Closed on our home 3/8/24 and as with most new build homes there were some items to be rectified by the builder post close - all noted on the punch list. The most glaring and largest issue was the tile work that was done in the house. Tile was originally installed in two bathrooms with the incorrect grout color, instead of replacing the grout with the correct color, the correct color was placed on top of the existing grout. Additionally the tile work was sloppy throughout the house - tile spacing incorrect, tiles not level, holes in grout, crooked tiles, grout sponged with too wet of a sponge, rough cuts on tiles, etc.. As of today 6/25/24 none of the repairs have been fully completed, work has begun on the two bathrooms but has now stopped. We have been asking Dreamfinders (DF) for a schedule but have not been able to obtain one - only excuses. DF and **** contractor walked our house for the 3rd time to look at tile on 6/12/24 and advised we would have a schedule no later than the following week. No schedule has been provided. These are all upgrades we paid for in the price of our home and are having to fight for 3+ months to get the work corrected to the standard per the agreed punch list at the time of close. We continue to get empty promises and excuses as to why the work is not completed or half done. We are tired of fighting with DF and our children living in a construction zone, the work needs to be completed so we can move forward with our lives.Customer response

We continue to find problems with the construction of our house - for example water is leaking into the house through the floor - the house is 4 months old. I feel this complaint should be assigned to the ************ location as this is where the corporate office sits. Thank you for your assistance.Initial Complaint

Approximately June 30th of 2020 we closed on what we thought was out dream home. The builder of our home located in ********************* was Dream Finder Homes based out of ********************. Dream Finders gave a warranty on the home in which during the warranty period we have had an issue with a roof leak in the bedroom/office off of the garage. Prior to the completion of the home we had noticed that there was a hole in the plywood over that area that was brought to the attention of the construction manager assigned to the build; in which the Dream Finders representative assured us that the hole would be addressed by the roofers and would not pose a problem with water intrusion. Since the build of the house we have had at least four incidents were we have had significant leaks in that area of roofing. We have reached out to our warranty representative in which the issue has not been resolved. Dream Finders had sent workers out that have attempted to fix the problem with tar and replacing shingles but we continue to have an issue with leaks in the roof - an issue that has been ongoing for at least three years now. As of today Dream Finders has not reached out to us in the attempt to give us insight on how they plan to remedy this ongoing warranty issue. We have been more the patient and very accommodating when trying to work with the builder but at this point we are in desperate need of guidance in finding a solution with this matter.Business response

I closed on my new home with Dream Finders Homes in November 2023. The home had unfinished work but it was documented to be completed after the closing date. It's been 5 months and the repairs have not been completed in its entirety. There are 3 bathrooms that need repairs/cleaning, Dream Finders has performed about 3 inspection but no resolution yet.Business response

We did not purchase a Dream Finders home but the house built next to ours has been built by them. The problems all started on the day that our moving van arrived at our new home. The Dream Finders contractor (***) were poring the foundation for the house next door and as we arrived we had found that the *** trucks had driven across all of newly laid grass and had also damaged the irrigation system. When we went to speak with the contractor, he verbally assaulted my wife (I cannot repeat the words used) and then when I asked him to repeat what he had said, he ripped off his safety vest and came onto our property and wanted to take a swing at me. My wife actually stepped in between us. Not long after this we had supervisors from Dream Finders and *** show up all apologetic and said that this employee was to be let go because of what had transpired but 3 months later he shows up again to pour a foundation for another home in our community, so basically everything from Dream Finders and *** was a lie and swept under the carpet. Then over the next few months as the Dream Finders home was under construction we caught their employees plugged into and using our electricity. Having spoken to our Richmond American Homes supervisor, we come to find out that he too had caught them and told them to bring their own generator. All of this continued for some time. Then there were issues with the home. The driveway was draining the wrong way into the house and caused damage with damp and stucco falling off the wall. They had to redo the driveway which drained everything to our property and began to cause flooding in between our homes. They have attempted to fix this but it still happens. They turned off their irrigation to make it look better but not really fix it. We have talked to the sales office several times and the representative said she will pass on the information and someone will contact us but this has never happened. We where under contract too buy a new home had issues with sinking foundation and trusses that had sluffed , both issues where brought too our attention on the walk-thru and we wanted them signed off by an engineer to make sure they would never be an issue, When this was not accomplished we requested to nulify contract, when they basically told us once we signed the contract we would never see our earnest money. We hired a lawyer and he also requested the return of our earnest money, they once again responded tough shit. I also have pictures of floorboards that where replaced and crooked ceiling in master bedroom. They have re-sold the house and still won't return our money thx ****Initial Complaint

