Happy Place Property Solutions LLC Response
05/29/2023
This tenant has been bullying and harassing me and is making false claims about me because I deducted $120 from her security deposit for cleaning and repairs. She continues to harass me because I will not give her the $120 I deducted. These were valid items but it seems she will not stop until she gets her way. It is a side of her I am surprised and disappointed to see. She stated that she changed locks and the key pad code without my permission as per the lease and did not provide me with the key for the new lock or the new security code for the entire year she lived at the rental property. She also made alterations to the property without permission. After she notified me that she was not renewing her lease, she then went out of town. She told me that her mom would be there dog sitting and would happily let me show the house. I called her mom to show the house and the mother informed me she was not there and a distant relative was staying there dog sitting at the house. When I called him he said he knew nothing about showing the house and refused to let me show it. It was the tenant's responsibility to make sure I had access to the house. I called the mother back who was very nasty and did not care that I could not show house so I told her that her daughter's security deposit would be at risk if we did not get this resolved. She then preceded to yell at me so I sent a text to the tenant. The tenant resolved the issue and I was able to show the house.
At move out she left a letter about how much she enjoyed living there. But when I held back $120 of her security deposit, she sent an extremely aggressive and long letter in response, listing all kinds of terrible things I supposedly did. She blamed me for her having to resolve the issue to show the house, when she was the one that caused the issue. She even made an awful statement in her letter "I also would have thought you would be focusing on your mom's death at that time and not trying to rent the house out". How unbelievable that she mentioned my mom's death and how I should handle it. that is none of her business and a cruel subject to bring up. I have had a lot of aggressive correspondence from her. My attorney informed me I did not even have to respond to her by law and that she should take me to court if she had a problem. She demanded over and over that I do things that I was advised by my attorney not to do, which I explained to the tenant. I had to stop interacting with her because of her continuous harassment. Now because I have not responded and given in to her demands, she decided to make false statements on the BBB to try to make me look bad.
