We used Mitchell Homes to build out home, we signed in October 2021 and the digging started day 149 March 2022 and we made it by one day to keep our rate lock. From there the house started to go up and then stopped with framing for months and we had lots of rain and were very concerned about how much water sit on the materials, then finally after many calls, emails and texts a roof went on and then it sit again and then each item seemed to have the same story. We are now one year later, we closed 9/30 due to we had to on interest rates. It is 10/28 and we do not live in the house yet, we are to start this weekend and we have a list that has 30 days for them to complete and we are now 1/2 way through that time and have not seen much done. My complaint is they choose the lowest paid subcontractors with the lowest craftmanship to build your home. I have cracks, I have messed up sheetrock, a garage door still unframed, fireplace still no mantel, back door still broken, and the list goes on. I write this because if I had seen more reviews giving the whole story I would have chosen a different builder. This builder had close to a 5 star review rating when we started our home. I am sure that they are having labor shortages, but they still put on their site you can have a home built in 6 months, that is not true. They say they have top craftmanship, some items yes (Hardwood floors, Counters and Siding and Outdoor screened in porch) but the Sheetrock, Block and painting skills are that of a person without a license to do so. The Admin team at ********************** is very good, ******* and ***** are top notch but they do not pick the subs. Our ******* does not know Albemarle County code. This is our home and what we were promised was top notch work, now I am told it is perception by the ******* and you can stand back, well this should have then been listed in the contract that you must stand far enough back from our work so you do not see all the s**** ****Review from Douglas L.

Do not waste your time and money with Mitchell Homes! I was looking for a builder to build my retirement home on the Shores of **. I watched Mitchell homes build a house in 2020. Pleased at the workmanship. I decided to seek their help in late 2021.I was living in ** at this time. I traveled to ************,**, to meet with Mitchell homes consultant, *****************. The meeting went well. My second trip, I lock in on a price and gave him a check for $150.00. It was shortly after that, **** would not answer my questions directly. But would say, " let's go over what Mitchell homes has to offer, first". For the next 6 months, I could not get updates on options or price of plans.I was so concerned, that I contacted Mitchell homes in ********, **. To ask for a different sales Rep, but never got a response back.The next week, **** called and wanted to go over the price of my porch only, not the house. When I did get a price on the house it came from the mortgage company they use. They told me exactly the opposite what **** told me. I wasn't pre-approved for a loan and the mortgage company was not using my lot as a down payment. This was heartbreaking, I spent over 50k on ****** recommendations. I watch the price go from 230k to 360k in less than 8 months. Most of the time was waiting on ****** pricing.My last meeting with ****, he stated we have a price increase. I told him I couldn't afford the increase. He continued, "don't worry, you can refinance after you make two payments at no cost to you, for a better rate.Mitchell homes consultant *****************, does not read or respond to my correspondence. Even his assistant (his wife) had disagreement with him about pricing. She left the office on 3 different occasions. Mitchell Homes is not the same company it was 2 years ago.I'm now being billed for administrative fees and threaten with more expenses by ****.But if I build with them, **** will pass on those expenses. Beware of Mitchell Homes if you stop wanting their services. So me and wife were looking at building our retirement home in V.A . We currently live in Texas so we purchased some property in Virginia. So we started looking at builders and talked with a few and decided we would use Mitchell homes. So we traveled to Virginia for our first meeting looked at a couple floor plans we picked one that we liked and then we went back to Texas. The salesman emailed me and said take a look at this floor plan so we did. We liked it so we came back to Virginia couple months latter to talk about it at this point we signed the contract payed the fee. We put our property up for trust deed until the house wase built. So we wanted certain things in the house being that you say you are a custom builder. That wasn't the case every time we asked for something that we wanted it would take us days to weeks to get a answer. So we tried to give them the benefit of the doubt thinking things would get better they didn't. So we contacted them and said that's ok you can cancel the contract and keep the fee. So then we get emails from another salesman talking about how can we make this right we want your business. We did not want the service. So our last contact with them was on the 21 and 26 of April. I get a email from them talking about we owe them $**** plus dollars because they spent money. And on top of that we signed the deed of trust back in Feb they go and file it in May after we told them we did not want their services. I am warning you please do not do business with them their are a lot of good builders out there Mitchell homes is not one of them, Keep in mind there is no ground broke or anything from them but you file the deed with the county. And say if not paid we will not release the deed of trust, Please be aware.Mitchell Homes, Inc. Response

Mr. *******, it appears that communication was not effective between you and our sales team. We are a semi-custom home builder and we have been building for 30 years. We offer over 11,000 standard options, but also allow total customization if desired. We have increased our staffing by 30% over the past two years to keep up with the increased demand, but we still wait for weeks sometimes to get custom prices from our vendors and trade partners. So, you are correct in that when a custom option is requested, it can sometimes take up to 10 days to compile accurate pricing. We do our best to be as efficient as possible. Regarding the deed of trust, it can take up to 4 weeks for the county record these after we send them the recording information. So, we would never record a deed of trust after someone cancels, we had already filed that paperwork well in advance and we also don't anticipate cancellations. We would be happy to work with you to negotiate the costs that we have already incurred, or we we would be happy to work with you to build your home. I will ask our VP Sales to reach out to you directly to discuss how we can remedy this to be most fair to everyone. Thank you for your understanding.