On August 25 2022 I was in my home and I lost Internet service. I go downstairs to come to find out that dream finders went onto my side of my property dug up all of my grass down one side of my house and cut my Internet wire in three places. I asked to speak to a manager no one from corporate calls me they send the builder to me to tell me here's what I'm going to do for you I am going to put new grass. I said I know you're going to put new grass because you went onto my side of my property and ripped up all of my grass so you will have to put all new grass. I said who is going to be responsible to have my Internet back up and running I work from home and I school from home as well I was told I don't know what to tell you. After numerous attempts of calling the corporate office and no one calling me back I had no choice but to stand in front of their model home and require them to contact upper management and corporate while I would wait there for their call. I was also spoken to nasty by one of their female employees at that office while I was asking for a manager to call me. I lost a day and a half of income and I asked who is going to be responsible for substituting my income loss? I was told by Chris in corporate who said he was a big manager that he would have to think about how he would approach that . I sent several messages as well as had numerous conversations and nothing has been done yet for my day and a half pay of loss. Here we are September 13, 2022 and I am still waiting on a reimbursement for a day and a half of pay for dream finders to substitute my income for them going onto my property all the way onto and almost hitting my air conditioner on my side of my property. Though I did not use them as a builder- I would never nor would I ever recommend them. If they treat me like this, I wonder how they treat there own clients. Horrible company. In addition, seeing all of the complaints - Confirms everything.Business response

Upon realizing that her internet service was damaged, our field team immediately requested that the office staff assist Ms. ******. I called Ms. ****** and apologized. We also overnight-shipped a Verizon hotspot to our sales model which was provided to Ms. ****** the very next day. Although Ms. ****** is not a Dream Finders' customer, we care about our neighbors and apologize again for the inconvenience.Initial Complaint

I purchased my new home from Dream finders in December of 2022. On our move in day, both the ac and hot water wasn't working. Over the past two years we have had several work orders submitted that constantly were delayed(by several weeks). Last December of 2021, prior to my warranty expiring, I paid for a home inspection and shared a detailed list of items that had to be resolved that were all covered by the warranty. Today it's been over 10 months and those tickets have still yet to be resolved. I have emailed their warranty dept numerous times and have requested to speak with someone from their executive team and still no responses. They have tried their very best to cut corners on multiple occasions. I have emails and text messages proving the amount of delays and the amount of times I have had to try and chase them down.Initial Complaint

Made 10% deposit for a Dream Finders Home on April 30th, 2022. Home to be built was sold with the expectation to be completed by the end of the year as long as there are no major issues. Per the industry things have improved a lot since last year and same delays have not been experienced. More than 3 months later now and Dreams Finders haven't even started building the home yet, wasting valuable time. Every time I call or visit I get pretty much the same apologies message, but they refuse to escalate my issue and get me in contact with someone that can provide a real update. Based on their estimated timeframe, I rented an apartment and put my belongings in storage because the wait was going to be about 7 months and any home lease would be a minimum of 12 months lease. Every month I'm wasting money due to their lack of keeping up with the agreed timeline. I would like to get my deposit refunded since looks like they don't plan to build my home any time soon.Initial Complaint

We place a large down payment on a home with a pre approval from the Dreamfinders preferred lender... we were upfront and honest about our living situation and told them we did not know our living expenses to include until we learned about mandates in NYC whether we would stay in NY or relocate immediately ... we didn't know how much rent would be or where we would be living ... we were given a pre approval... once I was sure of our living expenses I shared that with the lender who then stated she could not approve our loan ... dream finders kept our money and house with no refund or options ... attached is the complete timeline
