You sent no other message complaining about any aspect of the construction, and never posted any review of Cogdill, until the day you received a letter from Cogdill’s lawyer demanding the final payment of $14,649.99 that was due on September 6, 2023. You included negative comments about Mr. Cogdill’s wife, who as your realtor found the property on which your home was built and who you previously gave a 5 Star review.
Additionally, you need to consider the following events:
When you first visited Cogdill’s office, you had placed a deposit on a $300k property you wanted to buy to build your home. Emiliya immediately determined the property contained a high percentage of wetlands that effectively made the property unsuitable for home construction. Emiliya and Mike convinced you to pass on this property and avoid paying $300k for nothing.
Emiliya then located a 10 acre property for you to buy which was convenient to your work and suitable for building your home.
Cogdill then assisted you in subdividing your property into two five acre parcels, building the new home on the Westerly five acres. Now the remaining vacant Eastern parcel is worth what you paid for the ten acres Emiliya found for you.
The home Cogdill built for you is very custom. The home is 5915 SF under roof, has 26 rooms, and was drawn from scratch from sketches you provided. You directed every aspect of the design, there was no source document we started with other than your sketch. You had full involvement in selecting every item that went into the house, sat down with the cabinet supplier to design the cabinets which were built from scratch (not prefab box cabinets) and supplied your own flooring contractor to install the LVT. You met the electrician at the jobsite to go room by room to layout all the electrical before he started the rough in and Rose was present many times during the electrical rough in to make changes, which were performed per your direction.
The subcontractors and suppliers Cogdill used on the job are all the best the Tampa Bay area has to offer. Cogdill has a long time working relationship and track record working with the majority of these subs: Concrete Sub- 18 years, Window Supplier – 16 years, Electrician – 6 years, Roofer – 14 years, Block Mason - 16 years, Insulation and specialties – 15 years, Cabinet sub – 10 years. You got the “good ones” on your job.
Cogdill permitted a prefab storage barn you added later in the job, built the pad, and coordinated the metal building installer to complete the building.
After sitting on the market for months with your original realtor, Emiliya then took over and sold her home for $425K while the appraisal came in at $400K. Prior to the sale Cogdill also sent subs and workers to the home to make repairs, thoroughly clean and bring the home to salable condition, free of charge.
When the Certificate of Occupancy was issued by the Building Department, Cogdill allowed you to move into the new home prior to final payment, because Mike is such a nice guy.
When the final invoice was presented along with the allowance reconciliation and after contract changes accounted for, the final price was actually $57k less than the original contract.
You short paid the final invoice, stating you needed to get more money and Cogdill waited from 9-5-23 for you to obtain the funds. Now that Cogdill desires to be paid the final amount 11 months later and close out the job, you post this review.
Your mom informed Cogdill that the solar contractor you hired after the home was completed, apparently accepted your $100k deposit for solar equipment and abandoned your job. Cogdill informed you that the particular solar contractor appeared sketchy. Now you are paying again for the same system.
In conclusion, it appears when you take into consideration:
Cogdill advising you to not purchase the swamp you originally were intent on purchasing
Emiliya finding property for you that is buildable and now worth twice what you pad
Cogdill replacing realtor who couldn’t sell your mom’s existing house
The solar contactor you hired directly after the home was complete and who stole your money
Apparently Cogdill was the only one who performed and was looking out for your interest.
