Our final walk-through was strategically scheduled directly before closing... the Project/Construction Manager had obviously not been there recently. The house was a mess, white dust everywhere and caked into the wood-grain flooring, half the lights on the main floor didn't work, A/C didn't work, several areas in the LVP weren't lying flat, windows and doors weren't sealed, dryer vent wasn't connected, they found out the dishwasher leaked at that time, there was a hole in the counter by the sink with no info given about it, black soot covered the basement walls, storm door wasn't installed properly, most trim and window sills were pretty beat up, etc. We followed all the proper protocols to submit tickets quickly. The system doesn't provide verification of the ticket being received, no updates. Sometimes we'd get a call, which could take months, sometimes nothing at all. When we'd try to follow-up after months of silence, we would be met with annoyance, sometimes told it was never received. If we got an appointment and they actually showed up, they'd often only be given part of the info or do part of the job. Either way they'd almost always ruin or discover something else, leading to another ticket, another cycle. No Follow-up. 2 years later, many tasks still not complete, our frustration started to be met with resistance in request to follow through with their responsibilities. Their reasons for not addressing/completing a job randomly change. The Tradesmen would give info to us about the issue that M/I Customer Care would contradicting, reasoning why not to cover it. Sadly there is proof that I've been treated differently, as a woman, than the men that have also been dealing with M/I. They hide behind "we have open tickets" "we're addressing these issues" to evade arbitration and making a case against them with the Attorney General. They're knowingly building crappy houses they won't fix and provide junk customer care for. We regret building with M/I.

My wife and I purchased a house in 2021. After a year of living in the home and working with M/I Homes since that time has been a great experience.

We purchased a "spec" townhome in Minnetrista, MN just as it was being completed. As Eric, our construction coordinator, explained it to us, there were no options or upgrades available to us by the time that we bought it. It did already have many "Level 2" enhancements. We felt well cared for, working with Jessie on the sales end, and Rob and his crew for finance possibilities, Eric our construction manager who explained each phase of the building process at M/I, through the assistance of Renee for getting the "fix up" details scheduled and completed from the various suppliers and tradesmen. Since we moved in during May of 2022 all of our major mechanical systems have functioned very well. For a home built during abysmal weather (cold, wind and rain all Spring), during a COVID surge and beset by construction material shortages of all kinds, we feel that we did better than fine with our M/I town home. We have lived in a M/I home since 2020. We have many issues and most have been slowly repaired with frequent reminders. Most of our issues come down to quality. We have had a main floor faucet leak into our basement; this turned out to be a recalled faucet that was known to have issues. The issue was only addressed after damage had been caused. The unbalanced heating is very disappointing for a brand new home. If you live in your house (especially with kids and animals), be prepared to repaint the interior walls. The flat paint is difficult to clean. The walls chip apart frequently and the drywall tape comes off. Our biggest issue is that after just a year living in our home, we will have to replace our flooring as it is all coming apart. It is happening in at least three other homes. We believe there are some issues with our subfloor which our flooring inspector also believes. They try to find anything to pass the blame to repair this expensive mistake. ?? I have also been lied to about small things. Such as our house not having paint on it and property pins being in place. ?? Be careful of the paperwork you sign. When it comes down to a big issue that will probably need to go to arbitration, they trap you in a corner with the paperwork you already signed. Just know if you go with M/I Homes, be aware you might have to replace many expensive items.

M/I Homes of Minneapolis/St Paul, LLC Response

      01/16/2022

M/I Homes received requests for warranty service at the customers home, and repairs were completed for the warrantable items. We apologize for any delays that occurred with executing the repairs. Regarding the flooring, the manufacturer inspected the flooring and verified that there were no product or installation defects. The M/I Homes ************* Team will follow-up with the customer to discuss any concerns they have or additional needs for warranty service.

      Customer Response

      01/16/2022

After the manufacturer sent out an independent inspector, M/I Homes came out to check the trim. Since we are not allowed to see the report, that leaves us to believe that the first inspector noticed something wrong with the trim (same as the second inspector found). We shared our inspection with M/I Homes, but they refuse to let us see their inspection report. They are also only focused on one of the many flooring issues and are ignoring our concern regarding the other issues and the issue on our second floor. M/I Homes keeps replying that they will talk to us, but they have not since making these replies.
