      I have been a resident of the park at palatine apartments for the last 3 years. During that time I have had two events where main water pipes burst or leaked (July 2020 and January 2021) under my apartment causing water damage. They had to drill to get to the issue. The complex never offered the option of moving apartments. Instead I had to suffer through no water and days of construction. My only compensation was $75 off my rent once. Never mind the days off I missed due to them needing access to my home. Any other time repairs are needed it takes months, with only an excuse of "we don't have staff" "they forgot" or "it slipped by them". I have complained about pests, specifically roaches in this building for the last 2 years. Instead of treating the whole building, they only spray the apartments that complain! And you must continue to request service rather than them trying to clear the issues for good! The maintenance staff is incompetent. Things are left undone or shoddily repaired (towel rack fell from the wall. They patched the hole and placed the bar lower on the wall. No paint!). The crews they hire to repaint (due to water damage from the leaks) literally paint around things and get paint on my personal property (ie my washer dryer and deep freezer)! On-site property manager has changed every year and none of them care to do their job. They make promises and play nice but do not care about the inconvenience to the residents! All the while this company has increased its rental rates every year I've been a resident! Not once caring about the stresses or financial hardships brought on by the pandemic. I do not feel that they care. I have called and left messages with the management co... they are never returned. I have never been given a direct contact within this company who deals with our complex! There is no transparency. They simply want your money. This is an unacceptable way to live.

      I had applied for a 3 bedroom apartment with one of their properties (The Park at Collington apartments) which required an $85 application fee which was non refundable and a $200 administration fee which is supposed to be returned if you're denied. My application was denied which it shouldn't have been, but I accepted since June. I called back in July to see about my refund I was told they sent a request to corporate to be returned to me. I called again in August, and got the same response. Again I called in October and was told the same thing and that it'd take 45 days. I called again a couple weeks ago and was given the number. I called and the answering machine told me no one was in the office at this time, so I left a voicemail. Never got a call back till this day. I called the apartment again and was unable to reach anyone until about a few days ago, where I spoke with the assistant manager which called corporate while I was on the phone who requested she send my information to them and look into the matter. The assistant manager informed me that she would call me back and I've yet to hear from her. This has been ongoing since June. I just want my money refunded and a response because this has gone on long enough.

They were upset about not receiving their refund in a timely manner. Spoke on the phone and in person with Ms. ***********. This matter was resolved January 6th. The resident still wanted to apply to live here. Since it had been over six months since I had her redo her application, we waived the application fee for her. The resident had multiple infractions on her report that lead to a second denial. She was okay with that. She just asked for her admin fee refund she had paid. I asked if she would be willing to update her complaint and she said she would. After speaking with the Assistant manager of the property she informed me that she was working with corporate to resolve the issue. She spoke with me about reapplying which I did because she offered to discount my rent an waive fees, but I never knew she meant that in doing so she wasn't refunding me my administration fee. The application was denied and when I contacted the screening company with which they used he stated that the "infractions" which the assistant manager referred to in her response didn't correlate with a denial. At this point I accepted the denial. I was called in early January informing me I would be refunded the check. It is now February 3rd, and I have not yet received my refund. I didn't mind retracting the statement had they kept their word but again I'm left disappointed with no refund, and no contact since then to ensure I was properly refunded. Calling corporate is always to no avail because no one ever answers. This has been ongoing since June of last year. We're now in February. The actions that the property company have taken thus far has only been in benefit to them as opposed to the customers or potential tenants looking for a place. I was given the runaround for the better half of last year and even mo with no refund to show for it.       My name is ****** **** and I used to be a resident at The Park at Castleton owned by Blue Magma Residencial, LLC. Complaint 1: I submitted my Notice to Vacate 60 days before I moved out on 10/30/21, a day earlier than I gave for the notice. I came black to clean my apartment on 10/31/21 and gave the office my keys on 11/1/21. I spoke to Hailey in the office about returning my keys on 11/1/21 and she said it was okay because the office was closed on Sundays. They charged me $25 of rent on 11/1/21 even though I vacated the unit on 10/31/21. I have attached pics of my unit indicating I moved out on 10/31/21 and it was empty. Complaint 2: It is now 12/1/21 and I have not received my deposit back. I was supposed to receive at least $140 back out of the $250 because I told them to take my final utilities out of the deposit. So where is my deposit? Complaint 3: In Georgia after moving out, an apartment complex is supposed to conduct a walk through with you, note all damages and give you a copy of the damages and deductions for you to confirm or deny. They never did this. I was told over the phone by Hailey, that Hailey did a walk through and saw nothing wrong. So if nothing's wrong, where is my deposit?? Complaint 4: I checked my resident portal today on 12/1/21 and saw that The Park at Castleton charged me for carpet cleaning and bathtub resurfacing. Firstly, my carpet was not dirty as I cleaned it on 10/31/21. So I should not have been charged. Secondly, this apartment complex is old and has been lived in by a lot of people, so of course the bathtub was not as new and shiny as it should be. Unless they have proof of "resurfacing" my bathtub before I moved in on 11/22/20, then I don't know why they would try and charge for it now. Again I have attached pictures of the carpet showing it was clean. I want a refund on the $25 rent charge and for the carpet cleaning and bathtub resurfacing. I am ready to take this to court if need be.

      Business Response /* (1000, 6, 2021/12/09) */ We have spoken with Cierra **** and explained the move out policy and charges. I have also attached move out photos for ****. There is no complaint about tub resurfacing at move-in documented in Ms. ****** file nor in Resman. However, at move-out the tub had multiple cigarette burn marks and discoloration from soap scum. In addition, the carpet inside of the unit was practically brand new when the former resident moved in. Upon move out inspection several stains and burn holes in several areas throughout the unit were discovered. Ms. **** was charged according to Blue Magma's Policy in reference to the move out fees. Please advise if anything further is require

      I have been staying at The Park at St.Andrews in Mississippi for 7 months now and they had my lights cut off and basically forced me to move out illegally over the holidays. Making false reports to the police and harassing me as a tenant. The landlords and the maintenance team have been watching my home. I have contacted corporate and no one can fix the problem. So a lawsuit is being filed. They are now causing stress unto my family during the time of the year.

The allegations they have against me are false and assumptions. I actually have proof of everything I stated. From Tanisha telling tenant ****** **** she no longer had to pay a deposit to move for lying on me. The shooting happened next door because my neighbors were selling drugs causing traffic. And Leandria had a force move out notice sent to entergy 9/17/2021. And when questioned she said I never paid my bill but I showed proof to Tanisha , Leandria, and also someone at corporate. The eviction notice DID NOT have the correct name and I never received or got arrested for the police report they claim they did file. If everything they claim was true why did it take so long to respond . A whole month after I leave. I will keep fighting until you all do what's right. Right is right and Wrong is wrong.
