Called in reference to an x tenant that got evicted who I let rent my fridge. They are refusing to allow me to retrieve my property although its in their possession. I would have to take them to court. When saying I was recording the conversation ****** **** up in my face.Review from Jason L

Future renter and prospective property investment owners BEAWARE of Omnikey Reailty!!For the past 18months I have had to endure the highest-level of unprofessionalism, lack of compassion or concern for their tenants at its high level. To start with I ended up renting a property form omnikey the most recent event i have had to deal with is a going without hot water for 5 days after reporting water heater went out and stopped working. There were and are wholes in sheetrock and bathroom door prior to me moving in they have refused to repair 90% of damages also including Windows that do not insulate the house properly even after an adjuster had approved windows be replaced with the result of sky-high energy bill for both summer and winter. I am not allowed enough characters to fully give details of multiply occurrences . Bottom line the BBB A+ status they claim to hold is FALSE save yourself headaches and stress "DO NOT DO BUSINESS with OMNIKEY REAILTY" your invest property will deteriorate and renters will be treated as inhumanly as possible!!OmniKey Realty LLC Response

************,I reviewed our repair records and we responded to your repair requests promptly and professionally. The Texas Property Code presumes a repair is made within a reasonable amount of time if it is made within seven days. You reported the water heater issue on May 6th. The repair was completed on May 10th. This repair was made within seven days and is presumed reasonable. Furthermore, you agreed to accept the property's condition AS-IS in your lease agreement. The issues with the sheetrock were not detrimental to your health and safety and were not required to be repaired by the landlord. Even though they were not required repairs, the landlord authorized us to make those repairs. The condition of the windows was also not detrimental to your health and safety. The landlord did not authorize us to replace the windows. Zero stars. Their hold music states that they are RATED A+ with BBB which is clearly not true. You need to know that they are telling people incorrectly. Horrible, negligent customer service. Repair requests go unresponsive. Currently no power in my master bath/closet since Saturday. Years of fighting with them to do their job. Infuriating business practices.OmniKey Realty LLC Response

The owner may not respond immediately, especially on the weekend. The vendor's schedule is another factor. DO NOT RENT FROM OMNIKEY!! First off I never signed a contract with OmniKey. My old landlord sold my duplex to OmniKey 2 months before my lease was up. I cleaned the duplex to an exceptional condition. When I surrounded the property. Ive contacted the company via email, phone, text. For several weeks. Going on months now. Regarding my deposit. Have yet to hear back from the company. They deleted me off their portal. And now have blocked my emails. I will be talking to my attorney to file a civil lawsuit against them, and how to go about that. The absolute worst company. Be aware. And do not rent from them. They will s**** you. And not return your security deposit. Or even get back to you regarding an itemized receipt. Of what they kept your money for.OmniKey Realty LLC Response

Ms. ************ we do not own the property. We manage it for another owner. Second, our photos taken of the property shortly after you vacated it, prove it was not left in exceptional condition. I emailed these photos to you for your reference. Third, we mailed the deposit itemization statement to the duplex address because you did not provide us with your forwarding address until recently. Once we had your forwarding address, we mailed another deposit itemization statement to you. I emailed a new deposit itemization statement to you based on my review of the property damages. We do not allow former tenants to access the portal once the lease ends. It is not our policy to block emails and I suspect there was a different reason for your emails to fail to go through. Please feel free to share those emails with me to review to determine the cause of the failure. I emailed you my contact information.The facts of this matter are you moved into a new duplex without any previous tenants. When you vacated the property one year later, there was damage beyond normal wear and tear throughout the property and you left a significant amount of trash that was required to be hauled away from the property. The worst of the worst! We had 2 leaks, one before we even moved in (it was a new construction rental and we found a leak under the sink day of move in), and another through microwave vent all the way down to cabinets, the first month of move in, and they took forever to address the issue! Water damage needs to be addressed asap or else mold grows and makes you sick. I got severely sick living in that duplex, and told them I needed to be let out of the lease because I only felt sick when in the duplex. They refused to care, so we had to spend countless thousands to get emf and mold testing for the place to prove it wasnt suitable for living. Finally proved our case, but now Im extremely sick and have to spend so much money just to try to get my health back. Worst realty company Ive ever come across! Run the other way!Review from Brett J

I stayed in a home rented my this company from 10/07/22 to 10/20/23. I was diligent to keep the home clean, the yard kept up, and the rent payed on time. In that year, I was threatened several times with $100 charges for not being available due to being out of town, or not responding within 24hrs. But, if you sent a request through the portal, you be lucky to hear from them within 2 weeks. I left the home on 10/19/23 after spending days touching up nail/screw holes, cleaning baseboars, and touching up any scratches or blemishes on the walls. A month later, I get a bill via registered mail claiming that I owe $1575.50 for Breach, $1575.50 for a "vacancy fee" and a bill for repainting closets and doors. There was a matter of a cracked window which I knew about, but there was no major painting needed. Certainly no full closets, walls, or doors. I emailed ****** and asked for pictures and was promptly sent photos of damage. While looking at the photos I noticed that they were all dated 8/23/2022. When I responded and asked why she sent me photos taken before I moved in, she has gone radio silent and there has been no response. Seems all of the reviews are the same, they send you requests and threaten when you don't answer in a timely manner, but ignore you when you have something to say. They have since rented out the residence again and have still not sent photos of the damage im supposed to pay for. As for the vacancy fee and the Breach fee, I'll be contacting legal representation to fight that as well. I'll gladly pay the $437.00 for the replacement window, but expect the remainder of my deposit returned. I was removed from the portal, and my account through the resident center deleted shortly after I vacated. I STRONGLY URGE you to keep a record of EVERY correspondence you have with this company, as now I have no record of any conversations. Do yourself a favor. Avoid Omnikey.OmniKey Realty LLC Response

