I was in the process of refinancing my home and was given this company by my mortgage company to use. I paid a fee of $560 for an appraisal on 6/8/22. The man that came for the appraisal was unprofessional and inconsiderate of my time as a work from home professional. The Appraisal was sent back to me completely wrong in regards to square footage of the home and the comps provided for the neighborhood which reflected the apprised value. This professional negligence drastically affected my timeline on closing and I would like a full refund for the completely unprofessional appraisal that was given. No actual time or research was done and that is the service I paid for.Business response

BBB, This is not a BBB issue. We always appreciate input if warranted. In this case, the homeowner is NOT my client. 99% of our work is not for the general public. Our client in this case is the LENDER only. Homeowners are only given a copy of the appraisal for their records. If a homeowner has any concerns or questions pertaining to the appraisal they HAVE to go back to their lender who has ordered and owns the appraisal and correspond through them if they deem appropriate. It also has to be understood that these are not personal opinions but are part of a set of carefully laid out professional guidelines to maintain privacy and integrity with my CLIENT, the Lender. I am rejecting this response because:
After speaking with the Lender, we were told prior to this complaint, and again after the complaint that they do not hire the Appraisal organization, this is an agreement between the home owner and the Appraisal company only. In short, we paid for a service that was not completed to a satisfactory level, resulting in a report inaccurately depicting the size and value of our home.
The appraiser and the organization that he represents used standards that are not required in the State of Ohio, and are inconsistent with the local market (specifically this subdivision). See Ohio Revised Code Section 4763.13: " In engaging in appraisal activities, a person certified, registered, or licensed under this chapter shall comply with the applicable standards prescribed by the board of governors of the federal reserve system, the federal deposit insurance corporation, the comptroller of the currency, the office of thrift supervision, the national credit union administration, and the resolution trust corporation in connection with federally related transactions under the jurisdiction of the applicable agency or instrumentality...." There is no requirement by the State to utilize ANSI Standardization, which the appraiser utilized to draw the conclusion that nearly 15% of our finished home is not livable space.
