      A deck was built in spring of 2022 for my property by K-Seven properties LLC. This company did not use a city permit and the deck was not inspected for safety. When I went to sell my home, multiple inspectors verified that the deck was unsafe. The cost for repair to get the deck up to safety code was $6600.00. I am asking for this amount to bring the deck up to safety standards.

      Good afternoon,

      I am responding to the complaint as follows. I was hired to paint the house, replace gutters with new gutters and tear down old deck and rebuild new deck. The work was completed and the customer was happy and sign off and paid in full. One year later the customers is complaining now that she cannot sell her house because her deck is unsafe. I purchase all items through ********** (stair treads and railing in which it is pre-fabricated to code and I cannot change it so to say its not to code is not correct. I also do home inspections and the number one rule for home inspectors is to point out items that need further looking into and we can never say something is not correct or wrong or the inspector would be liable for someone who purchase the home so I do not believe the inspector said that. I am sorry that someone did not want to buy her house but I do believe its not the deck that they back out for other reason. The customer sign off and now year later trying to say something is wrong is not correct.

      I am rejecting this response because:
      Attached, you will find documentation from two different licensed building inspectors detailing the safety hazards of the deck that was built by K-Seven properties. 
      The reports state that the deck was not built to acceptable building standards, and is not safe in its current state. Just because pre-fabricated railings and stair treads were used does not mean that it was put together in a safe way.
      The report also details that there are unsafe railings, improper framing support, inadequate posts and ledgers, under sized posts (4 inch which should be 6 inch for that height), and the absence of railing on the bottom deck adequate to hold a person up if they fell off the deck. In fact, no railings were installed on the bottom deck, just mesh netting material which is an obvious safety hazard. The stair railings were constructed of 3 2x4 boards (see pictures). According to safety standards, the openings on stair railings should be no greater than 4 inches to prevent a childs head from being trapped. The stair railings constructed on the deck would allow a child to fall easily through the large openings.
      It is a gross error to think that this deck is anywhere near safe in its current condition as evidenced by the multiple reports cited.
      I maintain the position that the deck builder should reimburse the amount required to bring the deck up to safety standards.

      He was contracted to do some work, my mother had a stroke and couldn't be by herself so I moved in with her. Work needed to be done on the basement, bathroom and upstairs. He did work. The bathroom had a tub and he put in a walk in shower but not done correctly. Water is leaking. Water has to be swept towards the drain, handles had to be replaced twice, faucet had to be tightened, the flooring is weak particularly around the toilet, in the basement he did do work and I asked him on the foundation on the outside and inside that there were no leaks, any cracks in the foundation to be repaired. He put up drywall on the inside of the basement but on the outside he did not do the foundation, where he found cracks he did not do the foundation on the outside. The work started in Oct, 2022 and was supposed to be finished on Nov. 16 and he did not come. He put up a patio and deck and still did not expose the entire foundation, now the railing on the deck is loose. I called and left messages and he said he would be there by tomorrow. He did work but it was not seamless as I expected him to do.

      Good afternoon I would like to address the complaint from Mrs. ******. We completed her job (renovated shower upstairs and downstairs as well as a complete renovation of her basement living area) on December 9th. At that time, she was happy and satisfied and paid in full. On December 29th she sent a message saying her floor drain in laundry room was backflowing on to her basement floor along with her shower drain in the basement. She called nonstop and showed up at my house saying it was my fault and I needed to take care of the issue. I had reached out to my plumber, and we went to her house to identify what is causing the backflow. He augured out the floor drains and found a busted pipe outside underground by the road. This had nothing to do with my work, but I paid for the plumber to auger out the drains. I did not ask to be compensated for my time or materials needed but told her I didn't want to be taken advantage of. Then on January 2nd, 2023, she called me about a pipe busted and water coming in her basement from upstairs. She yelled at me saying it was my fault. I went to the house and tore apart the ceiling to find the issue and show her the pipe in her wall had busted. This had nothing to do with the work she paid for. I showed her the pipe and she called a plumber to fix said pipe. Again, I was not compensated for my time and labor. After the plumber fixed the pipe, she wanted me to fix the wall and trim. I did help her out by taking care of the wall and trim at no cost. While the plumber was there, she had him install a new shower handle upstairs because her mom had broken the one, I recently installed. Again, she called me numerous times on a Saturday saying her mother broke the second handle on the shower and I needed to come right away to fix it. This again has nothing to do with the work I performed, and I was not available to even help at the time. Her cracks in her foundation she stated I repaired and filled inside all cracks and exterior the cracks only were 2 feet, so I repaired and filled those. She has not had any issues in her basement since. I understand she has never owned a home and she moved in with her mom into an older home to help her mom. Unfortunately, things are going to happen and need repairs, but I never agreed to be her personal repairman. I tried to go above and beyond to help her as much as I could, I even had my wife and friends help move her from her apartment into her mom's house. I did not expect anything in return, I was just trying to be helpful.
