I signed a lease with EPM on 2/13/24 and from that point on, my experience has been filled with frustration and disappointment. There were immediate issues upon move in and it took 10 days for EPM to get in touch with the owner of the unit to approve any work. Multiple bad vendors were used as they were condescending and one vendor even has a ****** review that states the owner of that company showed up to a job intoxicated, was asked to leave, then the customer had to call the cops on him because he was passed out in his truck. It took plumbers 2 weeks and 5 different visits to finally locate a leak I had been seeing for weeks. One vendor asked us if our fridge worked during a visit to fix our cabinet and when asked why he said because it was broken when they did the check during the last tenants moveout. So enterprise rented a unit knowingly with a broken refrigerator.The owner has even come to see the issues and he said himself that 7 weeks was too long for their to be holes in my ceiling. This has been my main issue as it kept me from completely moving into the downstairs of my house because there was all this drywall work that needed to be done. Now I am dealing with a rank smell that is only present right at the entrance of my home and I have been trying to get in touch with them all day.I have had to meet with 20 different repairmen across 17 different days so far. They still have not completed the drywall job, nor has anyone contacted me about finishing it and it's been a week. I have had to miss 17 days of work so that I can be available for this maintenance and they are no where near done with having everything fixed.At this point I would like a refund for at least 2 months of rent and everytime I ask about that I am either told "that's the owners responsibility" or I am just completely ignored. The alternative would be for them to just let me out of this lease once I find somewhere else to move to.The word doc attached details everything.Business response

My understanding of the situation is that *************** put in several work orders on this property not long after moving into the house. Enterprise Property Management sent out several vendors to attempt to solve the issues. Some of our contractors could solve some of the problems and some couldn't. In the end all problems were resolved to the best of our ability, and after negative reviews were given of her experience on ******* we've compensated *************** twice, ended her lease early and have refunded her deposit. As of yesterday, her deposit should be refunded and we should be clear of the situation.

If you are looking to rent a property in a timely manner please beware. I applied for a property and the next day my co-tenant and I received an email to submit our supporting documents within 24 hours for the background check. A few days later we called back to check on our application status and were told that another applicant had already put their $250 holding fee down and if we wanted to be 2nd in line then we would have to rush to pay $250 for our application. We were pressured into paying the deposit fee. After putting our $250 down we never heard any correspondence from this company. We would call every other day and they would say that the application was still under review and give a lot of excuses. If the holding fees purpose is to take the house of the market then why are other people able to pay the fee? How are you accepting $250 deposits from every applicant when their application isnt even approved yet? Why is this company taking a $50 deposit fee per applicant when someone else can pay a holding fee before the application is approved? Every time we would call to inquire about our application ******* would be extremely rude and short with us. She would even ask if we were interested in another property that we did not apply for. Approximately 3 weeks later we received a call saying that we were approved but we were still second in line. ******* eventually called us and told us that the house was available to view because the people who were first in line did not want to rent the property. We did not proceed with the rental process because Enterprise Property Management ignores their applicants and their property manager, ***************************** is extremely rude. My co-tenant and I paid a $100 application fee to be completely disregarded in the process. PLEASE BEWARE!Business response

Thanks for your message and we are so sorry that your experience with EPM was a negative one. We will happily issue a refund for your application fees. We strive to provide positive experiences in helping people find housing, so we'd like to explain our process in this particular situation. You did apply for the home when the home was a Future Listing meaning the home was not available yet to the public to view or to sign a lease on. You received our standard email of what is needed in the next ******************************************************************************************************************************* line. The email you received explained that if you do not pay that with in the 24 hours then we are not holding the home for you when it comes available. You decided to not pay the homehold deposit or security deposit in the 24 hour time frame of the house being available to view (when it was made ready). Once your 24 hours was up we moved on to the next application as we had multiple applications that had come in on the property. Due to no homehold deposit or security deposit being placed, your application became 2nd in line for the home. You did bring in the homehold deposit after that time to remain second in line for the home. You did get approved for the home. The delay in our communication with you was due to us processing the application that was then placed in front of yours due to your not placing a homehold deposit or security deposit down. It is out of our control how long it takes employers and landlords to get back to us on their verification forms. Once you were notified that you were approved, you were told you would not hear back from us until the home became available and the applicants in front of you got to view the home first to see if they wanted the home or not upon viewing. The $50.00 per person, that is application fees that is used to process the credit report. In this situation, we will happily give the application fees back to you.
