This company was hired through another company (HelpYouDwell) to clean out a house which include removing trash and taking anything that could be donated to the appropriate place. The majority of the trash was already bagged up and the items to be donated were also bagged if they were clothes and any furniture or trash was obvious. They removed 80 cubic yards of material for donation and 30 cubic yards of trash. They charged $110/unit with the total # of units being 110, so the charge was $6600. It costs $70/ton to take trash to the waste station in Knoxville. Based on the portion of the cost for the trash, which would be $1800, I doubt they had 25 tons of trash, so this seems like it was overcharged. There were supposedly 2 dumpster trucks that went to the dump, which would be $900/truck load to the dump. The charge for taking the donations to KARM on Kingston Pike in Knoxville was $4800 which also seems like it was an overcharge - there were supposedly 4 truckloads that were donated, which would be $1200/load. They also said there 4-6 workers at all times. The charges really seem outrageous to me.

Our company, Junk Galaxy, was contracted by Help You Dwell to complete a home cleanout at **** ***** *** ****** ****** - Knoxville, TN 37931. We have never spoken to or even heard of **** *****. However, we did meet with her brother, who provided instructions prior to beginning the job. ***** could have easily contacted us to express her concerns, but she did not.

Our standard rate for removal and disposal or donation delivery is $70 per cubic yard. For this job, due to the volume of material in the home, we reduced the rate to $60 per cubic yard. We completed the work over the course of three days--two days on site and a third day delivering items to donation centers and recycling centers. Over the course of the job we utilized six employees each day, along with one dump truck and two 15-foot box trucks, removing 7 loads of material totaling 110 cubic yards. The property is a three-level home on a steep slope, and our crew removed material from each level. To clear the basement, the crew had to carry a large amount of heavy material around the house and up a hill to the driveway.

Junk removal is arduous and dangerous work. As such, we carry liability insurance, property damage, worker's compensation, and commercial auto policies. In addition, our trucks and equipment are expensive to purchase and maintain. As with all businesses, there are other operating costs such as taxes, building lease, fuel, disposal fees, and more. All of these costs contribute to our pricing structure.

That being said, our pricing is very consistent with our licensed and insured competitors in greater Knoxville. While junk removal rates might seem high to someone who has not used this sort of a service, it is also a luxury service. Meaning, customers are by no means forced to utilize our services. That being said, we completed all work according to the specifications provided and within the requested timeframe.

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.

Thank you for providing the information about the services. Since I was not there and am unfamiliar with the pricing, the bill was shocking. I appreciate the response from Junk Galaxy and it makes a lot more sense now. Thank you again for your fast response and for the work that you did.

      Sincerely,

      **** *****
