Contract was Dated & Signed on July 15, 2022. Work to be performed on Both Sides of Front Steps and Over Doorways was: Removing ALL Existing Old Stucco, Order & Professionally Instal Manufactured Stone to Owners Full Satisfaction, Tape Off New White Porch Posts, Clean Both Walls/ Clean Up & Throw All "Trash" into Dump Trailor Provided by Owner! Then on 2 Ledges: Remove All Existing Stucco, Instal New Stucco to Match Color "As Close As Possible". This Job Quote was $11,500 Total! ($1,500 & $7000 Pre-Paid For Materials, with $3,000 Balance upon Job Completion!) **** ***** Has Been Paid In Full $11,500 as of August 4, 2022!!! During this Current Work Being Performed, **** Recommended Additional Work to be Done with a Seperate Price Quote to Fix the Actual Front Steps & Top Porch Areas! On August 4, 2022 **** Wrote Out (On Notebook Paper) a Quote Totaling $9,500 to do this Next Scope of Work And Asked For AND was Given a $6,500 Check "For Materials"! RESOLUTIONS NEEDED: The 2 Stucco Ledges Need Repairing as the "Finish Coat" in Many Areas is Too Thin and The Concrete Base Coat can be Seen Underneath, Other Areas are Too Thick and Has "Humps" on Top and "Clumps" Around the Base! The Manufactured Stone Wall has MANY ISSUES That Are NOT FIXED!!! -Not ALL Wall Areas With the Existing Stucco, Was Removed! (Manufacturer Voids Warranty If Not Done)! -Corners Are NOT "Staggered Stacked" Into The Corners as Stones Should be Correctly Installed (1-2" Gap Filled With Concrete Instead)! -Joints Connecting Stone to Wood/Stucco Surfaces Are NOT Sealed Properly! Open Gaps Still Exist! -Joints In Entire Wall Need To Be Filled (Should Have Been Installed Closer)! -There Are Cracked, Vertical & Pieces Of Stones Needing To Be Removed & Replaced! Rubber Mulch In Flower Beds Has Concrete & Stucco In Them, Needs to be Replaced! Concrete & Trash in Yard Needs to be Put In Dump Trailor! $6,500 Deposit On Step Work Needs To Be Returned!!
