I am writing to discuss an eviction notice recently filed against me by Invitation Homes. This action will severely impact my credit making it more difficult for me to secure housing with other management companies.I want to highlight that I have been a resident at my current address for five years, during which I have taken exceptional care of the property. I have never faced eviction prior to this situation. Unfortunately, when I attempted to pay my rent with a money order for $2,000an amount exceeding my monthly paymentthis was rejected by ****** ******. Following this, the eviction notice was filed, which I perceive as retaliation. The continued yearly rent increases and excessive fees have made it challenging to keep up with my payments. I believe that the practices employed by Invitation Homes are unfair and make it nearly impossible for long-term residents like myself to maintain our homes.I kindly request that the eviction notice be reviewed and removed, as I believe it to be unjust. The local management team received an email from Tequia on October 21st that explained their situation and that our staff rejected their payment. We advised that the payment was not rejected by our staff, but rejected because we do not accept partial payments, and they payment they sent was not for the full balance. Upon review, we found that we had yet to do the legal filings, which allowed ****** to bring their payment to the office to avoid the legal filings and further legal costs. We followed up with ****** via a phone call to explain in which they were satisfied and thankful for the call.

This company is ********. Getting an application done was like pulling teeth. They denied my application asking for a cosigner. I got one with great credit. They lied and sent me an email saying that I was denied although they never checked the credit of the cosigner. My leasing agent ****** ***** had was handling my account. She was so confused that I applied three times!!!! When I finally got approved. AFTER FILLING A COMPLAINT WITH THE BBB, they refused to give me to the first of the month, hence the reapplying. I moved in on the 25th of October and they prorated me ******* which was not correct. My leasing agent told me not to worry she would fix my account. She told me none of this was my fault and she would take care of it and just pay what they ask. I paid ******* for 5 days of rent! Not correct. Then I paid the first month's rent but had to drive an hour and a half because my account was messed up and would not allow me to pay online which made it a day late. After speaking with ****** ***** AGAIN, she told me that they would credit the overpayment of prorated rent of September, the ****** fee for the application and the late fee of ******. SHE IS NOW IGNORING MY CALLS. I came home with a threatening letter on my door to take possession of the house if I did not pay them *******!!!!! I have not been in the house for a month yet!!! I then called *****, who promised to get it changed. This was three days ago. I have left several messages with no one calling me back. I have called Invitation homes 20 times now. I just want it fixed.Business response

This is our supposed landlord. Our lease includes working appliances. We have been months without said appliances and the company refuses to fix anything in a timely manner, and also refuses to prorate our rent to compensate for the loss of A/C, dishwasher, stove, etc..Business response

After careful review and with genuine care, the local management team spoke to ****** regarding the issues and went to the home on 10/22/2024 to repair the dishwasher. Also, per the request of ******, Invitation Homes has applied a concession to Daphnes ledger for the time that they were without AC.

On October 3rd, we received a complaint regarding our resident preparing food at their home and selling it at a bar in ****************. The **************** Representative who took the call confirmed we had no open violations from the city for this home and no concerning *****. The **************** Representative requested the neighbor provide further documentation to support their claim.
On October 4th and October 18th, we obtained further requests to address this same complaint. We confirmed that there were no operating LLCs from this home, there are no open city code violations related to this matter, and we have not obtained supporting documentation by ******* for this claim. The Portfolio Director spoke to ******* about their concern and requested further documentation be emailed to her directly. The Portfolio Director followed up with ******* on October 22nd, and ******* stated they were gathering documentation. As of October 28th, the Portfolio Director has not received any supporting documentation for Jessicas claim and there are no open city violations or LLCs for this home.

