On Feb 9, 2024 I signed a contract with The Cash Offer Pro's to buy my home. In Section 5 of the contract, it states "INSPECTION PERIOD The Buyer shall have 15 business days from the Access Date (herein after defined) in which to inspect the Property (Inspection Period). The Inspection Period shall begin when Buyer or Buyers agent first physically accesses the Property (Access Date). Seller shall provide Buyer or Buyers agent with access to the Property within 7 days from the Effective Date, failure to provide access timely shall be considered a Seller Default. Buyer will provide Seller written confirmation of the Access Date. Buyer, in Buyers sole and absolute discretion, may cancel this Contract during the Inspection Period by providing notice to Seller. Notice shall be in writing and may be made by electronic mail or regular mail or any other reasonable method of delivery.On Feb 14th their 'inspector' came out, then came out again on Feb 15th. On March 27, ********** outside the timeframe on the contract (March 6 was the end date for the inspection period), and 2 weeks before title transfer, the manager of the guy I did the deal with called me to tell me that that guy was fired and he offered me and others too much money for my home and that it was going to cost more than they expected to fix the house, so they wanted to hand me off to another company and sign that company's contract then wait another month for closing (like I actually could trust anything they stated). It isn't my fault they misjudged or over-quoted. They are horrible. Between my friend and I, we have close to 1 million followers on our ************ accounts and will let everyone know exactly how this company operates. If they had canceled within their own given timeframe, I wouldn't be upset, but they didn't, so it is a breach of contract. If this fails I have already spoken to an attorney who has told me I can file to have a judge compel them to buy.
