noticed there was a small leak in the oil tank. This issue for the water was around ***** to fix. When I tried to reach out to ***** for more information on why these things were missed he did not respond. I sent an email on 4/22/24 still has not responded, my agent also tried to reach out to him. It took weeks to get a response, I have asked several times for his business insurance and he refuses to offer this information.