I have reviewed the business response and will be monitoring the current situation. I will provide documents as it comes through. Unfortunately the state/city does not work very fast. Warnings are given first to the their tenants. I just want to make sure it is well documented that they have been put on notice of an industrial smoker being very close to neighbors homes and also getting smoke into the ventilation soffits of the neighbors home. It is also a fire hazard to surrounding homes. The smoker uses a wood burning component, Im pretty sure open fire is banned at this current time in arapahoe county.
Wood fires at this home location are creating a health disturbance for neighbors along with the potential to catch surrounding structures such as homes on fire.
They have been notified and this is now documented. We will continue to call code enforcement and the fire department also.Jess

I am filing a complaint against Invitation Homes. I reside at ************************************. I am being evicted for monies owed only for the month of October. Year to date I have paid almost or close to $10,000 in fees. I am asking Invitation Homes to stop the eviction so that I dont have to pay the extra $271, I will be making payment for month of October on October 23. The complaint is for the excessive fees which I think are unfair. Details are below which I also included in an email to Invitation Homes.According to the five day notice that you sent me on 10/8/24 only $1939 of it is rent which means youve accepted a partial amount toward the October rent. Further, to date this year I have paid $34,726 which is considerably more than the cost of rent to live here.The utilities for the year of total $3319. My monthly rental amount is $2,440. For a total of $24,440 in rent charges year to date. Again I have paid $34,726 this year, not including October rent which I owe for. How can this be? Thats a difference of almost $10,000 in fees this year alone. I am asking you to stop the eviction so I can save the $271 in fees as I will be paying the $2721.76 balance on Wednesday, October 23. I am CCing the Better Business Bureau, as well as the residential landlord tenant act advocate on this email in hopes that we can reach an amicable solution.Business response

The local management team connected with **** and explained that when they receive a 5-day Notice of Non-payment, the notice outlines the timeline to avoid further eviction proceedings. We also explained that their payment was the only thing stopping further filings and the additional fees that go with that. **** understood the process. Invitation Homes hopes that **** can get caught up on their balance so they may avoid additional fees in the future.

I have reviewed the business response and accept this resolution. They have offered to waive the latest eviction fee as a one time courtesy. I moved out address: *********************************** at the end of May 2024. I received paperwork clearing me from the said property and promising the return of my $500 security deposit. I even received an email saying the deposit was being sent out. Supposedly, it was initially returned due to an incomplete address. I have called and spoken to a manager on more than one occasion. My last call was in September 2024. I still have not received my deposit back.Business response

A few months ago, Invitation Homes called us to say our water bill was looking high and they sent over someone to check it out. Turns out the flapper on the toilet in the master bedroom was broken and causing the water to constantly run. The maintenance person said that the issue should have been fixed prior to move in. Month 1 - We contacted Invitation Homes and they assured us the water bill would be fixed since it was their fault. We called and emailed multiple times after that and not a thing was done. They then apologized and REMOVED the entire water bill for the month so we could just pay rent, which we did, while they worked out the revised lowered water bill. Month 2 - same thing happens now with 2 months of ridiculous water charges. They apologize again and remove the entire water bill again and allow us to pay rent. Still no resolution to the water bill issue, but they insist they will fix it. Month 3 - Its is now October 17, 2024. We now have 3 months of ridiculous water bills added back onto our account. We call AGAIN and they say they will resolve it and call back same day or next day. Silence. Crickets. We call back the next day furious about this, and ask for a manger. The phone *** goes to confer with his manager and comes back and says we cant do anything to fix the water bill. They told us to pay 3 months worth of nonsense water charges that was caused by an issue of them not properly getting the home ready for move in. I paid it reluctantly as they threatened to evict us!! They even put a notice on our door!! This is a complete scam of company. Run by crooks and thieves. We want our money back!! These criminals belong behind bars. Stay far away from renting from this company.Business response

