****************** and its adjoining parent company have repeatedly and systemically harassed me over the course of a month and a half in regards to my medically registered and legitimate emotional support animal, going so far as to construct illegal lease clauses attempting to limit the number of emotional support animals per unit. This is, of course, not only in direct conflict with michigan state and federal laws, it is an outright violation of them. I am at my wits end and have no idea what to do, aside from contacting relevant housing authorities and retaining legal counsel.Review from Trinity J

The worst experience I have ever had, both with ******* and **** the supervisor. I received a bill for damages in the apartment I recently moved out of with no explanations, these damages were from previous tenants. I spoke with ******* and she very rudely stated "You received the detailed inspection report." I told I had not and then she sent one to me that had all the pictures and damages from the previous tenant. I wrote her back telling her this and they removed one of the charges (damaged blinds) and would not remove anymore, even though it was clearly on the move-in check list we turned in (Exhibit A). We listed stains throughout the apartment and rips in the carpet. All of the damages were there prior and listed on this form. They had every intention of removing the carpet, I know this because they ripped up the carpet then placed it back to take a picture of that area (nothing seen) and once they pulled up the carpet, they found a stain under the carpet (no description of what the stain was) was just noted "damaged carpets." I called ******* back and she tried to say that was part of the inspection process and that was a lie. I called and found out the process and got a verbal and written confirmation from the physical apartments management team. They took all of the deposit and then charged me an additional $447.49 to replace the carpet. This carpet was also almost 5 years old. They told me that it was prorated but was still charged for the entire replacement instead of just the room in question. The previous tenants had 2 cats and did not inform the apartments, I know this because I personally knew who lived in that apartment before me. I actually lived in these apartments on 3 separate occasions and always had a good experience. This was the worse I have every experienced. I have rented 2 times from this so called apartment business holder, I rented an apartment in *********, ** and Eastgate Woods, ** both the same results when moving out, first off they ***** rigged everything so it works while living there and then when you moveout they want to act like you broke it, they find and make up charges so you always go over your deposit, they want it freshly painted and no stains on the carpet and they make you pay for it, they tell you we can charge you up to 8 years on the carpet, both apartments had kitchen appliances over 20 years old, they show you their model apartment with all the best stuff and when you get your apartment and you see what you got and tell them you would like newer appliances they say well you have to wait on another apartment so you won't be able to move in, knowing you need to move in.The worst experience renting apartments I have had in my life and I am 62. Now I blame myself why I didn't look here before trying to get in business with this company. Only 1 star reviews. Well, I will add mine too. Nothing changed. People who work there tell you one thing, when they send you the lease agreement is completely different. Wait a minute! I am an attorney and I actually read every single letter. Do not try to fool people and get them robbed and stay with you for a year after they sign something they thought they were signing. And they are stuck with new rules/requirements/charges. Overpriced and not worth the money compared to where you would live.The worst experience ever! Of course, I never signed my lease and they wanted to hold my deposit. Why would you have deposit if I don't live there. I never asked for my application money. Anyway, the bank got this solved and I got my deposit back.Stay away from this company, apartments and management team. While on tour, the girl kept saying "oh I am new not sure about that". I suppose everyone who enters there for a tour would have the same 5-6 questions. They must know all the answers. This is ************************** in ************. Absolutely the worst experience Ive ever had I cant ever get ahold of the office about my issues and they dont complete work orders. I had a leak above my sink and they fixed it but they didnt patch the holes but the said they finished the work order but I still have holes in my wall in my kitchen not only that but they left my place a complete mess and didnt clean up afterwards. I am outraged and once my lease is up Ill leave and Ill make sure to tell everyone about my negative experiences!Review from Wendy R

I lived at ********************* in ****, ** from 2018 - 2022. When I moved out, the apartment was spotless, but a month later, I received a bill in the mail for $236.35. When I asked them why I received this, since the apartment was cleaned thoroughly when I moved out, I wasn't given a straight answer other than the carpet had to be replaced. Eager to just be done with the apartment and this property management company all together, I paid it and moved on. My experience at ********** was not good. Bad, discolored water, leaking in the bathroom ceiling when the person above me took a shower and the water would barely get **** warm. I would've moved out much sooner had it not been for the pandemic. Fast forward to (May 2024 / 2 years later), I applied for another apartment and was denied. The reason: Edward Rose and Sons has a negative **** on my rental history. The apartment complex just said it was a bad report from Edward Rose. I didn't have details at first because I hadn't received the email to request the report yet. However, I did call Portsmouth and they confirmed that everything was paid, when I called Edward Rose and Sons, they also rudely said I did not owe a balance. When I received the report, the amount of $236.35 is listed as a write off on my report as if it was not paid and they had to write if off. This is INACCURATE. I've called Edward Rose back, left a few voicemails for someone to call me back, but I haven't received a call back yet. I also sent an email through their website, no response. Why would something be reported as a write off when you obviously got the payment for it? What are you writing off? and WHY would you do this to negatively reflect on my rental report when its NOT TRUE. I have the proof that they received the money. They also SAID they did. I will be disputing this with Experian, but the lack of response and obvious misreporting and fraud is UNACCEPTABLE! My experience with this company has been nothing short of a nightmare. Initially, things seemed promising, but a cascade of issues arose, and the management's handling left much to be desired. The dryer in my apartment consistently reeks of food from other units, a problem unique to the dryer alone. On multiple occasions, I encountered a gentleman so intoxicated he was passed out in our complex parking lot. Additionally, there were instances of people smoking inside their units, causing the smell to infiltrate my bedroom and living room through the vents. When inquiring about additional fees owed, obtaining a clear explanation or resolution proved to be a painstaking process. I strongly advise avoiding this management company. A dream turned into a nightmare is what my experience has been with The Creek. Its an overpriced ghetto and I feel SCAMMED. Moving here was the worst mistake Ive EVER made. The female that lives above me must be an aspiring pornstar, wailing from night until morning. They stomp when they walk. Blast music and the list goes on. Then I have to choke on their marijuana fumes. This has been UNIMAGINABLY disturbing. Imagine not feeling at home in your own home. I made the property managers aware of this. ******* was kind and empathized with me. But unfortunately they have done nothing to assist. I was advised to have maintenance come at the wee hrs of the morning to verify the noise. If they knew the story of *********************** (deceased) (murdered & alleged sexual assault committed by the maint man)They would understand why, I am uncomfortable with having a random man in my apt after hrs with me alone. I was offered to transfer. But they want more money and wont honor my current rent. Its basically financial ****. How does offering a rent increase accommodate me as a tenant?! I want to move apts due to circumstances caused by tenants. Whom the property is responsible for. But mgmt will only assist if I place myself in a financial bind. I was lied to and told *************************** (property manager) was speaking with the regional manager regarding this matter. Little to nothing has improved. My lease is up in August. I cant wait for this nightmare to end. Weigh out all your options before moving here. They dont value their tenants or appreciate your DOLLAR.
