DO NOT RENT FROM THEM. Since I have been with 10 Federal they have raised the rent 6 times in 3 years. They raised the rent again in April of 2024 and they just sent another increase yesterday. Ive gone from $96 per unit per month from when I started to now they want $177 per unit. The kicker is that they have the same units I have (10x20) listed for $133 per month on 2 different websites. So rather than lowering the rent for customers who have paid their rent on time for 3 years you want to raise the rent but give new customers a lower rent.Review from Porsche R

They deny your insurance claims! They claim to be gated and security video but neither. Stuff gets molded and stolen. They give you the run around. The insurance company you file with never returns your phone calls.Review from D N T

Worst company I've worked with in my 73 years on the planet. They've sold out to corporate greed and lack of care for customers. I AM grateful to all the folks at 10Fed I've dealt with who are NOT the upper management of 10Federal. They are, instead, the concrete shield corporate uses to protect themselves from dealing directly with tenant complaints as they pad their pockets with our hard earned money and create stress for us as they do. Doing business with them has been a horrible nightmare. 1. They have price gouged with rent hikes in just a little over a year (me from $95/mo to $175 mo with that higher amount, to me, a loyal tenant, much more for the same unit than they are advertising online the standard rate to be at this time (not a promo rate, but the 'Standard' fee) 2. Temps up to mid-90's in higher priced climate controlled units in Summer 3. Motion lights that, when inside needing to spend some time going through some stuff to organize and downsize, I, an elder tenant, has to walk back and forth, back and forth, back & forth a good distance to re-turn the lights back on every 10 or so minutes; HORRIBLE security - multi unit break-ins at my facility with lots of video showing it happening and 10Fed NEVER NOTIFIED tenants of same or helped tenants deal with the situation; I have actual proof of a lie when calling about why 10Fed lock was on my 2nd unit that was not broken into; and the absolute worst communication (no response to multi requests for a management call back) of any corporation I've ever dealt with. Again, I thank the lower tier staff and feel sorry they have to take the ***** for the folks who make all these decisions and policies. My years in that same spot under the original owners/managers were great and stress free. I vacated 10Federal a few days ago, Good riddance.Review from Faith W

Trully horrible experience. This is a foul unethical company that exploits their customers at every opportunity. After moving my stuff in and leaving the area for a work assignment, my rent soon began to increase incrementally until I was paying nearly 3x what I had initially agreed to. I eventually had to drive back across the country to clear out the unit because the cost was so insanely high. When I arrived, I found my lock had been changed, items were missing, there was rat p*** all over the place, AND my vintage clothes collection was completely infested with moths.... an issue I am still dealing with months later... They also go to great effort to try to hide reviews and make it very difficult to file an insurance claim.... So the additional thousands of dollars I spent on full coverage insurance was just more money unnessisarilly wasted. Thousands of dollars gone for nothing but the real damage (family heirlooms, four generations of photographs, 30 yeats of a vintage clothes collection from the 1920s-1990s, rare record collection, books, to say little of the stress, sense of helplessness, and total loss of trust) cannot be quantified.10 Federal Finance, LLC Response

Rental Agreement: Our rental agreements are structured on a month-to-month basis to provide our customers with the utmost flexibility. It's important to us that we communicate any changes transparently, including adjustments in rental rates. These adjustments are occasionally necessary to offset rising operating costs, such as property maintenance, property taxes, security enhancements, and overall improvements to our facilities, ensuring we continue to offer the quality and service our customers expect. As per our policy, we ensure to notify our customers of any rate changes with a 30-day advance notice. According to our records, this policy was followed regarding the adjustments to your rate.
Concerns about your unit: We take reports of missing items, rodent damage, and other concerns very seriously. We want to assure you that we are here to support you through these issues, including the claims process with the protection plan.
Communication Attempts: We reached out on December 28, 2023, to discuss your concerns, but unfortunately, we did not receive a response. We are still very much open to discussing these matters and finding a resolution.

Company fired me for health issues that started after working in their toxic workplace. They had letters from my dr and would make us work from home if the internet was down at the office or they didnt have a supervisor. For a month and a half I had to work 6 hours at the office and 2 at home because the supervisor left during my shift however they would not allow me to work a full day from home at the request of my doctor and ultimately fired me for it. Leadership openly admits to employees they think people who rent storage units are stupid but they are willing to make money off of them. They made minorities feel uncomfortable and made all of us aware they did not value employees and see them as replaceable. This is the worst company anyone could ever rent a storage unit with! I rented (all online and self guided) a 5x10 unit for an outrageous $99 every 1st of the month. I electronically signed the lease and paid $64 on 10/18/22 ($22 NON-REFUNDABLE ADMINISTRATIVE FEE) which makes no sense because I administered and guided myself through all the steps required to rent from these people. Anyway, the rest of the $64 was for the remainder of October's rent. I was desperate for somewhere to store my belongings because I lost my job in September, was evicted from my home on October 3rd, and have been living in my car pretty much. I just found another job and had all intentions of paying my bill on the 9th when I get paid. I failed to read every word of the lease, which says after 5 days there will be a late fee of $15 or 15% whichever is greater, tacked onto the rent... Fine print in the same paragraph states that they can deny access to my unit and block my access code from working for being 5 days late. I just lost access to all my belongings and have nothing clean to wear to work today. 6 people have been abruptly kicked out and given only 24 hours to move all of their things just because they wanted to terminate their lease to scam more people out of $22 for each new rental agreement and up the charges on each unit. My husband had a bigger unit and was one of the unfortunate ones who had until 4pm on the 24th to vacate premises with his belongings and was told (by email) that after that he would be prosecuted for trespassing if found on the property and no reason was given. He was not late on his payment, as everyone pays on the first and we just scraped the money up for the 10x7x8 for $79 a month at the beginning of October after being evicted with 2 days to get out. Read your rental agreement carefully and proceed with caution. No one is ever there and theft has been a problem along with vandalism. They don't care. They are money hungry like most.