On 10/8/24 I left a review about the following:I received the pre move out summary performed 9/30/24 by Mr. ***** *****. As I informed him, the house had pre-existing damages and had not been cleaned when I moved in back in October 2021. Will you be able to gain access to my initial move in report/pics that were uploaded into the ******************* portal?I do have an email that I sent to ******** ******** with some additional pictures that I forgot to add to the portal. I will forward that email over to you as well as supporting documentation.Responses to move out report:The interior bedroom door indicated, had pre-existing damage from the previous tenant's pet.The bathroom fixture came as pictured so it must have been from the previous tenant if it didn't originally come with the house.The cement board indicated on the post in the front of the house was actually done via a work order request as there were large cracks upon move in. I've had a plethora of issues with Streetlane hence the reason for my complaints with the BBB. I must be honest, I am highly concerned about this whole inspection process and the possible withholding of my deposit mainly due to the history of Streetlanes now turned Invitation Homes, the various negative reports and not to mention the recent lawsuit/settlement.Update-I recently received an email stating Invitation Homes had limited access to certain documentation which obviously includes pictures from my initial inspection. I received another email last night simply stating the amount of my deposit with no itemized deductions or pictures. With the deposit amount indicated, it's clear that I am being held responsible for the pre-existing damages all because Invitation Homes doesn't have access to my initial inspection.Business response

The move out statement was mailed out to the forwarding address provided by the *******. The Portfolio Director discussed with ******* that no damages were charged, only rent through 10/07/2024, and final utilities.

Ill start at the beginning, I moved in to my rental home August 1st 2023, and in September the ac unit broke, so we had to stay in a hotel a couple nights to get through the heat since the ac unit took 5 days to get fixed, the technician that came out said he put a bandaid on it, but that it really needs to be replaced, but they wont replace it because its a rental property. He told me it work break down again. Sure enough one less than one year later my ac unit stopped working in August. This time is took them ********************************************* a hotel only three nights during this time, because thats all we could afford to front since it took months to get reimbursed last time. They did NOTHING to mitigate the heat in my home. They didnt bring a cooling unit in or offer to put us up, since I have two kids and a dog.. we suffered in our 98 degree home for 10 days. Then when they did repair it, they are trying to pin the damage on my dog! Saying he peed on the unit and destroyed the coil. My dog squats to pee, he doesnt lift his leg, he is also a rescue, so hes scared of all noises so he goes nowhere near the unit!! Not to mention it was already broken when I moved in!!! They added this maintenance fee of $3000+ to my rent portal so when I went to pay my October rent I couldnt because they dont accept partial payments and they wanted my rent plus the maintenance fee. I emailed my account manager back and forth trying to get the issue resolved. I continued to reach out to her as I wanted to pay my rent. They still hadnt credited me for my hotel stays from August and now they are charging late fees on top of it. She told me to get a cashiers check and bring it to their office. Then I got a five day non payment notice, saying they were going to evict me. I bright the cashiers check to them just to receive a call that they wont post my rent until I get on a payment arrangement for the ** repair! They want to continue the eviction process!Business response

Invitation Homes reached out to *** regarding their rent when they submitted it to us because the payment was shorter than what was due. There was a maintenance chargeback for their ** causing the difference. *** stated they were not going to pay the maintenance charge back because they had difficulty with the ** when moving in and recently. That prompted the account managers to review the chargeback. After review, we determined the charge was not Amys responsibility and it was removed, and their rent was posted. The local management team has made several attempts to reach *** to discuss the resolution but have not been able to make contact via email or phone. We ask that *** returns our contact attempts should they have further questions or concerns.

I rented a home from invitation homes for 8 years!! I moved out the home February 20th 2024!! They sent a guy out to inspect the home in which the guy stated the home was in good condition for the amount of time that I had lived there!! I moved to ******************** and they send me a ***** bill and kept my ***** deposit!! They charge me for things that were never mentioned in the contract and also things that I didnt even put there example satellite dishes and house being pressed washed etc!! They are crooks and send this to a creditor to be be put on my credit!! This is unfair and there getting over on renters!! I misplaced the bill that they send me !!Business response

On October 16th, the local management team spoke with ****** regarding their move out charge concerns. ****** and the ** representative went through each individual charge and costs, and ****** agreed they owed the damage charges and for the rent. However, as a gesture of good customer service, we agreed to provide a credit which reduced Tamaras balance owed.
