The worst place to get a builders loan. They will shut you down before you build even before their contract end date is than you are out thousands of dollars and they dont tell you that you pay for the jobs on your own and can only get your draws after work is completed. On top of the games they play not returning your calls and when you ask for a copy of the loan documents you signed the ignore you & never respond. I am out permit fees, down payment, closing costs, deposits for the contractors and much more.

If you actually WANT to close DONT use this bank!! If you are looking for a bank you can TRUST keep looking!! You will get little or no response from Shane B who clearly isn’t interested in providing ANY assistance. And is incapable of answering your questions. If you enjoy waiting around until he can get back to you in say a week or two than he’s the guy for you. If you like begging for a call back or need him to run numbers on a property you’re interested in it will be gone a week before you get a reply. Slow, Lazy, and Inept sums up his work ethic! Your forewarned!

Would leave negative star review if i could. HORRIBLE. My home loan is held through this company, and they failed to pay my property taxes to the correct property causing my property to be sold at auction and i personally had to cover the costs. They have not admitted fault and have placed blame on county officials although they were the ones that have been using my escrow account to pay property taxes on land i do not own. They are refusing to take responsibility for the situation and have only offered to cover penalty fees. After i researched and brought the issue to their attention they proceeded to provide me with a new mortgage payment that i had to correct due to incorrect figures. I am literally doing the job of the company that is making money off of my home loan.

Having a terrible time getting Northpointe to remove a random (unexplained) fee which they added to our mortgage since they took it over from another servicer in July 2023. I've contacted them by phone three times, and no one I spoke with was able to resolve the problem. Very disappointed in the lack of response to this error, and expect more from a BBB A+ rated company.

I had tried getting a mortgage for a vacation rental at all of my local banks with an 800+ credit score and owning my home and my business outright but with my wife working for herself and receiving a **** we kept getting turned down. Then I was introduced to **************** from **************** in ************,** and he did his magic to close the loan within 30 days ! I have nothing but good things to say about **** and **************** is lucky to have such a dedicated associate on their staff !

Worst ******************* Ever!As a real estate investor, I have gone through the mortgage over 2 dozen times. I chose Northpointe after a recommendation and the mortgage officer provided better rates than another bank I was working with. The processor gave me incorrect information about how/where closing funds could come from, luckily I verified before I liquidated those accounts. She would not answer telephone calls or return phone calls. Only communication was via email and text. I was given a final CD 4 times only to be asked for additional documents after we were told we had final approval. The day before scheduled closing, they verified my wifes employment. We had been working with them for over 60 days as we had an extended closing timeframe. They requested "one" more document 3 times in the last 3 days. The house we were purchasing was in another state and we were doing an in person closing. The day before closing, we wired $121,000 in closing funds. On our 6 hour drive the day of closing, I received a call they couldn't close the loan because my wifes credit score had dropped 2 points (718/720) below the threshold - which they knew 2 weeks prior and never said was a problem. I called the other bank I was working with and they were able to close the loan in 8 days! Do Not Use ******************

My loan officer discussed rates with me for a various period of time. Through the initial planning were talking about a 6.25% interest rate. When he sent me initial disclosures the rate showed 6.50%. I was obviously upset and confused as that wasn’t what we were discussing. I spoke with my loan officer and he assured me that was worst case scenario. He talked me off a ledge. Over the next few weeks leading up to our closing date I would ask him what the rates were and if we should lock our rates. He said no and that they were creeping downward. One week I asked him and he didn’t respond. It was approaching our closing date and wanted to have a good idea of what I was walking into. He sent me new disclosures that showed 6.99% AND I was paying 6K in points to get that rate. We never discussed points at all. To rectify the situation he suggested that we refinance in 6 months free of costs. I asked him if I needed to get that in writing, but that’s what they offer everyone apparently. I will never use Northpointe or Michael S again. I’ll suggest the same thing to everyone I know and warn them of the shady games he and his company plays.

HORRIBLE NORTHPOINTE (NP) EXPERIENCE!! NP Fiasco No. 1: June 2022 to August 2022. NP lost my first 2 or 3 timely, full value mortgage payments and listed then as either non- or late-payments. My home loan was headed into default. Credit score took a hit. It turned out the initial mortgage company was responsible, but I couldn’t get the NP staff to react, and was forced to look up the VP, otherwise who knows how long this would have gone on unresolved. This put me into “NP Alert” mode. Fiasco No. 2: In Aug 2022 and January 2023. NP wrongly assessed two payments as "late". One they "forgave" but still insisted that I WAS late. Provided Chase Bank Electronic Proof of Timely payments that they ignored. Due to Fiasco No. 3,below, I have not pursued the 2nd, Payment Fee (too busy with Fiasco No. 3) Fiasco No. 3: Nov 2022 - May 2023. NP imposed a Lender-Imposed-Insurance Policy, charging $3849 against my escrow account, for a supposed Expired Insurance Policy. I had never bought "expired policy" they ignored/ refused 4 requests for a copy of the "expired" policy. Next they somehow found and represented the "Expired Policy" on completely separate property that I owned. When I called them out on this error, they next presented "Expired Policy No. 2". Once again- I had never purchased such a policy. Finally, NP activated a Lender Imposed Policy), $3849 premium, sending me notice while on work travel (NP refused to maintain me informed electronically). Complained to FDIC and NP has now turned around and accused me of misrepresenting the Expired Policy and thus having mislead them. I am concerned that this can get turned around on me – empowering a counter-complaint by NP against me as insurance fraud Furthermore- I have to constantly go to their VP, in order to force a response out of this bank. My insurance broker and myself have spent tens and tens of hours just on Fiasco No. 3. Where did integrity go in the banking industry???
