I wouldn’t recommend this company to any just because of lack of communication, their is mold on the vent, they don’t respond until 2-4 months, when it comes to people with another language they will keep you on hold until either you hang up or tell you they will call you right back. When you call them for the right price they claim that they will send you the right price of the bill, they send the bill after your late fee pass so they can put the $100 fee on there.Review from Noemi A

I’m applying to rent and since they didn’t work on my application I didn’t receive my 50$ back from them still they’ve given me the run around for 2 months now. Please just give me my money back.Review from Kevyn P

I feel like I’ve been ripped off! I rented a house at *** Woodall Rd in Stockbridge, GA for 1 year and recently moved out. I received my inspection report and you’d think I lived there for years. From reading some of the complaints, there seems to be a pattern of AMH using a majority of a tenant’s security deposit to complete normal wear and tear tasks to recondition the house. Here’s what was listed: - $2: Hardware, Uncapped (washer machine water connectors) - $25: Toilet seat replacement; must’ve missed this one (just needed cleaning not replacement) - $3: Bathroom Light bulb out; not sure when this blew out. - $25: Hallway light bulb is actually on in the picture. - $252: Full interior cleaning (The house was cleaned better than it was when we moved in. This should be standard service (unless you trash the place). I have pictures! - $5: Cooktop light (never used) - $582: Wall to wall painting. Why is this required instead of spot painting? I had no kids/pets! - $350: Painting trim/base/doors. The only door needing painting is the garage door from the garage side (I didn’t think to note the door when I moved in because it was a “garage door.”) - $2: Garage remote battery. I guess one of them is not working, but the one I used was fine. - $30: Rekeying the door locks ($10 ea); why is this listed for tenants to pay for out of their security deposit? - $125: Bulk trash removal. I placed all trash in the trash bin and all recyclables in the recycling bin. No trash was on the ground or in the house but I’m getting charged for this. Total in “damages” = $1401.20 (Security Deposit = $2050). I tried to contact my rental manager to get clarification. I never received a reply or call back! If this report stays like it is, I’ll only get $648 back. Future renters, make sure you take pictures and notes of every little detail wrong! AMH definitely took advantage of me! I paid on time and never had any complaints. My first and last time renting from them!Review from Derek W

I've had a damaged roof receiving water damage from rain. They haven't moved the work order at all and it has been a month. My sink has been leaking for a week and still no one has come out. House was filthy when I moved in and smelled like cigarette smoke. DO NOT USE THIS COMPANY!!!Review from Naenae L

Wish I could give 0 stars! When you read reviews about the bad listen to them!! I decided to ignore and give them a shot but atleast Im not in the home yet dealing with other issues!! Went around with them for over 2weeks! Done everything they asked sent them everything they asked! It was always them needing more of my fiances things. Was it them assuming bc of his name he was an immigrant or what? Hes not lol. Everything was provided. My checkstubs and his. Application shows they never verified mine and I was listed as the main applicant. They wanted his bank statements after check stubs so I sent them in pdf form last 3months and they said we would be set. Sent them my letter for our service dog and she said we would be set to go. Well next thing they couldnt accept the bank statements! Why? They didn't know it why the other department said no. It clearly showed his direct deposits and amounts from his paycheck but ok. So then they send a link wanting him to sign into his bank account so they could verify income. Ok sooo his check stubs with year to date amount showing as well wasnt enough verification and 3months of bank systems showing checks wasn't enough??! Ok well we tried the link they will see exactly what we already sent. The link kept giving us an error to log in for some reason. So I told them that asking what else we could do. They sent another link and same thing. I even offered to give them direct login to his account!!! Mind you they never asked for any of this with my income which I found odd. I still tried to do what I could and offer what I could. They just kept sending that link to login. Finally I sent an email and she responded with she was getting together with the supervisor to see what the issue was..I responded with how I was confused with it all and we needed to move asap to let me know. Received an email back being denied for lack of bank info..wow..35wks pregnant over 2wks wasted and none of it makes sense..run from this place!Review from Ray C

This company is a nightmare. They do not provide timely service. They fix things using handymen who do not have the knowledge or expertise necessary to fix things. The wait times on the phone are ridiculous. The employees are inept. I would not rent from them. Period.Review from Amanda K

I’m shocked to see all these one stars. We have lived in our home for a little over a year and just signed another 2 year lease. There have been a few cosmetic things to change which were no problem. The day I moved in (in May 2023) we tested everything and noticed the AC didn’t work. They had someone out there and fixed within 48 hours. We didn’t need the AC at that time so they easily could have taken their time but they didn’t. We have never been late on a rent or utility payment. I have been very satisfied with this company so shocked to see so many unhappy renters ??Review from Ryan N

My parents rented from American Homes for Rent in September 2023 for one year. The house was in the same shape as it was at move. One week after move out I was stunned when they received the “repair and damage list”. ASTONISHED that the total “repairs” equaled $19 less than their deposit. The items listed were ridiculous- things that I would have never thought to document during move in (shower head not the “color/style of home, door stops missing, a documented measurement of clearance between the ground and tree branches). I submitted photos I had at move in to refute the need for painting as the walls were a mess to begin with (mismatched paint colors leaving glaring spots on wall, nail and screw holes, cracks in wall and ceiling). I also had a photo of the brick mailbox that is leaning at about a 25% angle which has the tree in the background and oddly at move-in the tree did not have a 7’ clearance. The charge for that was $500. At move in I requested that the kitchen sink be replaced or at least reglazed as the white sink was black, cracked and peeling. I was told via email that “unfortunately this is a cosmetic issue”. We were charged an astronomical amount for cleaning - the house was clean when we left. I had pictures, but I was told that we “didn’t dust the top of the refrigerator” and “the vent-a-hood was dirty” along with bathtubs not being cleaned (plastic tubs with built in stains) which I BLEACHED. This is an absolute travesty against my parents (75 & 78 years old). They did NOT do anything to cause $1945 worth of damages. The best part of all of this - after I disputed, I received a response that “as a courtesy” one charge would be cut by 50% (tree) and a couple of things removed….when we received the “final amount” - nothing changed! It was the same as the original quote. I will not quit pursuing a refund of their deposit - one way or another. These two sweet, old people do not deserve the undue stress this has caused and continues to cause.Review from Sergio T

***DO NOT RENT FROM THEM*** I rented with them for 4 years, it took them two and a half to fix the A/C and the only reason why they half fixed it the first time was because after their handyman “looked” at the system 3 times and told me it was good, I found a 9 inch tear on the tubing. The second issue was a bad compressor they tried to Jerry rig the first time it failed within 15 days, and at the end was replaced for a new one. Also the toilet sit was not properly installed so it leaked for almost 3 years, it took them 4 visits to figure out the floor under the sit was uneven and that needed to be fix to solve the issue. There were other issues but I will probably run out of characters if I go in depth. Finally, and while moving out we requested to be present for the move out inspection and they tried to do it without us. Luckily my wife was driving by the property at 0645 and caught their guy trying to break into the property. When my wife asked him what he was doing his reply was “oh is good that you came because of you didn’t I’d have to break the lock and charge you for it” these are the type of people you are dealing with when you rent from American Hones 4 Rent or AMH since they are trying to rebrand now. If you don’t have to, DO NOT RENT FROM THEM!
