Absolutely terrible! We rented from them for less than a year. After they purchased the unit we rented from flex realty, they raised the rent by $200 & didnt repair ANYTHING that needed it! When we decided to move, my husband was charged $4000 for damages & repairs that never existed & repairs that had work orders but were never done. My family currently rents from *********** always have problems. **** has went up 3x since Kit bought their unit! But they have leaks in the hallway, a broken toilet that leaks, amongst other issues that dont get fixed but the rent still goes up. And I live in the same complex where Kit rents units (we are not their tenants) .there is no on-sight management so there are many inconsiderate neighbors who do whatever they want and no action is taken by anyone who runs this place: smoking in the hallways (kit tenants), trash all over the property, dog droppings EVERYWHERE, children knocking on doors & running (broke my mirror by knocking it off the wall banging on my door), and many other disturbances. No one should ever pay more than $700/month to live here or rent from kit. They need to improve management of their properties/unit/tenants. And better manage their work orders before raising the rent.Kit Management Response

Which property did you live at where your husband was charged $4,000 upon move out? In your review you stated that you live in the same complex with Kit Tenants which can only mean that you live on *********, which i am sure you know is run by a condo assoication and has more than 6 people who own condos in that complex. Im curious to know how you "know" that the neighbors you are having issues with are "kit tenants" and not tenants from one of the many other owners. Also the smoking in the hallways is controlled by the ***** association NOT by unit owner, many tenants in that 100 + unit complex have dogs which again is up to each owner, while I canot speak to other owners the only dogs in OUR units are *** dogs and not once have we had any complaints about droppings not being tended ***** far as childern knocking on doors and running up and down hallways I can assure you that they are on camera and we are more than willing to ask condo management for those tapes to see if they are children of OUR tenants but again with over 100+ units and many owners it is hard to control whom other owners rent to. I am sorry that you dont seem to like where you are currently living but since you are not a Kit tenant this review seems very unfair

*** lived next to one of the properties they own for 5 years and it has always looked like absolute trash. Anyone they rent to does not take care of the lawn or outside upkeep of the home. Roof shingles missing, grass not mowed in front or back of yard, gutters not cleaned. Absolute trash of a companyReview from Melissa J

I moved into a property on *** **. in 2020 (COVID times) that was taken over by Kit 3 months ago. The previous management never fixed ANYTHING. Since Kit has taken over all of my maintenance issues have been taken care of in a timely manor (none of them were extreme) the staff is always cheerful and knowledgeable, they helped me figure out the tenant portal and how to input my information for issues. They honored my lease until it was up and did not raise the rent through the roof like I thought they would. The only thing keeping me from 5 stars is that when you call the office it is hard to get someone on the phone HOWEVER if you leave a message it is always returned by the end of the dayKit Management Response

Every time I Interact with the *** staff they have always been friendly, kind, courteous, respectful and most importantly attentive towards any questions, comments or concerns I have had. They simply things and break things down to make things easier to understandKit Management Response

Kit Management charged me a "cleaning fee" $100. I was told that it was for "retouching paint". That IS NOT CLEANING! That should be done anyways. Was told anything smaller than a quarter, for holes in the walls (tv mounts) were fine.Don't bother cleaning anything up, because they will steal your money! I requested that my carpets were cleaned ,when I first moved in. Never happened. Carpet smelled like "cat urine". Yet they charged me a cleaning fee for these same services. (I never had a cat) I have pictures from the day I moved out. It was cleaner than the day I moved in. Just want my $100 back. Liars!I requested the pictures, I have had NO RESPONSE. I paid over 2000 dollars to move into a place that has a doctored up whole in the floor that was covered with a cheap board and plastic. Underneath was a broken sewer line and I could hear liquid spilling out from somewhere. I was told there was nothing they can do. They don’t care about families health or safety, one of my kids could have fell through and we could get sick from the mold and toxic fumes coming from the whole. Lori is absolutely amazing. She was upfront with all costs. She communicated with haste. The utmost professionalism. I have had nothing, but, the best experience thus far with KIT Management. The home that was toured was in top condition, and I couldn't be more elated.Review from Michelle N

I understand most people only leave a review when they are upset for whatever reason. I am going to share my personal experience of Kit Management. I started as a tenant that lived in one of their apartment complexes, Alexia. I have nothing but love with this property and their management. The service was always prompt and professional. My family expanded and needed a house instead. So, they transferred me to a house before my lease was up in the apartment without any hassle. I am so pleased with Kit personally. I am sure some people may have different opinion, but I want to make sure that my experience is known. I highly recommend Kit to my friends and families.Review from Ly w

0/10 it is so unsafe where i live. and they never ever answer the office phone. ive left messages and called several times as i am trying to move out and have some questions. im starting to think their maintenance doesnt exist because i had to harrass them in order for anything to be fixed in my apartment and it didnt even get fixed for months after i already fixed the issue. these people are slumlords and just as bad as beal properties. do not rent here. horrible customer service and horrible living conditions.
