      On 5/23/2023 my husband and I went to look at a house that was for rent. When we went to look at the house it seemed legitimate. There was a lock box on the door and they sent us a code to let ourselves in. We loved the house and wanted to apply right away. The next day on 05/24/2023 we EACH paid an application fee of $75. So we paid $150.00 to apply for this house. On 05/25/23 the house was taken off the market. We never received any information as to whether we were the ones accepted or if our application was rejected. I reached out to the company on 05/26/23 and received an email back 05/27/23 stating the property had already been leased. Since that time we have tried to reach out to them several times and have gotten no answer back. This has given us doubt that this company actually exists and is even a legitimate company. In the application included all of our personal information including social security numbers. Now we are left feeling that our information is compromised. If the company is real then why were they still taking peoples money to apply for the house if they already had an approved application? My understanding for an application fee is to pay for the credit check and criminal background check. If the house was taken off the market the day after we applied, we are thinking they didn't even run our information because they already had an applicant. That is if the company is actually even a real company. We feel we got scammed and at the very least we want others to know to beware of this company and we would like to get our $150 back.

      I am reaching out in regards to a complaint that was reported today against our company - ID ********

       

      I wanted to confirm that we have addressed all issues from the two applicants that filed a complaint. There is a process when we show and screen applicants that we must follow.

       

      The property was shown by other potential renters the same day which led to more than just once application. We have a tenant criteria that we must follow. We are charged a service fee for our screening services as well as our income verification screening. We ran the income verification before we ran the background screening. The two applications did not meet the tenant criteria with the income verification. Therefore we did not run a background check on them. There were other applicants that qualified for the property. We must keep the house on the market until we receive a security deposit. The two applicants were notified that the property had been leased to another applicant. 

       

      We do not issue refunds unless it is requested due to having to cover the costs of the screenings. It is also noted that it is nonrefundable before they apply. That can be found:  Also, our screening service is a service we pay for. 

       

      ***** states that we double charged her. However, we have no access to how applicants pay. All of that information is confidential. When she addressed that she had been charged again, I immediately put a call into our property management software. They have reached back out to me and explained that the refunds have been issued. I expressed my concern to them about the 2nd charge she claimed but I am waiting to hear back from that issue.
