My wife and I were shocked that we were charged for alleged damages to the carpet and stove top in our 2 bedroom apartment, shortly after moving out on 4/16/22. We are a couple in our 60's, who lived there for 6 months. We kept the place clean and tidy. We were charged $306 for a new glass stove top, due to an alleged scratch, and $163 as a prorated charge (1/5th) of a carpet replacement. When I questioned these charges, they sent me pictures, but I was unable to see any discernible scratch on the stove top or stain on the carpet (in fact I know there were no stains on the carpets; indeed, we only used the 2nd bedroom about 14-15 days the entire 6 months, when guests from out of town visited). Never was anything spilled or dropped on the carpet. My contention is that if a carpet has a 60 month life, the tenant should not be charged for normal wear and tear, and at most we should have been charged 1/10th, as we were only residents for 6 months, not a year. In addition, the maintenance manager, who did a walk through of the apartment the day before we moved out, expressed no concerns about what he observed, when looking at the kitchen, bathrooms, and bedrooms. This was the same person who said that we were "lucky" they had an extra microwave door in stock, when the handle to the door broke off during normal usage, claiming that otherwise we would have had to pay for it. While Seapath did take off half of the charge for the new stove top, I believe they may be taking advantage of tenants by charging them for damages that have been, at the very least exaggerated, and possibly even fabricated. We enjoyed our winter stay at Seapath, and found the office staff to be cordial and professional. I am writing this review/complaint to document what I believe was simply a "money grab," in the hopes that this is not a pattern with their other tenants, and if it is, that the BBB will be aware of such practices.

We are deeply sorry for your situation regarding the move out charges Mr. S. As always, we are still here to discuss our policies regarding prorations and why we charge what we charge to be fair to all residents per the Fair Housing Act. We present a product that was not damaged at move in, and must go by what we are presented with at move out. Unfortunately, the stovetop was not in a passable condition to deliver to the next customer, therefore we charged, and then discounted your charge. We are not our to charge residents intentionally at all, we are very sorry if you feel this way. Regarding the carpet, my service manager simply charged based off the life of the carpet and the fact that we had to replace the carpet. It still had life remaining on the carpet that we could have otherwise used, which is why you had the prorate charge you did. We appreciate your kind comments about enjoying your stay otherwise, and are grateful for your time here that you had. If you would like to talk to me any time at all I am always available.

    Sincerely,

    Adam F.
