    They don't have a zero star option. This company continually adds late charges. I have my bills emailed to me and I immediately go to my bank account to schedule payment. In the past the bills were mailed late and there was no time to get the payment to them without a late fee, unless I wanted to pay $**** for cash, or $**** for credit card transaction. I have them emailed to me to avoid any mail delay.

    They do not allow for electronic transfer so my bank sends a check (there is a 5 day arrival time because it is a paper check) This company offers no other way to pay these bills. Unless, of course you want to add your checking account number. This is not happening, I do not trust this company and I will not give them access to withdrawal money from my account. As another complaint read "They won't stop taking the money out of his account!" This is not an option for me. I can pay $**** for a Credit Card transaction. Yet they won't let you put a credit card on your account so they can bill it every month. THEY offer only "pay for " additional options and auto withdrawal.

    With this being said here is an example I received my water bill on Dec 30th. I paid it on the 30th, according to my bank the estimated arrival was Jan 6th. The bill was due on Jan 18th. All good right? Not! It was stamped by REAL PAGE on the 24th, again making my payment late and charging me yet another $** late fee. This has happened 3 or 4 times, I don't think this company is LEGIT and I think their processes need to be investigated. I cannot be the only one that this is happening to. I have spoken to them on several occasions. I haven't received a plausible answer yet. I am beginning to believe they have NO other options for payment so they can hold the checks that come in and stamp them late to get the late fees. I have to call my HOA to get the late fee removed every time. It's a shady business. I will be at our next HOA meeting for sure. THIS COMPANY IS THE WORST!

    We apologize for the inconvenience this has caused you, and are doing our best to address this complaint.

    Here are the different payment options we have available:

    • IVR - Residents can make a payment through the phone automated system using their debit or credit card. There is a convenience fee of $**** in making an IVR payment.
    • Mailing Check - Residents can make a payment by sending a check to:

    This is free of charge. Allow the payment to be posted around 5-7 business days.
    • Resident website - Residents have the option to make an online payment by logging in to the resident portal. The web address is umresident.realpage.com. They can either use their credit/debit card or electronic check.

    Visa/Mastercard/Discover
    May have a convenience fee of $****
    Payment will be posted within 24 hours.
    • eCheck (ACH)
    No fee
    Payment will be posted within 24-48 hours.
    • Autopay - For hassle-free payments, residents can set their account up for autopay. Once they have added their checking account, they can now enroll in automatic payment. They need to make sure that the initial date will be 5 business days before their usual due date.
    • Money Order - Provide the following details:

    Amount Due:
    • Onsite Payment - Remit the payments to the property office and the property manager will post it to the resident's account. They may also be able to do this via their property portal.

    We will reach out to you and do our best to answer any questions. Unfortunately, convenience fees for the above payment methods cannot be waived at this time. It's our understanding that the payment processing options we've provided that are free of charge have been unacceptable because you do not feel comfortable entering your bank information.

    Part of the issue is that we can't allow for postal delays - payments are processed on the day they are received. Our records show you have been charged $** late fees 4 times in 2021.

    Postal delays?? Don't blame the post office! 20 days to get from my bank to you, just in time for a late charge is not the post office's fault. 4 times is suspicious. You do not accept electronic payments from a bank. It has to be mailed from a bank. I always do it on the same day I receive your bill to allow more than enough time for "postal delays". This gives the post office approx 20 days. I could walk it to you 20 days. You charge for credit card payments and cash payments. You have no option to put a credit card on file, nor do offer any electronic banking options. This is 2022! THE only option you have is to give an account number for auto withdrawal. Others have commented with BBB that your auto withdrawal never stops. Batting zero with a company that wants late fees. Not everyone has a checking account. I feel bad for these people as they are getting charged an additional *********** a month to pay their bills. The rest of us who use our banks to pay bills will surely get a late fee due to "postal delays". LOL what a joke. You are not customer service friendly, nor are you progressive. Your bill pay options are archaic. Not to mention questionable.
