On February 28, 2023 I entered into a purchase contract with Community home buyers for the sale of residential real estate for a property located at **** ******* ***. they had five days after the effective date to inspect the property, there five days ended on 03/05/23 at midnight. On March 6, 2023 **** ***** called me and asked me to reduce the price by 25,000. Because he stated it needed more repairs then he anticipated, and that the value was one amount and that he would not make money on the property. He tried to bully me into signing a release so that he could get his deposit back.

****** is being very dishonest in this review. We originally spoke with her and went through the full condition of the property with her. We made our offer based on the info she gave us. When we sent the contract, we advised her to have it reviewed by at attorney. Instead, she signed it right away. The next step in the process for us is to send someone to the home to take pictures. She declined that option and elected to do it herself, which we think now had to do with a misreading of our inspection period in the contract -- she mistook seller obligations for the end of the inspection period and intentionally took more than five days to send us pictures thinking we would lose our right to terminate based on condition. When she did send the pictures in, it was clear the property was in much worse shape than she had originally indicated. When my partner reached out to let her know that we couldn't move forward at our contract price with the property in that condition, she began to email and text us saying we had no right to terminate or collect our earnest money and had no choice but to close on the property. I have attached our contract, emails she sent us, and the call where my partner spoke about a price decrease. He in no way tried to bully her, he simply informed her that we could not move forward given the condition and that if a lower price didn't work for her, we would understand fully and would terminate the contract. After that call, she attempted to blackmail us based on a misreading of our contract. It was during this process that she submitted the BBB review, likely out of spite.

While it is true that our contract has an open ended inspection period, it was freely available for her review ahead of time, and again, we advised her to have at attorney take a look before signing. If it is requested, we always include an inspection period deadline under initial terms and conditions, but since we are a cash buyer and try to move quickly, it is not normally necessary. It is clear that in this case, she saw what she thought was an opportunity to force us to buy a property in bad shape at a price that suited her. No attorney will verify her claim as it is baseless. As such, this review is just another act of bad faith on her part.

[If you do not say why you are rejecting the company's response, BBB must close your complaint.]

I am rejecting this response because: they tried to bully me to accept a lower price and knew that they were passed their inspection period, as they have also done this to elder people within the same community as well.

      Regards,

      ****** ********
