If you want to be SCAMMED, MISLEAD, LIED TO, ROBBED and OVERCHARGED for everything under the sun without any prior notice, then by all means give your hard-earned money to these crooks!! YES, THEY COMMITTED EVERYTHING I MENTIONED IN BOLD LETTERS! BOTH LEGALLY AND ILLEGALLY! This is the shadiest leasing company I have ever dealt with, they set the standard for CORPORATE GREED. Their recent lawsuit and the revoked BBB accreditation speaks volumes!! I've had almost 2 years of record-keeping every single wrongful action taken by Invitation Homes, I have been waiting for this day since 01/2023 so I will try to keep my experience brief, Sadly I can't include everything here!! From the very beginning, we've had issues with this corporation and its rude+dismissive leasing agents. ********* *. refused to speak to us directly throughout the entire application process (which was a huge run-around with any doc we sent), was rude to our realtor and never answered our calls or emails, explained literally nothing and we've had to fight for any clear explanation of charges and leasing terms with her and other reps. **** falsely advertised a washer/dryer unit during the home tour and then ripped it out before our move-in, they falsely stated No HOA in their listing, there was indeed an HOA. There is a fee for literally ANYTHING and EVERYTHING, they will force you to pay 20 junk fees for things you do not want or need like a forced smart lock and a monthly filter fee that is only replaced every 3 months and sometimes they literally forget to send you one, plus mystery fees. Maintenance is a joke, they just paint the problems away and ignore your requests.**** claim to only charge you an additional "prorated" rent if you move in on or after the 20th, our move-in date was the 19th and they still decided to charge us this rent. **** stole our entire deposit after we moved out, they have yet to send us an itemized statement 30+ days later, no communication. We are going on our second year of our contract with this company. We provided documentation from day 1 proving we had our own renters insurance, Invitation Homes has been charging us separately monthly and have not responded to emails in regards to this issue.Secondly, we have found black mold in our home and Invitation homes has had no urgency to get it fixed, it has been 4 days and no call to schedule this to be resolved. We provided pictures and when I call to check they call it "Water Discoloration" and they will be sending someone out to confirm before they do any work. Lastly, we have pets in our home and the only reason we rented this house was because the fenced in yard. It has been almost a month since the fence was destroyed due to the hurricane and they have not been out to fix it. They have denied quotes from companies to fix it within days but it has been a week and they say "we are still waiting for approval".Invitation Homes Response

Moved in August 2nd more issues than I can type since then. The most rent being a $75 charge put on our account for something that wasn't even done!! You can't not pay it when you pay rent. I've been calling for a week and no one will call me back. Avoid avoid avoid!!Invitation Homes Response

Just went thru the ringer trying to get a home with Invitation 2x. First experience took nearly 3 weeks to get ahold of an agent to have them not receive things, closed/canceled my application 2x because their system timed out while uploading docs. The 2nd time I submitted everything PDF and 2 letters of employment verification/wage statement bank statements paystubs etc and even my HR and ** said please reach out if there any questions and nothing was deemed acceptable they would not reach out to my work that Ive been at nearly 7.5yrs. They wasted my time, my money on movers and packers. 2 application fees in 110$ total. Wasted my HR/GMs time from the bar/club I work at as well. My current place Im paying 2500$ a month the place with Invitation homes is 1965. The company copys and pastes sorry for the inconvenience, weve passed along messages for communication with you and they do not resolve anything. I wish I could say the first attempt was a fluke and the agents were lacking the 2nd attempt was just as bad. Invitation homes has no desire to work with their customers as Ive seen on awful reviews or establishing report with potential tenants. Its crazy Im standing here with deposit and rent ready to be paid once a lease is provided and you say its not acceptable documentation when my bank statements, my ******* have sent 2 letters and verified cash earnings but you cant pick up a phone and call the company. *** requested my 110$ in application fees be returned for the 2 homes I applied for in Sept and Oct.Invitation Homes Response

1. I am never able to get hold of anyone who works for Invitation Homes called dozens of numbers from corporate down and I always have to leave a message with the answering service. 1a. Never ever get a call back after waiting 48 hours 2. There has been a total of nine 35-dollar administrative fees added to my rent for 2024 so far. 3. When lease is done, I will not be renting from these people again. Everything that needs to be fixed is cosmetic and they will not fix it until it is extreme and then they want to ask if we did our part to maintain the issue because if not the cost of fixing goes to the renter.Invitation Homes Response
