      There have been multiple outreaches regarding documentation and procedures for the properties our family owns. *** currently manages 3 of the families homes. The representative, *****, has ignored multiple reach outs regarding the need for documents and procedures. We have expressed the willingness for paying any fee necessary. We simply can't get a response and would like to avoid any legal needed. This has gone on over at least two months. We would like to get the information do we can make an informed decision about our next steps regarding the properties and the management company.

      Good afternoon, 

      We have managed all three properties for approximately 30 years. We have always communicated to *** and Mrs. **** ****** when repairs are required for the properties. Our main contact has always been Mrs. ******* We have gone above and beyond spending extra time and efforts to get estimates for necessary repairs and dispatched appropriate vendors for immediate repairs that tenants have contacted our company when something needs addressed. We have never had issues with the property owners and find this complaint invalid and time consuming. Our company maintains and holds all resident agreements and the owners are provided monthly deposits as well as statements showing all breakdowns of the income and expense. We are required to follow all laws federally as well as state regulations. The property owners requested all three rental agreements and the emotional support animal letters that were included in the applicant screening for the property located at ********************************* The complaint seems to be coming from the son whom has no history of any these properties and the years of tasks that RPM Services has done for his parents. I have received countless texts and calls on my personal phone with several parties included whom I am not working with. There have been texts at almost 3am in the morning with rude unnecessary comments. Mrs. ****** and RPM have a great relationship and we understand if her son would like to change management companies, but we are small company who manage many other properties and do a lot each month for all of our owners including the Boltons. We don't have time to respond to them daily or have requests come in for the same items already sent months ago. Most of our owners do not require the rental agreements because they are completed with RPM Services and the forms are generated through software that follows all federal and WA state laws. ***** has worked for the company for many years and has not always been the direct contact as there were several employees working in the rental department for decades. The stress and extra work is taking time from our responsibilities as a management company. We do require a 60 termination notice in order to close all accounting notify tenants and make sure all items are handled as it is a lot of work. ***** has spoken to Mrs. ****** and has asked that she be the point of contact if management continues. The resident in ************ is feeling harassed and uncomfortable in her home because of the pets that she is legally able to have in the unit per federal law. We have to follow these laws or our business would be put in jeopardy. We understand that many owners prefer a no pet home, but if the animals are listed as support animals the documentation is provided we can not charge fees or refuse them if the screening company approves the applicants. The residents were referred by the property owners as they are the landscaping company who services their home. I would like to have the complaint removed as it is inaccurate and has no relevance to anything RPM Services or ***** has done. The tenants are now looking at legal options to break their lease because of the ongoing 5 month dishwasher repair and the pet concerns. They have allowed multiple people in the home time and time again and want to live in the home peacefully. We do not feel that this type of complaint should be allowed due to all requirements for management has been followed. There are no documents to send as we have provided what we have for the homeowners. If they would like to terminate services we would need that in writing with an end date and a signature from the property owners.

      My roommate and I were charged a $1000.00 security deposit, on top of original deposit. All because RPM failed to send a confirmation request that we both ask for several times. We emailed, called( witch by the way Never once got an answer). Were told our Rep. was on vacation? Your telling me no other employee at RPM could not make the reference happen? One phone call, one email could have saved us the $1000.00 additional deposit. just the most unprofessional thing I have ever had happen to me in 62 yrs. Oh and by the way still have not heard a word from anyone at RPM. SAD

      Im quite confused about Mr. ****** complaint. They were charged a refundable deposit at their new residence. I have spoken to the apartment manager as well as the co applicant. We do not screen for other properties and do not have any authority in making a decision of what a *************** will be at a location we do not manage. *** tried explaining this to the past residents but unfortunately there is nothing that RPM can do to help Mr. ****** refundable deposit for his new property.

      I am an owner several apartments and houses. This firm is my property manager. They have disappeared. They have not returned calls or emails from me for months. They do not answer the phone. They have my all my tenant records and have not provided them to me when asked. The have my money, but have not accounted for it. I am starting to fear the worst.

      RPM Services was our management company for our rental in Clark County. We officially moved out of our rental March 31st 2023. Per **************** Law rental companies have 21 days after the move out to provide a security deposit back via priority mail. It is now May 1st and have yet to recieve the deposit. We have additionally requested receipts for any deductions as we wanted to see why we would receive the amount we did. My husband reminded our account manager a week before via phone call and asked for receipts. ***** our account manager has refused to provide information and refused to speak with ** in person. She sent a message saying she would be in the office at 10 and offered to put a stop to the check so she could cut ** a new one. We attempted to go into this business to resolve the issue at 10am this morning. The front desk lady came out and tried to get ***** to come out and help and we could hear through the window her yelling saying she didn't have time. The front desk lady repeatedly said I can't do anything and shut the door mid conversation. We have been amicable and just wanted to discuss what was going on with our money we are owed.

      We have had a sewage issue onsite at a property managed by this company. No one will respond to my calls or emails. I have called the emergency line twice with no response. We have standing water and an obvious sewage smell. I finally reached someone who identified themselves as *********************, as I began to give me name, the line was disconnected. 5 more calls to the office have gone unanswered. This is unacceptable.
