      On October 7, 2021. *********************, a professional inspector from Superior Inspector inspected my home and mis-reported foundation issues. He reported "Foundation Deflection and within tolerance at time of inspection and does not require leveling." However, 6-8 months later I am learning that this house has significant foundation issues. According to professionals there is a 6-8" drop on one side of the house. A 6-8" drop could not happen in that short of time, according to Foundation professionals that have come out to look at my homes foundation. this inspector was hired and recommended by my realtor. I have reached out to the realtor *************************** with **************************************, her superior, *************************** and ************************* and the inspector ********************* and no response to date.

      I (Luis  ******) inspected the property ********************** on October 7, 2021. On that day, I plotted the foundation using a precision altimeter (ZIP Level). The level showed that the house was low towards the front about 2 inches from the back. Given that the span of that length ran over 40 feet. It was my opinion that the foundation was withing tolerance. I recommended that provisions be installed to prevent further settlement. I noted that there was negative grading outside the master bedroom where the foundation was deflecting and recommended the grading be corrected so that water flow away from the foundation. I saw no cracking at the interior or exterior to give indication that the home/structure was being affected by the foundation. I also had communicated to ****** several times that day letting her know that I had arrived to the property, asking her if she was going to join me for an onsite report review, letting her know when I had completed the inspection, and let her know that she could reach out with any questions she could have over the report. I never received a response. 

      I received an email from ****** on January 3, 2022 at 4:02pmstating that an exterminator was at her house and told her she had foundation issues, she also mentioned having pictures that she could provide. i responded to her email that same day at 4:16pm asking and wanting to confirm that an exterminator had told her about the foundation issues. Also asking if she could share the pictures she mentioned having. I did not receive a response. On June 24, 2022 she submitted a request on our company website stating that her foundation was 6-8 inches low and needed major foundation work. 

      On June 24th after seeing the website submission and also having a missed call from ******, I called her back and we were able to speak on the phone. We set up a time for me to go plot the foundation again. I went to her house on June 27th around 12:15pm to plot the foundation. The master bedroom had settled more since the day of the inspection. None of the recommendations from the day of the inspection had been in place. No correction of grading to prevent further settlement of the slab. The plot showed that the house was a low less than 3 inches from front to back. The plot that she showed me from the foundation professional also showed around 3 inches, not the 6-8 inches she claimed. 

      I do not know the conversation she had with the agent, but ****** never reached out to me regarding the report prior to purchasing the home. The only conversations she had were with her agent.
