Purchased our house (new build) from Leonard Franklin (Frank) Dyer (builder), Billy Eugene Walters, and Lee Dyer on 26OCT2022. Frank committed make repairs that are not completed to date which total >$25,000 based on quotes received and work performed by other contractors. We requested mediation on 20MAR2023 to fulfill our contractual obligation in an attempt to have all repairs completed, Frank refused on 27MAR2023. 9NOV2022, Master shower leaking into crawl space. Frank made two attempts to repair unsuccessfully, now costing us >$1,900 for repair. 15NOV2022 discovered large amount of water in crawl space, two unsuccessful attempts were made to address water. Frank committed to come again to address both issues, but never showed. Recently paid >$9,000 to address water. Listing stated “Builder can add a 4th bedroom at an additional cost”. Frank said he would build the additional room in the crawlspace and place a stairway at the end of the dining room adding >$70,000 in value. Frank never provided the promised quote. We were counting on the additional room, other builders say that it would be cost prohibitive. Type of countertop and flooring were also misrepresented. One month punch list of needed repairs provided to the builder as required, some of the issues remaining after one year: Drywall/paint repairs. Crooked vanity light fixture. Tripping kitchen breakers. Separated flooring. Cabinets (holes, missing paint, misadjusted doors) Fallen insulation in crawlspace (many pieces - wrong size support wires) In summary: The listing states “You don’t want to miss the tranquility that this home offers, I promise!!”. Our experience with this builder has been anything but tranquil, and we have been left holding the bag. We are writing this review, contacting lawyers, and contacting the KY Attorney General’s office to file a complaint in an attempt to resolve these issues and provide warning to others who may think of buying a house built by this builder.
