The first (of many) mistakes was the sending of my homeowner's insurance payment to the wrong address after settlement and then having to reissue it. Fortunately, this was prior to the insurance company cancelling my policy. Several times I reached out to Terrain when it became apparent the deed had not yet been recorded 3 months after settlement. The excuse always was "well it is COVID and there is nothing we can do." The house that we sold was recorded in about 60 days after settlement which was handled by a different title company. After many emails, phone calls and even consulting with a lawyer, it took over 8 months for Terrain Title to stop dragging their feet and get their act together and finally get the deed recorded in Baltimore City in January 2022. We settled in May 2021. But that was certainly not the only mess-ups we encountered. Terrain was holding money in escrow for property taxes. They failed to pay the taxes. Our mortgage company ended up paying the taxes and then sent me an escrow summary advising that I needed to replenish my escrow or the monthly mortgage payment would be increased dramatically ($600+/month). The mortgage company figured out the issues and reached out to ask Terrain Title to send me back what I was owed. This was more than 3 months AFTER the taxes were due and paid. Terrain sent a check which was not the full amount with no explanation. I had to ask for the rest myself. In the middle of al of the issues above, Terrain sent a letter and an original closing deed that was not related me, or either the recently sold house or the new property. It was for someone else and for some reason it came to my name at my address. Incredibly sloppy. I inquired as to what to do with the original document and Terrain Title advised they would send me an overnight label to send it back to them. Still waiting on that label for about 6 months now.
