Issues at hand: Leaks Ceiling repair Outdoor spigot Outright refusal to produce a copy of Rental agreements
For the record: We are more than willing to go back in and repair the ceiling that was damaged as we were trying to locate the leak. We had an appointment to do just that, but when we showed up, no one answered the door. Of course, that creates a lack of trust not knowing whether or not the next appointment would be ignored. Surprisingly, they hired an attorney and after that move, we were compelled to not communicate with them directly. Now they just need to send us something through their attorney regarding days/times of their availability. All we ask on our end is a copy of the two (2) recent Rental Agreements. Please, see below:

We don't have a damaged pipe to repair. The residents upstairs have stopped using the shower above yours.
No leak whatsoever coming from the unit upstairs. Well, what is the problem? Last week, we had an appointment with you to meet with us and the Plumber on Thursday between 2:00 and 4:00 pm. You were present in the unit at the time and promised to stick around until we get there. But you left long before we got there, and not even a phone call. ******************** will generate an invoice as a result, and you will be charged accordingly.
We will have a crew upstairs from your unit tomorrow to repair the wall/tub so they can start using it again.
Remember: We need to get your tenants background check ASAP!
That is extremely important.
Article X of the Declaration: A. Sale or rental of units:
"In the event any Unit Owner wishes to sell, rent, transfer - the Association shall have the option to purchase, rent or lease said Unit upon the same conditions as are offered by the Unit owner to a third person. Any attempt to sell, rent or lease said parcel without prior offer to the Association shall be deemed a breach of this Declaration and shall be wholly null and void and shall confer no title or interest whatsoever upon the intended purchaser, tenant or lessee. *** The sub-leasing or sub-renting of a Unit's owner's interest shall be subject to the same limitations as are applicable to the leasing or renting thereof. That Association shall have the right to require that a substantially uniform of lease or sub-lease be used or in the alternative. ********* of Directors must approve the lease or sub-lease form to be used by the Unit Owner. After approval, as herein set form, entire Units may be rented, provided the occupancy is only by the lessee, his family and guests. No individual rooms may be rented and no transient tenants may be accommodated".
********************************* kept the Association out of the loop and moved in a tenant with 4 felonies. We didn't even know anything until the tenant started causing problems within the community. Then, the tenant boldly came to our office to warn us about some residents he couldn't stand and proceeded to brag about his 4 felonies. We immediately asked him to leave. It was extremely hard to get this tenant evicted and when we finally did, he became a very threatening squatter. Some residents and Management have contacted the Police many times, but they wouldn't do much.

Hello ******,
We're still having issues with unit *****************, which belongs to *********************************. The tenant (Tj) was indeed evicted, but never actually left. He is really a menace to other residents, specifically to the elderly couple living above him on the second floor.
Loud music - drugs - dog not on a leash - blocking the elderly couple from accessing their unit - threatening behavior.
We want something from **************** in writing giving us permission to make entry with the Police and get the tenant (now a squatter) out, then board all doors and windows. We will charge him accordingly. We must take action quickly to prevent much bigger issues. **************** got this character in there without a background check, and it turns out he has four (4) felonies.
Please, help asap!

Of course, this problematic tenant was keeping us up at night, but we did not (really) want him to get hurt as we knew it was just a matter of time before a Low-Tolerance-Level Officer would show up and end this madness.
Then what? another Black Man got his life snuffed out. Right? I (myself) would've had a MORAL obligation to quickly honor that subpoena - then get on the stand and spill the truth on cross. After my factual and truthful testimony, I'm confident that a Jury would have found ******************** guilty on murder one, not necessarily those officers. THANK GOD ALMIGHTY, we didn't have to go through that. By that I mean, the young man got up one day, packed up his stuff and abruptly left the community.
********************************* to this day refuses to give us a copy of that lease. In fact, he moved in yet another tenant without letting us know. Here we go again!

The water faucet outside your condo is "yours" because it services only you. You need to fix it immediately. That is your responsibility as you have your own water meter.
Furthermore, we need a copy of your current tenant's lease and the background check. This is NOT going away. This is the second tenant you put in there without a background check, and the last one had 4 FELONIES.
