Thanks for reaching out. You are right about something things but it seems there may also be some confusion. I took a look at your file and you are correct, you were charged additional security deposit. But this was because your previous landlord had a new management company take over. The new management didn't have access to the old files so they were not able to give us a rental reference for you. We disclosed this to you during the application process and gave you the option of backing out or moving forward with additional deposit because you couldn't show the rental history we require. You chose to move forward. As far as using the deposit towards rent, you are also correct. Security deposit it to be used towards damages/cleaning at move out. It is not a last month's rent. I'm not sure what you are trying to say about a rental reference for your dad smoking at a place we don't manage. That has nothing to do with your tenancy at our property and we don't have a rental reference stating that you smoked at your previous place. The reason we know you smoked at our property was because the bathrooms smelled of smoke and the fans were brand new before you moved in and were caked with resin when you moved out. Smoking in a home does severe damage which was why you were charged quite a bit for paint.
At move out, you owed rent for about 6 weeks. Almost $2700 of your deposit was used to cover this rent and the associated late fees. The remaining charges were for smoke damage, paint damage, a broken screen door, cleaning and to remove the weeds from the yard. When you cause damage to property or don't pay rent, it will be charged to your security deposit. It is not the Owner's responsibility to absorb the cost of your damages and unpaid rent so that you can get your deposit back.
