      If i could leave ZERO stars I would. Some of the worst communication skills ever. we asked them to update our bathroom as it was all original from 40+ years. Simple remove shower walls, replace with prefit, paint and a new sink. it took almost TWO months for them to get who ever they hired to get it done. Then they used the wrong paint, flat paint. Avoid renting from the company in any way. Their lease is full of **** that doesn't even apply to the type of property that this it. On top of it all they just got a new neighboring unit ready for new renters and are charging more for a two bedroom than our current three bedroom. The unit isn't even up to code as the electrical isn't up to date and they are calling the small 1 car garage a 1.5. Its hardly even one car. Stay away from them and any property they manage.

      Run! Dont walk from this company. This is the worst experience Ive ever encountered. My boyfriend and I viewed one of their properties in March. We applied and shortly after signed a lease for this rental with the advertised move in date being 7/1/23. Not long before we were to move in we noticed on the tenant portal that our move in date stated 8/1/23. We were never notified of this date change from anyone at the company. We tried to contact them by way of the phone number left on their website and tenant portal which goes straight to voicemail. We also sent a message through the tenant portal. With absolutely no response besides well look into it. We NEVER got a response back. My boyfriend had to store all of his belongings and he moved into my current residence because my roommate wasnt moving out. So we figured out the month of July. Two weeks before our 8/1 move in date we get a phone call telling us that Pam no longer manages the home that we signed a lease for and they were going to help us find another rental that would fit our needs. They gave us a list of 3. We were willing to look at one on the list since the other two werent close to meeting our needs at all. The next day we get a call stating that the tenants of the location wed like to view are being difficult with viewings. At that moment we knew we were done with this company and asked for our deposit back since they could not fulfill our lease. We continued to get the run around from anyone we were in contact with. Every conversations was left with a well look into it. It was a joke at this point. Im just say Im also 7 months pregnant and I need to find a home to bring my baby home to. We eventually signed a lease with another company and moved 8/30. My boyfriend spoke with someone recently and he told him we filed a complaint with the state and were finally seeing some movement in getting our money back on 8/10/23. If I could have left negative stars I would have. Run, dont walk!

      I have applied to two PAM homes and both times scheduled an appointment to view the home only for it to be cancelled and I receive a message the home is taken off the market. It is amazing how PAM will accept applications, charge 35 dollars per, and then take the home off the market before an applicant can see it. I truly believe PAM is a scam. I can call any number listed at any time and only get an automated machine. We will never apply for a PAM rental again.

      These crooks are holding my security deposit hostage. I have been trying to get in contact with their office for almost a month now. They don't answer their calls, their emails, there isn't a physical office despite what they have listed. We went there to talk to them. No one was there. They only responded to me because I threatened to file a police report. And then they went back to ignoring me again so I am filing that police report. They need to be put out of business. DO NOT DO BUSINESS WITH THESE SHADY PEOPLE

      I am a landlord and used this company to manage my rental unit. They didn’t pay me for rent for almost 2 months because of a booking error. They said they would add it to the next payment although it should have been taken care of right away and it still wasn’t on the second payment. I had to call and leave messages multiple times before it was taken care of over a 2 month span. I asked for no cats in the unit and the company placed cats in my unit and said nothing could be done. Recently I have contacted them 4 times trying to get my tax forms so I can file taxes and no one will call back.

      We've been renting from PAM for almost 2 years and have had no issues so far. They have responded to all requests promptly and communicated well. They followed up with any service request we placed and made sure we were satisfied with all work.

      P.A.M purchased the building I originally rented from an independent landlord LLC. P.A.M is by far the worst rental company I've worked with in the Milwaukee area (worse than Katz). There is no way to talk with a live person and you have to leave a voicemail or message them in the online portal. They will call you back maybe 10% of the time. In my experience when you have a maintenance emergency you will be unable to reach them for over 24hrs. The only general maintenance they do on the property is to cut the grass. They did not clean the gutters in the 2+ years I have lived here which led to water damage and mold. I had to call the city for them to update the fire extinguishers in the building which were a year out of code. There is a bug and mold problem in the building due to water damage from botched repairs and multiple plumbing issues. You will almost always have to make multiple requests for repairs, and once they even asked me to call the contractor directly to "make sure he was still coming". P.A.M will blow you off unless you withhold rent, contact the city or a lawyer. They "forgot" to send a 60 day notice for my lease last year, then once I signed they claimed I didn't even though there is a digital record of my signature. They erroneously had my neighbors lease on my account for an entire year despite multiple attempts on my end to reach them. They seem to have lost my original lease which I have been asking for over a year. Disorganized, unprofessional, and beyond negligent. They fail on every end. They do NOT care about you as long as they can continue to collect rent. Document EVERY interaction you have and make sure it is timed and dated.

      If I could give a negative review I would.This company is a scam. I was approved for a rental then it was pulled away with no warning. I have been waiting for over a week for a refund with no explanation. DO NOT rent from them

      Disgusting, catfish of a landlord Jim. After a month of repeated attempts via phone, portal, email as well as payment collector and now they're threatening to take legal action. They have health violations trash everywhere, you don't get the quality you pay for. I'm very unpleasant right now due to the strenuous, lack of communication and disgusting properties. I have proof of multiple violations yet still no response a month later.

We do not see any portal comments from you since April. We have also checked ************, our maintenance portal, and the last work order was placed a month ago and marked as completed. If work was not completed or there are additional concerns, you should place a new work order or comment through one of your portals please. Also, all of our collections messaging is sent via an automated messaging system. Everyone with a balance receives a text and if you provide a pay date or update on your payment these messages should stop. Our team will reach out and work to resolve any pending issues as well as guide you through using your online portals. Thank you

      Very odd how my many attempts have some how disappeared. Also note YOUR EMPLOYEE REQUESTED TWICE THAT I BE CONTACTED! Not only do I have time stamped proof, I have dates of EVERYTHING noted. I'm utterly baffled at your cluelessness as well as poor resolution. I will NOT be providing any payment date, as again- I've requested many many times to be contacted even after the first person from PAM called me to collect rent. Your property in ********** acts as a drug house, with screams and old meals left on the floors weekly. Please continue ti blindside your tenants as well as the BBB. Check ****** reviews,I'm not the only one who is pending response for issues!!!!
