      Canceled property contacts without 30 day notification- 36 hours - ? Maintenance charges

      *******,Our staff works very hard to often exceed the expectations of our clients. In some cases, no matter how hard we try, we are unable to do so. We feel that the separation, though short in notice, was ***********. In addition, we felt that we compensated for the inconvenience.We wish you the best.Thank you.

      1 You did not vet correctly the tenants of one of my houses in ******** *****. One of the couple had served jail time, for white collar crimes and they did not sell their former house - it was taken for the money owed due to the embezzlement charges . It took my husband ten minutes to find this on line after they were in and the issues of late payments , etc. started,2 Covid hit and we finally got them out the last day of June this year. The tenant sowed all of their security deposit , pet deposit, and three hundred dollars due to the damages DIRIGO listed. The tenants wrote a ten page plus rebuttal and your staff asked us what we wanted to do. We called one meeting and walked your staff over all the bills for damage etc. to get rid of them I split some of the bills. ** instead of owing us all their security money plus 300 they got back 500.. At that meeting we told them to send them the offer and then to send them the check immediately if they accepted.. There are email documenting this.At that same meeting I told the staff that I had issues with the maintenance changes- ******** for service and ********* profit margins, etc . I have had experience in. this area having having dealt with costs analysis, supplies, charges between departments, and a year of doing task time studies. I also earned all of my credit s for a Phd in nursing administration which necessitated taking MBA courses at the ****************************. In 2019 i changed professions and earned an MFA in studio art ** as a three dimensional artists I had learned allot about adhesion. painting and drying times, working with many materials.They told me to contact the head of maintenance **** . I wrote up a summary and sent it in the am and at around 2pm after receiving my concerns that morning on the bills I receive an email that they were severing all services on all three properties in a day and a half. They felt the changes were acceptable but would send me a check for the difference between what they had charged versus what I had analyzed.Since this was on the 28th of the month two of my tenants had already sent in their payments, etc.. My husband is an attorney of ************************************************************************************************************************** *****. It was unprecedented and unprofessional to do this . The staff person stated they had emailed all the tenants of this. In reality I believe it was done the next morning by the staff members immediate boss. As I looked over the contracts I received back from Dirigo after they terminated us I saw they were suppose to do a walk through with the tenant when they left.I had been told when we called the meeting when I asked that they had not .done a walk through with them. The tenant left and they reviewed the property I believe about three days later.. The new tenant whom I went over to met in September to thank him because he had found more issues/ gutters not attached to the house, etc,. After we were terminated he emailed to me you need to see the damage they have done. He sent me the move in check list sheet done on July 8th that noted substantial damage to the doors ( that are now being replaced,) and a large front window insert that is broken and will have to be replaced , a peeling bathroom ceiling ( which we were told about after it was missed in the move out inspection but we agreed its repair in July but it still wasnt done by September) j and the amount of trips needed to empty the house . Non of this extra damage was ever shown to us in September when we met . Not in the photos they took. Most important was the move in check list they gave the new tenant when they did a move in inspection together with him on July 8th was never shown to us when we met with the staff in September. when we had to tell then what to do, absorb some of the costs we knew about to get rid of tenants they had not properly vetted. The new tenant himself after receiving notice from DIRIGO on September 28, that they had terminated us without us asking ( because we did not know it existed) sent it to us.Summary I In ***** you must give ten days notice of breaking a contract with cause - they gave 36 hours - 30 days with cause - there was no cause. I have all emails saved in dealing with the company. There was one meeting called by us, and one summary of maintenance charges sent to them questioning bill by bill time and materials.. We were terminated within hours of **** recording my summary.. 3 My tenants were concerned that they had no leases , , checks had to be destroyed and rewritten.4 And DIRIGO did not as our contract states do a walk through with the tenants when they left. 5 DIRIGO also when the did the yearly contract signing did not do walk throughs on two of the three properties. I was told that they hadnt been to my third floor apartment in three years because they couldnt get in. I had changed the front door lock and since I am available at any time to let them in I found this unfounded . I went through my emails and found two emails on the access to the third floor.. One said please me know when you want to come- she also has to give the tenants notice and I had heard nothing about it from them, and I never heard back from her when she wanted to come, then the second request I said let me know when you want to come by and I will give you a set of keys. No response. There are three adult tenants in the 3rd floor apartment , iI am in the first floor apartment. It doesnt pass the straight face test that the employee couldnt have access. Three years later she tells me , O I havent been up their in three years, ** she collected three thousand dollars approximately for signatures on leases and no walk throughs annually . And no final walk through when the tenants whom one had the criminal background and had been constantly behind in their rent , and had other well known issues. It was the new tenant of the property after all of the negotiations where we agreed to pay some of the damage to get rid of them did we find out there was more damage never reported.Summary 1 broke 3 contracts in 37 hours when ***** Law gives you a minimum of 10 days 2 Contracts broken immediately after I questioned the bills. Stated they met professional standards but did not have the time to go over them but would and did refund the differences.3 No walk throughs on two of three properties when leases were renewed, one unit was not visited for three years. Reasons given not valid.*********************** RN, ** , *** , MFA

      Your company. did not vet the renters of one of our houses who had a criminal record and whose house was taken for payment. Although specifically in the contract you did not do a face to face walk through with these people when they left. They refused your assessment of damages and we had to come up with a solution. You agents also during the meeting to deal with this issue did not share with us the inspection sheet for the new tenant that showed more damage- actually two doors in the house are now being replaced.Your agent stated she had not done a walk through in another rental, the 3rd unit in my building in which which I live because she couldnt get in. I live in the building. I was accused of not responding to her request for access. I found two emails offering her to be available to open the front door at a set time and another where I told her to come by and give her a set of keys. No replies to either emails . The tenants could let her in and one would have to be there for a walk through .But the 36 hour cancellation of our contracts is not within ***** law which says with cause you must give ten days , and without ************************************************************************************************************** the property that was turned over.. The cancellation came almost immediately ( hours) after I emailed to the head of Maintenance- **** a breakdown of my opinion of each bill in which I assessed there was severe overcharging. I am aware if the need to make a profit but have administrative experience in charging, ******** , and time studies. **** stated he didnt have time to deal with my summary and said and did compensate me for the over charges . All our contracts with your company were cancelled within the day he received my summary breaking down maintenance bills were I. assessed there were overcharges My husband has been a prominent lawyer in Central Maine for forty years . I had fifty year career in nursing administration and clinical practice. My administration experienced was directly involved with systems, costs, ******** and time studies and documentation.. It was upsetting to our renters to get a notice on this , two whom had already sent there checks to you, upsetting because they did not know if they had leases. And as professional known through out Central and Southern ***** concerning to us that out tenants must have thought whats did the Bachrschs due for this to happen. *****. your staffs failure to properly vet the couple In the house has cost us at least three thousands of dollars. Just in appliances and doors ( again your agent was not there when this couple left although it was in the contract nor did she share with us the new owners check in sheet which showed even more damage which she had when we had to walk your agents how to get rid of this couple. Our expertise on that if we charged for out time would have been substantial.Not sharing the check in list ( which was actually sent us to by the new tenant who said you need to know the condition they left your house in- broken doors and large storm window which meant we now have to pay for items which were clearly their issues . And now are paying for items that your agent had documented but did not share with us.The 3rd Floor Bracket about a thousand dollars a year for three years has been paid to you *************** to come to your office an sign a lease, the same for house - no inspection and I. have emails to your agent offering to get her in or keys- no follow up.House 2,- where there was one inspection documented when one of the parties left, but no documentation of a walk through when the new leases were signed.
