    I will never recommend this realty company because my final balance has changed three times and each time increasing by $500-600 and then expect the payment to be received immediately and multiple threats of sending to collections. I received this property in not excellent condition and then picked it apart after moving to the point Im being charged an additional $375 for cleaning after already paying $275 to a professional cleaning service. The company itself isnt horrible and the reception is actually really nice, the maintenance crew was often lacking when put through the maintenance system. Had to call the realty company to get anything done but they allowed the owner of the house repair things improperly himself which lead to black mold. No matter how many times we called he would just rig the job with caulking instead of paying a reputable licensed person. My A/C went out and was out for three months during the summer as to which they reimbursed us with a window unit. However, we were told to leave said unit upon move out since they paid for it and was charged an additional $265 for them to take it out of a window. Needless to say I will never rent from a landlord that thinks he can do everything better than the professionals, especially considering the horrible job he did with the flooring. We had to move in quickly and we did opt to not have said flooring replaced but it should not be on us to pay for the strips that came up due to improper installation. Once I receive my reimbursement Im paying them off and I WILL be recommending that they be put on the Fort ******* blacklist of companies to use. After living in the same house for almost 7 years I expected more decency than I received. Granted there was damage to the property that I knew I would have to pay, but the extent of pettiness that this company went through to drain me of every ***** above and beyond the repairs I was liable for is just outrageous.

My goal was to ensure we maintained open communication as you transitioned out of your tenancy. Thank you for taking the time to share your concerns. We understand that unmet expectations can be frustrating, and we appreciate the opportunity to address your feedback. Final Balance Adjustments: We sincerely apologize for any confusion regarding your final balance. Our goal is always to provide clear and accurate billing. In cases where expenses will exceed the security deposit, adjustments are necessary as estimates and invoices from vendors are received. This process was shared via email with you as we received those estimates/invoices. This can sometimes extend through the final disposition, which we ensure is completed within 30 days in compliance with Georgia Code 44-7-33. For instance, the damage to the fiberglass shower/tub wall in the master bathroom required replacement, which was not included in the initial estimate emails on 09/10/24 and 09/12/24. We were actively seeking vendor quotes at the time, and we kept you informed throughout the process. Those emails were not the final disposition but part of our efforts to maintain transparency as we gathered information. The final disposition letter, which you received on September 20, 2024, outlined the reasons for retention of the security deposit and included all relevant inspection reports. Condition of the Property: We are sorry that the condition of the home did not meet the agreed upon lease expectations for the move out inspection. While we strive to ensure all properties are in good condition upon move-in, there are times when issues arise post-inspection. We will review the handling of your particular situation to identify any areas for improvement. You made reference to the fact that you hired a professional cleaning service, but the home was not cleaned and in accordance with the Cleaning Specifications in the lease and 30-Day Notice agreements. The inspection photos the home was not cleaned and prepared for the move in out inspection. Therefore, a vendor is needed to clean the home. Maintenance and Repairs: We regret that your experience with the owner’s repairs did not meet your expectations. While we encourage owners to use licensed professionals, we understand your concerns. Here is a summary of the maintenance requests you submitted and the corresponding actions taken regarding the A/C that you made reference to: 03/28/2018: The A/C unit was repaired within 24 hours by cleaning the condenser coil and replacing the contactor. 11/13/2028: The outside unit fan was fixed the same day by resetting the outdoor safety switch. 07/05/2019: After-hours diagnostics revealed a high-pressure switch failure. Temporary cooling was restored until the replacement part arrived and was installed on 07/16/2019. 05/23/2020: The A/C was repaired the same evening, with additional repairs due to damage caused by pets chewing on the wiring. In June 2020, the homeowner replaced the entire HVAC system. Move-Out Charges: We understand your frustration regarding the tenant liability charges. We are always open to reviewing specific items to ensure fairness and accuracy. To address specific items you made reference to - Window Unit: No fees were charged for removing the homeowner’s window unit from the primary bedroom, as it was not stored as instructed. Flooring: No fees were charged for the flooring, as mentioned in your feedback. Patch Painting: As outlined in the lease, patch painting is not permitted. Had the patch painting not been done, the holes would have likely been considered normal wear and tear due to the length of your tenancy. We understand that the move-out process can be stressful, especially when expectations aren’t met. At Boggs Realty, we do our best to help residents prepare for a smooth transition, and we work hard to ensure everything is handled with transparency and respect. The damages and cleaning requirements were based on the lease agreement, and our role is to ensure those terms are upheld.
