I paid this business to get a business of 900 sq ft completed and open. I’ve been told by numerous contractors this job should’ve taken 8 weeks, max. He kept blowing off my job to do all his others jobs with every excuse under the sun onto why he couldn’t get people there to work, also blaming all the inspectors for things he should’ve known needed to be up to code and done correctly. After 9 months and it still was not completed, I had to find a new contractor to get the job done. Legally I was supposed to be open no less than 6 months of my commencement date. His negligence has costed me my TI (nearly $20,000) as well. The work that was completed within the bid that was given was not completely finished (plumbing and electrical, flooring, painting, mudding and dry wall). It was left a complete mess and the new contractors had to clean after we both agreeing to part ways. Now I’ve spent an additional $50,000+ to complete the job he did not finish and had to spend more because they had to fix the horrible job they. I am still finding out ways he has completed screwed me over financially. An Example; the lights that were supposed to be daylight bulbs, that I paid for, I can’t even be reimbursed for that by the store because he purchased them even though I paid him to provide with his invoice. Now I had to spend an additional $500+ on all new lights. I don’t think anyone else should ever fall prey to this and should be warned.Business response

To address the pictures submitted some were after we were removed from the project. This was an active jobsite. We picked up trash as we would change into different aspects of the job. We were removed from the project and lockbox changed on August 1st. Mrs. ****** hired another contractor while I was on vacation. Her doing so breeched our contract. We were scheduled to paint the space ourselves on Aug 7th. Time frame was a mess from the begining. She had changed the scope of the job multiple times from layouts, wall designs, ceilings heights and locations of work spaces. The drawings had to be resubmitted multiple times. I never issued a completion date as this project had many issue that were not involving our scope of work. The city made her redo the sprinkler system as we moved ceilings heights. She was informed doing so may cause this to happen. Our framing was done on 3/7/23. at this time we were asked to have the sprinklers and fire system up to code. The new sprinkler heads were installed and appoved for cover on 4/11/23. The next issue was the fire panel located in her unit needed to be brought up to date. This required wires ran from other units in her through her ceilings that would be covered with drywall. We could not move forward until this was completed. The permit for this was issued on 5/2/23. Rough cover inspection was on 5/24/23 at which time I scheduled the drywallers. Drywall began on 6/13/23 and completed on 6/28/23. At this time the lockbox code was changed and the breech of contract happened.
During all of this time I had kept Mrs.****** informed on the progress good or bad. I can not install or make progress on a job that is shut down and can not move forward all out of my hands. The last thing we completed there was the drywall work. She hired her own painters if there is issues with that, flooring and final finishes were not on ****** Construction. The electrical and plumbing was paid up to rough inspection and that was all completed to that point when we were removed. She had picked out all of her own lighting and I just ordered it and brought to the project. These think could have been returned under my company name without issue through the **** ***** system.
As far as 8 week time frame that obviously isn't as true as she has implied as we had been off the job for 10 weeks before she had gotten the project completed. It was left from drywall to finish should not have taken 10 weeks as she was trying to TELL myself and subs that Aug 31st she was opening no matter what.