On August 11, 2023, ************** signed a lease renewal through July 31, ****. On September 20, 2023, ************** submitted a notice to vacate on October 20, 2023. The notice to vacate was signed by **************. The notice to vacate states in part, "We understand that we are responsible for paying rent through the end of the term of our lease and that we cannot request to use our deposit towards any rent or other charges we owe prior to vacating". ************** acknowledged he was aware that he would be responsible for the lease payments through the end of the lease term.Section 27 of ************** lease also states tenant will be liable for all unpaid rents which are payable during the remainder of the this lease or any renewal period will be accelerated without notice or demand. ************** is also liable for landlords cost of reletting the property including but not limited to leasing fees, advertising fees, utility charges, and other fees reasonably necessary to relet the property. These fees totaled more than the estimated breach fee of $1,575. Moreover, the correct vacancy fee should be $2,100, not $1,575, because the property was vacant for 40 days.I reviewed the photos we took on October 25, 2023 that verified the damages assessed to ************** account for property damages. I will provide these to **************, along with an amended deposit itemization statement that includes the charge for replacing the window and corrected vacancy fees.The lease agreement allows the landlord or its agents to access the property. It also allows a $100 trip charge to be assessed against the tenant if prior arrangements are made with the tenant to access the property, but the property is inaccessible due to tenants failure to make it accessible. However, I reviewed ************** account and he was never charged any trip fees.I will be happy to speak with ************** if he has any additional questions or concerns regarding his account. Omnikey was ****************** for a home I leased in **********, **. I moved out of the property, following their requirements. All communications were required to go through their phone app, so I posted a message via the app immediately as I vacated the property. They did not respond for over a week. Meanwhile, I received multiple phone calls from realtors trying to access the property since the keys were now on the counter as per their instructions. The lease specified they were to have my security deposit back to me within 30 days. On the 28th day after sending the message that I had vacated the property, I received a letter stating I owed them $20 on top of losing my security deposit. The itemized list had many things that were clearly documented in the move in condition document as problems/needing repairs. I called them over 6 times and emailed them 4 times before receiving a response. Once I received a response, they removed $650 of the repairs from the list and promised to send a check in the mail to my new address. I waited over 30 days for this check and did not receive it. I have reached out and am told they are looking into it.This is just the issue I had while trying to vacate the property on good terms. The house was a disaster when we moved in a couple of years prior (debris everywhere, lawn with grass over 6" tall, many parts of the house in various forms of disrepair). Every time we submitted a repair request via the app, it would take weeks to get anything done, and it was always done with the most minimal effort possible. When the house had water bubbling up through the floors and through the door jams during some bad storms, their repair was to put rubber seal tape around the front door. It didn't even seal it as they could not close the door after placing it around the whole doorframe, so they cut off half of it.Easily the worst renting experience I have ever had. I highly recommend looking elsewhere for renting or leasing in the DFW area.OmniKey Realty LLC Response

This company kept my entire security deposit and added on top of that , that I owed them! You have got to be kidding me. I am 54 years old, and rented since I was 18 years old, and NEVER had my security deposit kept for " make ready " cleaning, in which the landlord has to do anyway before next tenant moving in. These are " money hungry " people keeping all tenants deposits for their own positive gain. Come on people. If it were damages, I could understand, but paint, *****! You have to paint for the next person anyway, in which they did not! It wasn't even done before I moved into it!!!! Where is the money going seriously????? I would HIGHLY NOT SUGGEST this company to anyone renting. And over $1500.00 in paint. Ridiculous!!!!!!OmniKey Realty LLC Response

After reviewing **************************** account, we determined a few amendments were necessary. We reduced the mowing fee from $65 to $30 because only the backyard needed mowing. We also applied a credit for 3 days' rent to account for the days you were locked out of the property. The remaining charges on the deposit itemization statement are valid based on our review of the attached photos.Review from Raymond K

Me my wife and 3 young kids have been without ac for about 3 days now the temperature in the house is reaching between ***** degrees. I also cant open windows due to one of my kids being allergic to mosquitoes and will swell up I have tried reaching Omnikey as well as their emergency line. And they usually dont awnser or try to respond and when the do they say that they are trying to get a vendor to do it. This is the worst company I have ever rented from please do not rent from Omnikey they do not care about your needs or your safety.
