To use the word incompetent is not enough but beyond that, what I cannot abide, is the inequality of the violation system.I have been mandated to replace my windows, which will cost nearly $12,000, because the frames are white, which is not allowed. However, 4 homes in my neighborhood have white window frames.I have received violation notices for things I havent done. It feels like harassment yet the maintenance they are responsible for is not done or is done in a shoddy manner.Lastly I will say that the office manager is intensely rude.Review from Pepa

We have been dealing for 5 years with our *** and their management company:Surprise farms phase 5 ***,1st Service Residential management Co. Starting in 2019 the management company at that time (AAM) was having trouble keeping the common areas of our gated portion of Surprise Farms phase 5 properly maintained. In August of that year they sent out a landscape maintenance crew who proceeded to trim all the vegetation on 2 overgrown areas down to about a foot or less. Almost all greenery was removed from the plants. Those plants then died. Around a year later, they sent out another crew to remove the dead plants. Another year passed with no sign of the *** or management company letting the homeowners know what their plan was to replace the plants in the common areas. I attended multiple board meetings to discuss the situation. I also sent emails to management company rep, used their resident portal to submit service requests to have the damaged areas replanted. The work requests were answered "this is not a work item", or "completed" when no actual work had been done. In emails and phone conversations with *** and management company representatives I was given various excuses as to why the issue had not been resolved...1)The job was out for bids from landscape company.2) it was the wrong time of year to plant new bushes 3) the board was taking a more water conservation stance.So approximately 4 years later with no solution in site. The common areas have been in steady decline since 1st service took over. There are other issues not discussed here. I have the emails that were exchanged with management company reps, and copies of the submitted service requests along with their responses.We have also had one on one conversations with board members to discuss the issues. We feel we have no other choice to get this resolved without having to involve legal ( costly) or filing a BBB complaint. If there is a BBB remedy we would definitely be open any suggestions.Review from SISSUNG S

This company is the worst company to handle anything, let alone HOA. We noticed our weeds coming in so we called for a weed company to take care of this since we are new to the community. The first notice was hostile with threats and ultimatums. Our weed service was booked for another 2 weeks after our first notice in which I called. Apparently, they don't care. They are also hypocrites in that areas of our community are that they are responsible for are full of weeds. 4 days before we are supposed to have our weeds under control, 3 days after the treatment, we received a second hostile notice threatening us with fines. They refuse to answer their phones. I am talking with a lawyer for their ************** Residential) threats and harassment policy. Hopefully, since they will not listen to tenants, they will listen to lawyers. A lawsuit will be the next step if they keep threatening us. Especially for threats after we had done our due diligence.Review from Steve J

High management fees for less than satisfactory service. Our community switched to them a little over 3 years ago and it has been nothing but problems and empty promises from this company and the multiple managers that have been assigned to our account. We started with one manager for a community of 841 units, half of which are single family homes that need no maintenance from our management company. The close to $200 single family home owners spend a month goes to ridiculous management fees, some landscaping and 4 pond size pools that have not been updated in over 30 years. The townhome owners pay double and have a nightmare of a time getting management to fix roof leaks and other issues that their high fee is supposed to cover. As a homeowner, I and others cannot get a response from management via email or through their joke of a phone service that is based out of *******. As a board member, I couldnt get an answer from management about any issues that homeowners would bring to me after endless attempts to contact management on their own. FSR has resorted to hiring an assistant manager, which costs us more money in management fees, without any improvement. As a board we decided to hire a full time project manager as well to get our ********************************************************************************************************** keep *********** and pools maintained. Management is now just targeting our homeowners, with well maintained properties, for landscaping violations and slapping fees on their accounts. FSR makes money off of these violation fees and off of each letter they send via mail. We spent almost $10,000 on violation letters as a community last year on top of our management fees. Thats ridiculous considering we only have 841 units in our community. I could write a book with the amount of issues that we have encountered with this mis -management company. DO NOT TRUST THIS COMPANY WITH MANAGING YOUR COMMUNITY.Review from Rick M

FSR came in after 35 years of "self management" of our *** of about ***** homes brought us to our knees financially. Board members had wedding businesses that they ran using the *** clubhouse which was against our CC&Rs and zoning. The board hired their friends and hired resident teenagers to do adult work. The wrong tax forms were filed with the **** Documents weren't released to the community. No one could trace expenditures. Dues weren't raised for seven years. We sunk further and further into financial ruin and the deferred maintenance has continued to the point the county stepped in in February 2024.Two board members were recalled in 2020 in overwhelming community vote. The two recalled board members plus another career board member sued over 30 members of our community two months later. The court dismissed the case against EVERY defendant but the Plaintiffs continue filing motions and appeals for a new trial 3.5 years later. Two of the Plaintiffs actively organize dissension in the community and attack FSR's General Managers, harass the staff, and make endless "demands" for documents that use up lots of our GM's time and the other residents end up paying for it. This small group of residents want to return to self management. No way! FSR was brought in under terrible conditions. Our reserves are about 11% funded but this small group want everything in tip-top shape and shoot down any attempt to raise dues or pass a special assessment. Without needed funds, FAR CAN'T keep the common areas in ************ because we don't have the money!FSR has been in an impossible situation. A resident filed a lawsuit to try to get the court to rule that residents have to pay enough to maintain our pools, landscaping, parks, playgrounds, and everything else. The majority of our residents want FSR to stay and DON'T want to return the self management.Review from Rico J

I would give 0 stars if I could. This company has no business managing anything, let alone an HOA. Our community has been run into the ground by their management and staff. Our pools went green, the beach pool has eColi in it, and ********* regularly fail tests by the health department. They have no idea how to communicate with members, they fine members when THEIR payment system doesnt work, they **** our HOA dry with their fees and they refuse to turn over financial documents when members ask, even though they are legally required. We are on our 5th manager in 3 years and the new manager yells at members who ask her questions, and even calls document requests harassment. She has tried to shut down members being able to ask questions in meetings, creating somewhat of a police state. It took two weeks to learn the results of a recent board election as she refused to release them. Staff cant answer the simplest questions by members. Do not ever hire this company! Unprofessional, unorganized and lacking any knowledge of the communities they represent. Also, they have a plethora of tech issues on their UI and in their processes including but not limited to, mobile view optimization glitches, VOIP caller ID missing or listed as private unknown caller and much more.Review from Brig G

This hoa company likes to f*** over their residents every month!! Any little fee they can add, they will add. They will not respond to your emails, when you call their customer service representatives cant do anything to resolve your issue and wont connect you to someone who will. All the streets look like s*** but yet they fine me $530 over one patch of weeds. They dont do s*** for you.
